There was a good selection, and the pancakes, French toast, and eggs were all quite good.

We enjoyed a quiet night and a good breakfast in the morning.

This is a clean, no frills place to stay with a restaurant that serves an excellent cooked breakfast- this comp breakfast is far above any other Best Western breakfast I’ve had.

Spent five nights at the Best Western Royal Sun and give them five stars, affordable, firm beds, friendly staff, good workout area, and Jacuzzi and excellent free hot breakfast every day at Bumsted’s restaurant on the premises.

Homeless guy screamed, yelled, cussed, different hours of night behind our room.

I had very lousy neighbors the first night and couldn't sleep.

Area is near a park with homeless people, they sometimes wander thru hotel property, be aware of your surroundings.

Loud trains over night, sirens, homeless, and aged appliances and amenities.

$299 a night was unacceptable for no maid service, no water provided in rooms upon checkin, Jet bathtub looked sketchy and room smelled like cigarettes

The downside was that I felt the hotel was not in the best area or neighborhood.

However, it is also located in a rather sketchy neighborhood,

Booked this motel not knowing anything about Tucson neighborhoods.

There are quite a few homeless people around the hotel and in the park across the street.

The neighborhood did not have anything to offer except a park with homeless people and a busy highway.

It is built like a tank with real walls so you don't hear your neighbors and the grounds were nicely groomed as was the building itself.

While there are a lot of restaurants and fast food places nearby, the neighborhood isn't inviting, we found three closed by 7pm and parking is difficult.

Too much noise breeding through paper thin neighbor walls and from the patio and on the top of that the freight TRAIN which runs all night long every 30 min!

In the mornings, you see a homeless encampment with about 20 to 30 people.

The neighborhood  was shady looking and there were lots of homeless.

Rooms are VERY noisy - on 1st floor, you hear every foot step above you (every single one).

but it served as a white noise machine to block out the other noises.

However, it wasn’t until we returned later from dinner that we realized the noise we heard from the vents was t just AC.

had bathroom light fall into toilet and a waterfall from the upstairs jacuzzi, asked around other hotels I service and this is common.at 11:00pm when we were asleep, loud bang in bathroom, running water, found bathroom light in toilet, wires hanging , with water from upstairs jacuzzi, I learned to book upstair hotel rooms to avoid this from happening to me agin

Carpeting was torn and was noisy throughout the night.

but each night we were there, we stayed three nights, there was a loud pool party going on.

Air conditioning units in particular are extremely noisy, making it difficult to leave them on overnight.

There is no effective sound insulation between floors.

There is no mention on any advertisement that there is train noise each time a train comes to a nearby crossing.

Floors must be very thin, the people above my room very noisy.

but other that a heavy rain we heard no other noise after 9pm.

As soon as I ran the jets, a TON of disgusting matter shot in to the tub.

There is no elevator and the noise level from people outside is apparent.

This place has a college campus kind of vibe and the restaurant is excellent.

There is a restaurant and bar on property.

The lady at the front desk was super nice, and the complementary breakfast at the restaurant next door was excellent.

Best thing about hotel was the restaurant for breakfast Bumsteads. Excellent!

Safe location, comfortable beds, well lit parking lot, attached restaurant, located close to downtown, ample parking, close to the freeway, easy check-in and check-out, seems to be a popular hotel based on number of guests

Room was clean, bed was  comfortable, quiet room.

Our Friday evening check-in went smoothly; the front desk was staffed by the manager’s daughter who welcomed me, provided water, explained the essentials, and directed me to my room.

The room was clean, parking was easy, and the management goes over and beyond to ensure that you are happy.

Room as well as ground, well maintained, and my room looked freshly remodeled.

Beds are comfortable and the rooms are always clean.

The room was exactly like an Embassy Suites room with two distinct rooms seperated by a bathroom/dressing room otpion.

The night clerk got me set up in a room fairly quickly, which I appreciated.

The rooms are clean, the grounds are well kept, they have a great jacuzzi and pool area, the rates are great, and it's just under a nice mile walk to downtown.

The pool is clean and the rooms are lovely.

The grounds are well kept and the staff was responsive and wonderul.

Mario was there in the morning and was so helpful to redeem our two $50.00 gift cards that the other Best Western (Gold Poppy) had not released and kept telling me they had.

The train was an issue as well that night and there was a group of people in the courtyard having a good ole time until 2am, office staff did nothing so not much sleep from that either.

Be aware this hotel is near train tracks, trains all hour of day and night! !

It was a generally quite location with a small bit of train noise,

Noisy (train whistles, day and night) and lacked daily room care.

The noise from the road and train whistles as well as the paper thin walls will keep you awake all night long.

Extremely loud train noises with horn blowing all night long & into the morning.

So I did not hear trains, as other reviewers mentioned.

The train seemed to start running during the evening hours.

The only issue that some people may have is that you can hear trains every so often,

Light sleepers might be disturbed by the sound of freight train whistles during the night and early morning hours,

Additionally, there's a train that you can hear from the room.

When the fan in the room was not running you could hear the trains and movement in other rooms.

Short drive to downtown and shops, only downside was the train noise, every train seemed to want to use their horn when passing through.

They do provide ear plugs, which I found odd until I heard the train whistle.

(staff changed rooms for us without hesitation), trains go by all night, walls are paper thin and we could hear every person coming and going.

We will definitely be using this hotel in the future my daughter goes to the University of Arizona and this is nearby, affordable, and has nice amenities.

Quite close both to Airport and University of Arizona.

We were dropping off our freshman at the University of Arizona.

Location:  The hotel is in relatively close proximity to downtown, the interstate, and the University of Arizona.

Good place to stay in Tucson if you are going to attend an event at the University of Arizona.

One thing is certain I will be back to Tucson (as I have family in Tucson and my daughter will be attending the University of Arizona) and I will be staying here in the future.

We found the hotel to be very good for access to the 4th Avenue merchants and restaurants, to University of Arizona Campus,  and to the Downtown Tucson.

Staying the night there is a 30 dollar charge to park valet for the night that should be included when booking rooms for the stay .

Lucky for us, our credit card company let me file a late dispute and issued a refund.

The price was extortionate $710 per night and extras added on everywhere, car parking around the hotel has been stopped and now charged $10 per day, taxes, resort taxes, everything is charged on top!

To the hotel’s credit they never used “understaffed” as an excuse.

This should have been done prior to charging guests full price.

If you are not ready to be open for guests then you shouldn't be charging full prices or at least advising guests that service levels will be low and restaurants are closed prior to booking.

The worst part about it is that they have the nerve to charge $600 a night for this!!!!

To remedy this situation, the hotel might start by requiring key card entry to the parking garage.

They obviously provide parking in their own building and yet they still charge guests to park there.

but the one morning we took out, we got a little bit of a hard time on whether we should be charged for a side order, something that had not happened when we sat at the restaurant.

but some  charges really are not necessary.

Needless to say, I will not be paying the $10 up charge

I felt cheated and I could have used my points and funds to stay elsewhere.

My only ask would be usb charge points in the room.

Unfortunately, people that do not want to pay the valet charge

On checking our bill with reception towards the end of our stay we noticed we had been charged twice for our breakfast on two separate days so I would suggest people scrutinise there bills before settling up.

However, when we came back we were seriously overcharged.

When I pointed out that other guests were stopping con-guests for quick snaps in the walkways and if he planned on penalizing them for that behavior, suddenly his story changed to he had been in communication with Greg in charge of the Con and he had 5 photographers who were cleared to be doing shoots and was i one of them.

Everyone was so friendly, especially Terry at the signature grill, where we had breakfast.

Staycay-ed at the JW for our anniversary and had a wonderful experience from friendly and fast check-in to a quiet and cool room with a beautiful view.

Room: The room was great with a large bedroom area with a big InternetTV, excellent bathroom with separate tub and shower and Aromatherapy Associates products, a balcony and lovely view and no issues with Wifi, soundproofing or power.

We had a wonderful stay over Mother's day weekend, the rooms were nice, friendly staff, great activities.

On a positive note, the staff were very friendly and helpful and we enjoyed the pool and lazy river.

From check in to check out, staff always were accommodating and friendly.

This time around (July 2021) I found the staff considerably more friendly and helpful.

The staff is beyond friendly & helpful, the property is immaculate & gorgeous, room was clean & comfortable, bathroom was big & beautiful, and a nice variety of dining options.

The positives- room was super clean, staff were all vwry friendly and professional. Lots of pool seating and clean towels, and you could order drinks and food poolside (those servers were working so hard- please tip them well!)

The poolside food was really good as was the breakfast buffet.

He was very attentive and ensured our poolside cabana experience was fun!

An example: We asked an employee at poolside, Ezekiel, where the lap pool was, and he took us to the lap pool while giving us a tour of the property.

The food at the Signature Grill was lovely; my poolside Ultimate margaurita was one of the best I have ever had.

We ordered poolside one day, and the others we got takeout flatbread pizzas and salads from the JW Marketplace, which we brought to the pool.

We continued to receive excellent service throughout the property; from poolside to the front desk and every restaurant we stepped into.

We loved the pool area and lazy river - also the poolside food service was very good.

Poolside service was excellent, dinner at Primo was fine (the desserts were the best) 37 dollars for 3 scallops wallowing in mushroom sauce was a bit excessive.

but poolside servers were prompt and friendly.

Poolside food 🍕 and drink 🍹 Service was great as well.

The restaurants served delicious options, the breakfast buffet was wonderful and the poolside service and options were excellent.

They have several resturaunts, quick food stand, and poolside bars and servers to attend to your requests.

Also keep the poolside restaurant open later, this is a great option for guests who want to eat at a casual restaurant.

However, the pizza by the poolside was excellent!

Not only had the pricing gone up over $150

but when they arrived at the sub par Marriott Property in Tucson, they were told they would have to pay a higher rate for the one room with a single bed.

Rather, I wound up turning the AC down to a lower temperature which is costly and wasteful

A little on the pricey side and there’s really nothing nearby unless you have a rental car.

Bathroom floor looked dirty/stained

For a JW class hotel, at what amounts to a $300 per night for the room (including a $30 resort fee),  I expected better

The resort is also very pricey for Tucson.

My only quibble was that the reservation was very expensive
