 - but there was an additional short flight of stairs (5-6 steps) to reach my room from the hallway.
 - The hotel footprint is quite small and accordingly everything inside the hotel is small from the door to the hotel to the lobby and halls and elevator and most importantly the rooms.
 - The doors to the hallways are made of ridiculously thick wood to keep the noise out.
 - We were in Room 48; took the elevator to the 5th floor, then walked down 2 short flights of stairs and hallway to our room -- similar to a room we had at Banff Spring Resort years ago!

 - but if you want any advice on where to eat or to buy something or where something is open, I do not want to be rude, but you're better off asking someone on the street or using Google.

 - Lift Most European hotels have small, slow lifts,
 - Typical small Italian elevator.
 - Several things to consider: the elevator is rather slow and small,
 - but again we never once heard anyone getting on or off the elevator our entire stay!!
 - Also the lift was incredibly slow every time we used it, so much so that I walked up and down several times and we were on the sixth floor.

 - Stayed here for 3 nights, loved it, the staff are very friendly, and helpful.
 - Front desk staff were friendly, efficient, and very helpful.
 - The downside: it’s a 10-15 minute walk to a metro if you want to go to further locations, and there are several stairs leading up to the entrance, with no staff available to help you bring your bags up.

 - It was pricey, the pasta was very poor and the fish I had was inedible due to numerous bones.

 - Clean and comfortable beds - A 15-20 minute walk to all mail attractions all downhill - I would recommend this hotel without a problem

 - I was plain and simple told that the front office doesn’t have it and I would need to walk down to the bar if I needed to have water.

 - My only gripe was the poor selection of English channels on the TV, I would advise to take your own entertainment like an iPad or laptop to watch your films, as you’ll have no luck with the tv if you’re from the UK.
 - The front desk team was kind enough to get us a reservation at a restaurant close by when we were unable to secure one with our poor Italian language skills.
 - The only problem is that the sound isolation between floors is very poor so there is pretty constant banging during the times that people are moving about.
 - The scrambled eggs and fried were cold and the hot range poor.
 - Wifi is included and works well-enough (be prepared for poor wifi at all locations that offer wifi; Rome is just a little behind the times when it comes to internet, in general).

 - However, the first day the bathtub drain was broken, which required multiple calls to the front desk and delayed sleep at night, and it still wasn’t fixed when we left.
 - In the end we requested to be put in another room because they were unable to fix it.
 - Our AC was not working and they immediately sent over the maintenance crew; when it was not able to be fixed they moved us to another room without hesitation or issue.
 - Our room had a small problem with the bath plug which was fixed very promptly.

 - Also the only thing that you should beware of is that walls are super thin, so you hear everything literally everything.
 - Be aware that this hotel is just outside of the city walls and so will cost approx 40 euros to Ciampino airport rather than the standard 30.

 - There's also a good size TV on the wall, a mobile phone at the side of the bed not sure what that was for we were not told at check in.

 - but is still secure as you can’t enter without a room key, and it’s just a 30 second walk to the main building for breakfast each morning, the staff even took our luggage over for us - if you get placed here it won’t affect your stay at all!

 - Our room was in the second building a few doors down from the main building, and I’ve seen a few reviews complaining about this
 - but no door to the bathroom.
 - however the doors are very loud and we could always here people coming back and talking outside the door at night, it was like they were in the room with you.
 - We had to pay extra to get a room with some privacy as the original room had a glass shower with no door and everyone could see it someone was taking a shower.
 - Only complaint was restaurant area is cold depending on where you are seated, main entrance for hotel has sliding doors so in morning when reception is busy doors are automatically open, too cold in winter !

 - This hotel is located close to the Spanish Steps and is a great location with many restaurants and sights close by.
 - We arrived late (10:00 pm) and had no trouble finding food.
 - The front desk clerks were extremely friendly and helpful with less common tourist ideas and great restaurant suggestions.
 - Everywhere you want to go is within walking distance with lovely restaurants and bars just outside the doors.
 - Added bonus on location are all of the wonderful cafe restaurants and shops up and down the side streets in the neighborhood.

 - Then in a classic case of bad customer service, the receptionist became agitated too, and told us "BUT IT'S NOT MY PERSONAL FAULT".
 - we were 3 couples and there is no lobby to be together, there is nobody in the building to help in case of emergency, the bathroom has no shampoo and other bathroom needs.
 - We didn't even know it was our room since it didn't have a room number on it and we had to drag our bags up one floor of stairs since the elevator didn't go up that high.
 - There is a tiny lift (fits 2) so it might be a struggle if you have a lot of bags (we only had 1 which wasn’t an issue)
 - This wasn’t the case unless there’s more than one annex!

 - Being on the first floor and with the window open due to no air conditioning, it was a very noisy first night and difficult to sleep (it was a Saturday).
 - Downside of the room is that it is loud when trying to sleep, I’m a deep sleeper, it kept my wife up a bit. We wish we would have had them pick us up from the airport with their transportation service(60 euros vs 85 for the black van we took.)
 - I found that streetside can be noisy late at night when trash is being set out or collected, especially since I really enjoy sleeping with the windows open.

 - As we read before around Rome Hotels that they have a firm bed this hotel is one of them.
 - Bed was a bit firm.
 - The linens need to be updated, as well as hard pillows and carpeting.

 - There is a tiny elevator which got stuck on the fourth floor on several occasions ( if the outside door to the elevator is not fully shut the elevator cannot operate) resulting in having to use the stairs to get to our room on the 4th floor.

 - Along a corridor 4 steps up, then 4 steps down to another corridor then to the lift to 4th floor roof garden.

 - despite the above niggles, the hotel gets 3.5* as it has great facilities, is close to a lovely plaza with great restaurants, and the bed was super comfortable.

 - Breakfast was a good selection of buffer style food, until you saw people picking things up with thier hands, and putting it back down again, even serve yourself machine tea and coffee, no thanks.

 - but they have shuttle services to the Spanish steps, Vatican and trastevere area - complimentary for suites and with nominal charge for rooms.
 - Its an affordable hotel with great WiFi, proximity to all the sites such as the coliseum, the Pantheon, the Teri where you make a wish and throw a coin, the Spanish steps, shopping malls amongst other.
 - Easily manageable in one day are Spanish Steps; take time to peruse the amazing high end stores dotted around here!
