Breakfast is the usual choices and surrounding views from the restaurant are lovely.

The service was warm, professional and friendly, the spa and all the treatments we had there were excellent quality and good value for money, the breakfast and meal we had in the restaurant was top-quality and the gardens and setting of the hotel is stunning.

Wonderful breakfast and for senza glutine/glutin free eaters the best I found in all of Italy.

Restaurant is very good, especially the fish, however the breakfast is a bit sparse, overall good value

so I moved right away to La Grotte and started the simphony!..wonderful landscapes, beautiful sunrises, lovely sunsets, delicious dinners and peaceful nights.

The included breakfast is varied with plentiful hot and cold options served in a most attractive dining area.

The continental breakfast the next morning was the most assorted breakfast we had over 5 hotels in Italy with hot and cold items; the staff checked in on us occasionally to ensure we had everything we needed and to offer coffee/tea.

We arrived on a Monday and on the one night when we were tired and wanted to stay in, the restaurant was closed.

Excellent hotel restaurant, only a pity that it was closed for dinner on sundays and for all of monday.

but there are also spa facilities including: steam room, jacuzzi, and sauna available to all guests without charge.

(And, I might add that we were never charged for this food.)

but doing so dressed for riding was not our preferred option.

Apparently they shut off the AC in September and regardless of how warm it is in October, the response is to open up the door to the balcony.

I only had breakfast in the hotel and it was typical Italian breakfast with nice selections of pastries.

The front desk clerk brought in our plentiful luggage.

The breakfast buffet was plentiful with ham, cheeses, and lots of sweets.

The breakfast is great, too, and  includes, among the others, some  delicious homemade cakes.

Rooms are new and perfect and well maintained, breakfast is very good and natural with fresh fruit and home made cakes,  parking in front of the building, moreover courtesy all around.

Everything works well: parking, breakfast, air conditioning, assistance with most any need.

but always fresh fruits and some stuff for "continental sandwich" if you fancy one.

At check-in, I was immediately upgraded to a junior suite room - apparently this is a ritual if it’s your first visit and the rooms are available.

We were on the 2nd and top floor so had only sky lights.

Great choice at breakfast, great free wifi in the room, well located for museums, bars, restaurants/cafe bars, and only a short walk to the picturesque centre.

I think an accommodation it is not only the quality of the room (which it is excellent), the services that it offers (which those are excellent), the location (which it is excellent), the quality of the food (and the breakfast was excellent),

I think it is a very good B&B; nice the location, in the historical center of the Town,  nice the room Gentile, nice the breakfast, cappucciono and warm brioches, and so nice and cute the owner,  Ms. Paola, that makes You feel at home.

Breakfast was lovely and included many options not found in other B & Bs or guest houses or hotels.

but this B&B in Fabriano had two excellent en-suite rooms, great breakfast and close to the Fabriano Paper and Watermark Museum.

A well catered for breakfast completed our one night stay.

The breakfast was more than fine as well.

The address is not so easy to find, even with GPS, so check it in advance.

As we had to check out very early, I requested a take-away breakfast which was much appreciated!!

I would encourage the owners to consider providing a fan to each of their rooms during Summer as the temperature difference with and without the fan was substantial.

The inclusive, Italian [cold] breakfast was adequate.

The house is gorgeous with ornate and spacious rooms while the breakfast in the morning was surprisingly filling!

She always prepares your breakfast for when you get up.

Breakfast is plentiful continental style.

We couldn’t figure it out how to turn it on and slept a bit uncomfortably in our clothes for the first two nights.

Still we could walk to the center of Sassoferrato.

We had a perfect sleep, and we enjoyed a rich breakfast.

We were welcomed by Loredana with a juice and after we'd unpacked, a delicious platter of home baked bread, cheeses and ham.

Loredana made fresh bread and cakes every morning, everything fresh and delicious, obviously prepared from the heart.

but our GPS did not have a lot of the local roads on it.

Just to mention, do use the map on the website as our Navi-system landed us in the wrong place via a very narrow and steep road.

Breakfast, which never varied other than for the saltiness of the ubiquitous scrambled eggs, was fine.

Both the breakfast buffet and dinner items were tasty and prepared well.

The food is great and plentiful, 4 course meals at night and a huge buffet style in the morning.

- the restaurant serves lovely food and not too expensive, much better and cheaper than another restaurant we found in Gubbio
- breakfast adequate - pastries, yoghurt, bread and meats
- the spa is 35 EUR each to go in,

Breakfast was usual cake, cornetto, yogurt, cereal.

Breakfast as likewise (albeit continental) fresh and ample in choice to cover most tastes.

It could stand to add some niceties to its rooms like hangers, a trash can, a shower with consistent hot water and a hairdryer not designed people under 4’11,

but not heated so very cold in September, but on a hot sunny day it was lovely.

To wrap it up: beautiful location, horrible service and disappointing food.

If the beautifully furnished and groomed rooms, were a little larger and better service, we would have given five stars.

but there is little service or amenitites.

but the smell of drains was rather overpowering.

As the airconditioning system is only operated from later in the summer, we faced some street noise at night due to leaving our window slightly open for better ventilation.

Cons : During summer (July), Air Conditioner will be running less time, which leads rooms get hot(only in 5th floor).

but adequate with a bit of choice to suit most European continental breakfast tastes.

Due to medical reasons we were force to stay in the city for 40 days while we thought we would only stay for a week.

They were kind enough to give us some extra time since we went to breakfast at 9:30 (it closed at 10:00).

We also bought the farm produce to make delicious lunches on the terrace outside our apartment, while gazing at the scenery!

You will be hard pressed to find another place in Umbria or Tuscany that offers these amenities for this price.

One disadvantage is that the wi-fi is almost only working in the reception and not available in most of the rooms.
