We arrived on a Monday and on the one night when we were tired and wanted to stay in, the restaurant was closed.

Excellent hotel restaurant, only a pity that it was closed for dinner on sundays and for all of monday.

but there are also spa facilities including: steam room, jacuzzi, and sauna available to all guests without charge.

(And, I might add that we were never charged for this food.)

We are travelling a lot around the worldu.But we have rarely experienced such friendly staff.

Apart of the stunning views of the beautiful area, the hotel is very relaxing, warm, extremely friendly, clean and spacious.

and moreover, the service is exquisite and friendly..and just when you think they cannot surprise you.

but doing so dressed for riding was not our preferred option.

Apparently they shut off the AC in September and regardless of how warm it is in October, the response is to open up the door to the balcony.

However the lovely English speaking receptionist recommended a nearby local restaurant up in the hills where we had a very nice meal amongst the locals.

The address is not so easy to find, even with GPS, so check it in advance.

As we had to check out very early, I requested a take-away breakfast which was much appreciated!!

Owner is friendly and she knows the city very well.

After a short chat with the owner, you can feel it for real, every detail she put on that place, all the efforts and time she spent on it, it has been done for an excellent and warm experience.

I think it is a very good B&B; nice the location, in the historical center of the Town,  nice the room Gentile, nice the breakfast, cappucciono and warm brioches, and so nice and cute the owner,  Ms. Paola, that makes You feel at home.

I had plenty of space, a queen sized bed, a desk, extra seating, a large window and a beautiful bathroom with the best shower I've ever seen in Italy.

I would encourage the owners to consider providing a fan to each of their rooms during Summer as the temperature difference with and without the fan was substantial.

As the airconditioning system is only operated from later in the summer, we faced some street noise at night due to leaving our window slightly open for better ventilation.

Cons : During summer (July), Air Conditioner will be running less time, which leads rooms get hot(only in 5th floor).

Due to medical reasons we were force to stay in the city for 40 days while we thought we would only stay for a week.

but this is the kind of friendly hotel where you are close to the city centre, parks, different bars, restaurants and so on.

I have been traveling to Fabriano, Italy since 2006, about 8 times, a couple of times I have spend there 2 months, very nice service, so friendly, a very clean place and comfortable place.

The owners were very good and welcoming at first and became even better when we found out that we had to stay for longer, they showed great flexibility and great understanding of the situation.

Me and my colleague arrived at midnight to the hotel tired, the receptionist was very kind and helpfull.

Have stayed here many times and even after a couple years it hasn't changed and the staff recognise you.

The front desk folks are very friendly and accommodating.

As always, I had forgotten toothbrush and paste and the receptionist went to fetch it immediately from storage - so just ask if in need!

A kind and welcoming staff spoke good English and helped make you feel at home.

Finally, a special thank  to Mr. Claudio and his wife that are the most polite hosts I have ever met, they made me feel like at home.

At check-in, I was immediately upgraded to a junior suite room - apparently this is a ritual if it’s your first visit and the rooms are available.

We were on the 2nd and top floor so had only sky lights.

Maura, Rinaldo’s wife, served us and was very attentive to our needs and friendly.

We couldn’t figure it out how to turn it on and slept a bit uncomfortably in our clothes for the first two nights.

Relatives who live in Sassoferrato made arrangements for us, so we were greeted warmly upon our arrival on a Saturday afternoon.

but while the furniture and surrounding are opulent, the ambiance is warm and welcoming.

The house is truly a gem and I cannot say enough how great the owners were.

but mainly for the amazing hospitality of the owners.

The owners, Marta and Rinaldo will welcome you and ensure your stay in their mansion is the best possible.

Still we could walk to the center of Sassoferrato.

We were the only English people, and we were made to feel extremely welcome by the friendly staff, as well as the other guests.

You will be hard pressed to find another place in Umbria or Tuscany that offers these amenities for this price.

The staff is kind and disarmingly accommodating.

All the staff were so helpful, and particularly with us as the numbers changed most days as people left and others arrived.

One disadvantage is that the wi-fi is almost only working in the reception and not available in most of the rooms.

It could stand to add some niceties to its rooms like hangers, a trash can, a shower with consistent hot water and a hairdryer not designed people under 4’11,

but not heated so very cold in September, but on a hot sunny day it was lovely.

To wrap it up: beautiful location, horrible service and disappointing food.
