Rooms are dingy with curtains off tracks, beds and pillows are terrible and there wasn't any extra pillows or blankets left in closet - I was freezing!

- ACs dont work properly and the room can get too cold.

The duvet was so thin and given it was 10degrees and cold outside, and there was no working heating in the room, it was a cold night sleep at times.

Pillows paper thin, no tea and coffees facilities in room they want €7 a day for that, ceiling is covered in damp patches, air con doesn’t work!

Rooms are absolutely freezing so bring extra layers I was shivering in bed!!

but the light is always on: very annoying at night, as is the noise of the air-conditioning.

The air conditioning was not working well.

We could not sleep very well, because the air conditioning was not working properly.

The aircon is controlled by reception which they will lower if they can be bothered to answer the phone.

Unfortunately there was no AC wasn't working because the outside temp wasn't chilly enough.

Reception did tell me they do not turn on the heater element until late October.

However the air conditioning in our room did not work at all.

However we soon noticed that the air conditioning in one room didn’t work at all so the other room had to compensate for both rooms.

With the heatwave outside the hotel didn't have the AC working for most of our tour members.

Once in our room we instantly were aware of the heat, I located the air con

Although there is s heating control within the room I understand the temperature can only be adjusted via reception.

The bad:
- Beds were uncomfortable and springy
- A/C wasn't working well and we were told it was switched off.

Our room was large and overall clean, mattress on bed was very hard, pillows thin and only two provided (1 each), air-conditioning barely functioned.

• No one is there to help you with luggage 
• No communication skills
• they don’t even try to help you if you have a problem
• They close the AC when ever they want 😂 the switch off the AC on your room with out telling you !

You could hear the flush, doors slamming, people coming back etc that would be very loud in the room.

The walls are thin and you can hear the neighbours, so it’s a luck of the draw if you get polite or noisy neighbours.

Took me nearly 2 weeks to hear from them regarding this matter.All they did was apologized and said my money cannot be refunded!!

Noise can be heard from the other rooms, and as it turned out they were doing work in some of them, it was very loud, which wouldn't be so much of an issue if they didn't advertise sound proof rooms.

I’d recommend trying to get a room at the back of the hotel as the street outside is very busy and noisy at all hours.

however are not soundproofed and you can hear all kinds of noise.

If you are sensitive to noise, the windows are quite thin

but had to keep it closed at night because of the noise and smoke outside.

The noise coming from the street is very loud with people shouting for hours on end.

Noise outside, noise from the neighbouring rooms and noise from upstairs.

Some noise was heard from the road and from other guests in the room above (a small child running about for a while?).

It is on a main road so is also quite noisy.

but a little bit too hot for me and it was too noisy with the window open.

but all the others we were woken up between 5.30 and 6am by trolleys being trundled through the car park, which I believe are 
the supermarket deliveries.

Room  cleaning staff speaks loud during work and no respect for "do not disturb" signs.

Staff are terribel woke us up two nights in a row calling our room for banging on another floor which we couldn't even hear.

If you are a smoker buy tobacco during the day, at night tobacco machines work only for those who have Italian tax number.

Minimal amenities so pls bring your own and they don't provide bottled water here so best to buy from the supermarket opposite (or you can drink the tap water). The small deduction I'm giving here is that the room has a musty and stale smell so hopefully the next time I'm back , the hotel has a new facelift :)

There was a thick residue of dust on the phone in bathroom.

In the new room the walls were stained and dirty all throughout the room, the bathroom ceiling was spotted with mold, and the air vents were filled with dirt.

Rooms are obviously old and it smell musty whenever we walked into our room.

Only complaint is we had cigarette smoke smell on-and-off in our room.

On top of that be prepared to either sweat or be very cold as the rooms don't have air condition or a heating system, so I was freezing!!

though check if there is low tide (canals tend to smell more) or high tide (possible flooding) before deciding.

Another downside to the hotel was there is a strange smell as you enter the lobby and walk towards the desk, it didnt seem prominent anywhere else in the hotel during our stay which was good to know.

butts )to make it breathable to us provided we used our mouth and not our nose as if we  did the smell would trigger our gag reflex due to the  repulsive smell.

The glass semi-shower screen was fixed in place resulting in difficult access and mould growing around bathroom edges.

Only small negative for us was at night the waft of cigarettes from a room nearby or underneath did seem to carry into our room at night,

This may not be as ideal for people who are sensitive to cigarette smoke smell or for light sleepers.

My only gripe is with the bread - rock hard and stale -

- In the hotel ground floor on the station side there is a cafe which was located under our room and whenever someone smoked the cigarette/cigars smoke got into the room.

the room was big, quite and clean the only negative point was in the morning some odd smell.

even though were checking-in early, although we did notice a bit of a musky/smoking smell inside the hotel and throughout the halls (not sure if smoking rooms are offered or not).

If they do I never saw them and since I am a smoker you would think I would while outside.

The room stank - of drains, and that's putting in politely.

but considering we (all) could smell the smoke up and down the hallway, we did not think it would make a difference.

Train ride was only 10 minutes and you do not have to deal with the smell of the canals in Venice.

even though all rooms in this hotel is supposed to be "NON-SMOKING".

It was not possible to open the windows because of the noise and also on this occasion there was the most terrible smell from work being done on the drains in the street.

The drain must have been partially blocked, and as I showered, all the water had leaked all over our bathroom floor & into the corridor as there isn't a deep enough rim drainage on the inside of the shower cubicle.

We had two rooms which were clean and comfortable, over looking the water which was amazing.

Our room was clean, updated and comfortable and the window opened up onto a courtyard just off the main path so it was fairly quiet at night.

Just came home after 4 night break at the principe fab hotel stayed in room 125 overlooking canal the room was spotless quite modern

( upgraded by the hotel, for reasons out of ours and their control)  the rooms where spotless.

The Hotel is well placed , finely furnished , rooms spotless , canal view rooms are wonderful , sounds of folks in the early morning hours 1am 2am may wake you if you leave your doors open BUT its the experience of Venice.

This Hotel in my opinion was very old fashioned, smell of waste each day in reception, the rooms was very small, not up to standard, no tea of coffee facilities, paint coming of walls, our views was of some one's roof space, carpet was worn, etc etc.

After reading some of the previous reviews we were worried that the room may be small

Stayed here for 2 nights on our honeymoon, it’s average - rooms are small with no view (80 euros extra per night if you want an upgrade with a view) buffet breakfast is also VERY average, very limited choice and basic.

The bathroom smelt damp and was so poorly thought out that there was no more than about 20cms between the basin and the shower.

Room assigned 507, it had two individual twin beds, room had physical damage and water damage visible, smelled like mildew and sewage smell.

The entire floor and room smelled really old and unpleasant.

The room becomes a sweat box & sleep nigh on impossible.

We could smell the liquid soap and see the mist settling onto our food n coffee.

but not convinced we received the upgrade as room & bathroom extremely small, with noisy air con and rather smelly in passage way, especially outside lift on our floor.

though and smells a bit musty in the communal areas.

However when I arrived to this hotel, my first impression was it was outdated and the stench was humid.

I swear every 20 feet someone is smoking and you can’t get away from it.

though we were in a non-smoking room, we were opposite a smoking room which smelt very strong in our doorway which was off putting and not nice for us each time we entered and exited our room.

Also no bad smells of flood water or damp anywhere in hotel the following days.

The entire hall had a smell of smoke and damp.

Only one issue with this hotel, there were no vents in the room or bathroom, so it constantly smelt.

The room has a horrible stench of cigarettes.

Unfortunately Room 203 stank of cigarette smoke despite the Hotel being a non smoking establishment.

There were two disgusting cushions on each of the two singles (pushed together) and we both commented how smelly and oily they were, that it was the hardest thing to even remove them from the bed.

The bathroom is dreadful, mouldy and small and smelly.
