Breakfast was as it states on all the other positive reviews really lovely fresh and tasty, nothing was to much trouble, we thoroughly enjoyed our stay.

The lady that served the breakfast is so lovely.

Breakfast was yummy and my dietary requirements were met.

An example of this was around breakfast times.

The full English breakfasts were just so delicious with so much to choose from, they set us up for the day perfectly.

The breakfast this morning was high quality produce and a wide variety of options.

Breakfast was FANTASTIC, you got what you ordered, fast and very tasty.

Everything you could possibly want was catered for, along with a fabulous breakfast.

The breakfast was delicious and the complimentary chocolates were a generous warm touch.

This was one of our many stays at Hastings House and it was as exemplary as before, such great hosts and a lovely place to stay, always a pleasure and looking fort to that great breakfast in the morning, thanks Ian & Bev for making our weekend.

And the B&B itself was simply the best I have ever stayed in; the comfort, luxury, attention to small detail, cleanliness, friendliness, location and fantastic breakfast was simply gorgeous.

Breakfast was really lovely, plenty of choice, well presented and cooked perfectly.

The rooms themselves were spotlessly clean and  very stylish, the beds were really comfortable and the  spacious en suite shower rooms were just perfect.

The decor was exceptionally stylish and clean, and Bev and Ian go out of their way to protect the quiet atmosphere of the place. Outstanding!

My wife and I had a great time in Ian and Beverly's very stylish hotel in St Leonards.

Stayed for a couple of nights in a sea view room which was luxuriously furnished with everything required for a comfortable stay.

Everything is newly refurbished and feels clean and on trend.

Lovely decor, great location & lovely owners.

The  rooms are thoughtfully laid out, practical and chic.

Room was spacious and designed to a high standard.

From arrival (having been delayed due to the joys of travelling from Essex) Ian was on hand to help with parking and recommending great restaurants to eat in.

Rooms beautifully decorated and very clean (we had a sea view room which was very spacious/lovely) with additional touches including a drinks fridge with reasonably priced soft and alcoholic drinks and snacks, lovely toiletries also included,  as well as other additional little extras such as  makeup mirror, cotton wool pads etc. etc.

Ian and Beverly were incredible hosts and everything hit the spot - from the food and service, to the quality of the rooms.

coffee and tea were quality and  all food was presented very well.

Beverly gave us a list of restaurants which we used and was not disappointed.

Both very knowledgable of the area, great hosts and more than happy to point you in the direction of good food and wine.

Our room and the rest of the hotel  was very tastefully decorated, Ian and Beverly could not have been more helpful and friendly, including a welcoming drink as we went out for dinner.

Located just off the seafront so ideal for walking to all the restaurants and the town.

Absolute luxury in the heart of St Leonards, a stone's throw from the beach and walking distance to Hastings Pier, shopping and restaurants. This has got to be one of the most beautiful and luxurious B&Bs I've stayed in - with a ginormous bed, lovely bright white bed linen, a very lovely shower room (and snazzy toiletries which always gets my thumbs up!)

Really enjoyed our 2 nights at Hastings house with bev and Ian, they made us feel so welcome, Ian walked me to the car park, which is literally across the road, we had a glass of wine on arrival, recommended us a lovely fish and chip shop, and breakfast on both mornings was absolutely delicious with lots to choose from.

Ian recommended a fab restaurant which we ate at.

St Leonard’s has some good restaurants and we were grateful for the recommendation for a little-known tapas restaurant nearby.

Easy to walk to the beach and restaurants.

We'd definitely stay here again and also recommend Goat Ledge  beach cafe for a casual lunch on a sunny day and is very close by.

Ian also recommended and booked a restaurant for us.

We were made to feel very welcome on arrival with a complimentary drink 🍸 
Ian and Beverley are perfect hosts,offering advice on, restaurants places to visit etc.

The lovely bar, dining area and the very professional reception area are all very inviting, very clean and well laid out.

Breakfast was very good and Beverley and Ian were perfect hosts providing helpful information and assistance with local restaurants, taxis and things to do.

Just back from a 2 night stay, what a gem of a place, the room was exceptionally clean and very comfortable.

We did choose a room without a seaview so not expecting a great view

We were lucky enough to stay in two of the front facing rooms witch offered fantastic views of the large public green directly in front of the hotel as well as the sea front.

The room was just simply stunning - ticking every box of what you could ever want.

Arrived at 11.30am and our room was already for us.

There’s a minibar, lovely range of teas in the room, slippers, robes etc.

Ian and Bev couldn’t of been nicer and the room was spotless.

Room we stayed in was of a high standard, clean and well equipped.

Because of a cancellation they managed to get us a small room.

I think our request for a quiet room probably took precedence over our booking of a king size luxury room as the room was small with a 5ft rather than 6ft bed,

The only problem is that this was the smallest hotel room I have ever stayed in, and at £99 probably overpriced for such a small room.

We stayed here for one night in a basement room, the receptionist was friendly and welcoming, the room was small and didn't have a bath

Even though we only had a view of a side street and the room was so small it didn't spoil our holiday

Room was small, hot and the bathroom lighting was awful

While our room was small, other larger rooms are available, so make sure to consider options.

If you do book a Superior Sea View Room you should be away that there are stairs (lots of them), we had to walk up about 4 flights to get to our room,

but we were not travelling light as we are in the UK for a month so getting the luggage up 3 flights of stairs was a real struggle.

Bit of a struggle up a few flights of stairs and bedroom is compact rather than small

The breakfast was very tasty and maked with 
Love.Our room was on the Second floor and there were some narrow stairs.

There are lots of stairs which didn't worry me

but there 57 stairs to get there so not for the faint hearted.

The only disadvantage I can think of is that Hastings House, being a traditional, tall, narrow building has a lot of stairs, which would make access difficult for some.

but I am not sure I could have managed those stairs each day if we had stayed for a week.

Ps a little warning, as it is an older building ( perfectly restored) rooms 6 and 7 do have a few flights of stairs to deal with ( three in total) and the staff will assist with your luggage if needed.

There are lots of stairs to get to this room so may not be suitable for all.

Climbing up the unassuming narrow stairs you are in for a shock when you see the rooms.

The downsides for us were the very steep stairs, which are not suitable for mobility impaired and the constant noise from the road outside in warrior square.

We stayed on the top floor - a long climb up increasingly narrow stairs,

All the stairs wouldn't suit everyone so check before booking.

The rooms do not have phones or dressers for clothes and you have to be able to use the stairs as there are no elevators.

I could have gone down two flights of stairs to get a better signal,

We are around 80,one less, one more, and Room 5 is 42 stairs up ,

but bath was good,  nice towels, we had room 6 which was rather small, there is no lift and as a mature couple found the stairs a bit challenging.

but £4 for a small portion of chips is rather excessive Breakfast the next morning was good, the egg benedict was lovely but had to ask three times for extra tea when we had finished our first pot, I am unsure why we were forgotten when we asked as sat right next to kitchen area.

Breakfast was far too much DIY for my liking - queues to make your own coffee and toast - part of the pleasure in staying at a hotel is someone else doing this for you.

We had dinner and breakfast at the restaurant and both of them were absolutely delicious.

Evening meal of seafood and fish was to die for and breakfast the next day was just as good, cannot fault it.

Breakfast was very nice and the chirpy chap who served our table (who kept calling me Miss)!

but they were all delightful and the food was absolutely delicious whilst décor was, if anything, an improvement on the interiors before the terrible fire.

Breakfast was excellent with a lot of choice and a small continental breakfast was also included.

Had been at the new Langhams that week and would put our meal on a par in terms of flavour/ ingredients.

The delicious espresso martini was a brilliant way to top the evening off.

The food was delicious 

The staff were incredibly helpful, (apart from one manager in the restaurant ) they were all cheerful, informative and friendly.

Breakfast was brilliant, especially the poached pears and kippers.

Our waitress Annarita took such care of us and our meals were delicious.

The staff were mindful of the issues raised and having fed this back up the line, hey presto this mornings breakfast was just perfect.

Breakfast delicious and dinner also very good.

They had a good choice menu for breakfast and evening  meals, and everyone was very helpful and obliging.

The bathroom had both a roll top bath and a very large shower room as well which was a nice touch.

From a positive point of view the staff were excellent and friendly and breakfast was very good, freshly cooked to order.

I visited with friends just after re-opening and we shared an absolutely delicious dinner.

The cocktails were delicious and the staff behind the bar were so friendly.

He seem to have a good knowledge of local foods and ingredients.

Btw the food at the Grill was delicious and reasonably priced.

Enjoyable dinner and breakfast included in the package.

Spent a night, including an evening meal and breakfast at this gem of a place.

There was a very good breakfast menu, including Almond milk.

Breakfast was lovely, wonderful options of fruit (fresh and poached), juice, cereals, toast etc., as well as a treat of a cooked breakfast menu!

We stayed in an outside annexe room no 40 , really nice room and facilities, very quiet.The staff were fantastic very helpful accessible and tended our needs  really well

but what sets it apart are the incredibly helpful staff and delicious food.

Food was really great plus the breakfast was excellent.

We stayed on this occasion,so sampled more than lunch with visit to dinner and breakfast the next day too.

Breakfast was very tasty and an excellent selection of pastries, cooked dishes etc.

The room we had was extremely noisy until 1am when the staff had finished clearing up - it sounded like they were having their own party.

Walls are bare plaster and not all of them sealed so ended up covered in white dust, all over our backs!

The bed and pillows are extremely soft and were the result of an aching back, this with the birds noise and creaking floorboards made sleeping very difficult and anything

Residents can order drinks after closing time  and as we were finishing a final glass of wine at about 11 30 pm a disgruntled barman (not Mr Mojito) told us to keep the noise down as residents were sleeping.

though and so was a bit noisy in the mornings (especially Friday morning when the recycling rubbish is collected - wow that would wake the dead!

but has all of the amenities you could wish for - it’s atmospheric so expect some noise from creaking (above) - there was also some street noise but what you’d expect from a Friday night and didn’t go on for too long.

but we were slightly concerned about noise from an extractor fan, which the staff assured us would not run at night.

The only downside was because it is old we could hear the people upstairs walking across the room and bumps etc.

Definitely ensure the room you book has no one above as the sound does travel and maybe get room service for breakfast during busy times -

I did not sleep well at all as you can hear every single movement of the people in the upstairs room- so when they went to the toilet in the night I was Woken up- as the floors are so creaky - I also woke up when someone was leaving around 5 and then again from 7 when a number of people were up getting ready.

though a rattllng window did keep us awake some of the night(!)

Dinner in the the Grill in the second night was slightly marred by two things - over done Chateaubriand and noise.

Rooms on the street side are very noisy at night, especially as people leave the bar.

The second night we were awoken at about 5am by wheely bins being trundled across the courtyard and glass being thrown in obviously in preparation for collection.

There is a soft noise when you turn on the bathroom light and I  think it is supposed to be a fan of some sort,

Noise area due to a extractor fan ?? Etc.

We had a great cocktail bar man called Hamish and a fabulous Italian waiter in the dining room.

It’s a wonderful hotel with a great restaurant and bar.

No crisps or nuts at the bar, and no food available in the bar.

Bedroom was lovely, restaurant and bar area were great.

Just went for cocktails and bar staff were incredibly friendly and excellent company.

Once settled in have a drink in the bar before dinner and then explore the superb diverse food menu and comprehensive wine lists, the English Chapel Down fizz was my personal favourite.

Perfect for everything Rye has to offer, Cobbled streets, Ypres Castle, Restaurants and Bars.

Breakfast is superb and bar and restaurant areas are really cosy and welcoming.

The bar and the restaurant in the hotel were great with a really nice friendly atmosphere.

That said, absolutely everyone in the bar and the restaurant were super, super friendly.

Had the most amazing stay at The George - great room, very comfortable, lovely front of house staff and in the bar and restaurant too - had dinner on the Saturday night perfectly cooked Dover sole

The bar and restaurant decorated beautifully, clean and had a atmosphere.

Visited this hotel bar and bistro on numerous occasions over six weeks and what a pleasure it was celebrated my 76th birthday with friend who was also celebrating his 70th in the restaurant absolutely lovely meal and made to feel special the bottle of French wine we chose was gorgeous.

We have visited the bar before the meal - a lively and friendly place to be followed by the meal which has never disappointed us.

The garden of the back is very nice and we enjoy eating in the bar.

The location of the George is perfect for the church, the main strip of shops and most of the bars and restaurants.

The bar menu and a la Carte menu were varied and interesting as well as looking delicious on the beautifully laid tables.

All the staff from cleaners to reception to bar to restaurant were brilliant.

Restaurant and bar are great with dmgood service and excellent food.

Overall, the rooms are very nicely appointed and, considering the layout of the hotel, are all still close to the lounge and restaurant part of the establishment.

I love sitting in the lounge in one of the comfy chairs, with a glass of wine, looking out on the High Street

We enjoyed excellent breakfasts, the staff were welcoming and helpful and the lounge and bar areas relaxing to sit in.

The Hotel was lovely if not a little smaller in the lounge area and bar than I had imagined from the photos.

We enjoyed cocktails from the bar, coffee in the lounge, open fires-even at breakfast!

Beautifully refurbished since we were last there, the bar food was great value and large portions, and lots of games provided in the lounge area.

Breakfasts were superb and best nights sleep I have ever had in a hotel.

The staff are brilliant, always attentive and helpful,  Amanda is great and very generous with that extra bit of toast.

The welcome was so friendly, our room (the Elizabeth Fry) was beautiful and the breakfasts were superb.
