Fabulous location, Spanish steps and high fashion shopping is only 10 minutes walk as is the Coloseum and Piazza Venezia.

10 minute walk to Piazza Venezia, Trevi Fountain and other central attractions.

It is located within walking distance from Trevi fountain, Spanish steps Colosseum, Piazza Venezia and the Pantheon among other historic sites.

The basic rooms are very small and don't offer much of a view beyond the building across the street.

My only criticism, and it's a tiny thing, is the washroom size in the rooms are small,

Initially they booked out to a double room which was quite small with no view

The only difference between the two rooms is that room 404 has a small narrow balcony.

The room was on the small side (we had a deluxe comfort, I think) which more than adequate.

While the rooms are somewhat small, the hotel decor and amenities were top quality.

Also worth a mention were Sebastian and Davide so helpful and accomodating .The rooms were great one small negative was that they were a tad small .

Hotel was clean, comfortable and had friendly staff wouldn’t hesitate to book again.

A lot of the staff were excellent, particularly in the restaurants.

Its superb hotel - from the moment we were greeted at Reception, to the last time we said our goodbyes.

We appreciated the superb customer service and friendliness of staff, and we absolutely loved the breakfast.

Staff cannot do enough to help you, spa is beautiful.

Paulo, the bellman took great care with our luggage upon arrival and departure, he has a lovely spirit.

The hotel is lovely, and the staff go above and beyond to ensure you have a great stay.

We didn’t have time to address it with the staff, and tried to just deal with the temperature issues.

The AC was effective at maintaining a temperature and nearly silent. Yay!

It’s a longer walk to ley attractions if you go without Metro — 20-30 minutes to most places which is difficult in 99f temps.

The issue is that the shower did not keep a consistent temperature nor pressure.

Then the temperature of the water was changing by itself.

Hard to sleep with the noise from the street and the green temperature control lights shining in our eyes.

but the bed was not as comfortable, and the a/c would not go below a set temperature, at night, the room was a little warm as the only a/c vent was not blowing towards the bed.

It was the only hotel we stayed in during a 10-day Italy vacation that had functioning temperature control in the room.

although located above a piazza I could hear no outside noise when the window was closed (black out shutters also give you a nice, dark room when your day sleeping when you arrive).

but a bit dark in the corner of the backyard and opening the window sometimes let in some kitchen odors from somewhere else.

The rooms are a little small and dark compared to the other hotels we stayed at in Rome.

The room we were in was TINY and the decor, whilst flaboyant and rich, left the room a little dark.

but dark room, which made a small room seem even smaller.

The sleep quality is excellent in the hotel - beds, double glazing to keep out the noise, dark curtains.

The room was snug and rather dark due to the dark red walls/carpet/curtains, even with the chandelier and sconces on,

Our room had very dark walls, and so the room always felt dark, even with the windows open.

The rubbish bins are located nicely in the front hallway (see photo) and the apartments are poky, dark and tired.

Note - our room facing the via del Biscione was very dark with the shutters closed.

Only one part was a bit disappointing for me – our room was small and very dark.

Vaulted ceiling, walls painted a lush, dark blue, an array of vintage mirrors on the wall, two crystal chandeliers which went well with the decor.

but beautifully decorated.We were in room 304 which was rather small and dark but clean and comfortable.Good shower.

For the three in our family, the room (with three beds) was a bit cramped and also a bit dark.

Lift in the building was so small that it barely fits only two person or one person with 2-3 bags.

If the hotel is fully booked we take a suite in one of the annex apartments associated with the hotel (note: no elevators in these building).

The building is date back to the 1600's so there are no elevators.

Yes, our 6th floor room was small and the tiny elevator only goes as high as the 5th floor so you need to use the stairs to reach your destination.

Rooms and common spaces are small, elevators and hallways microscopic.

Booked the apartment, which was unfortunately on the top floor with no elevator.

but like most elevators there they are small and hold about 3 people.

We only were aware of signage in the elevator stating that the upper terrace would be unavailable due to the work.

Our room was right outside the elevator on the 5th floor, even with that we never heard it open or people talking, extremely quiet.

You have to walk through the square to get to the apartments, and once there note that there are not any elevators (again not a problem, just be aware).

Hotel has an elevator up to floor 5, so to get to the terrace it's just one flight of stairs.

The primary downside is the currently, the elevator does not work.

It is super conveniently located, 2 blocks from the Tiber, the same from Piazza Navona, about 3 blocks from the Jewish Ghetto, about 4 blocks from Piazza Venezia.

Very good location, a 5 minute walk from Piazza Navona, 5-10 minutes to the Pantheon, 15 minutes to the Piazza Venezia.

that is 10-15 mins walk to Trastevere, Piazza Venezia, Navonna, Pantheon, Fontana de Trevi etc.

Just opposite the Piazza Venezia it is only a leisurely 15 minute walk from the hotel.

Easy to access from (Leonardo) airport by public transport (regional train to Trastevere, then tram no.8 towards Piazza Venezia, then walk a few blocks)

Shower enclosure in the bathroom was so small that somehow one can fit in to take shower.

While I liked the concept of the washroom’s tiny rain shower, the execution was very poorly done.

The room is so small that 2 people literally could not have their carry-on size suitcases open at the same time.

The room was quite small, and the furniture was a bit style over substance and was impractical - for instance the table the kettle was kept on had no socket nearby so we had to boil the kettle on the floor, which was not ideal!

From front desk staff with Maria and Andrea, Marco and Erwin to the cleaning and wait staff- all were incredibly warm, kind and helpful in making our stay thoroughly enjoyable.

Maria the women at the desk and all the guys that work there couldn’t be nicer I can’t tell you enough about this place all the guys even in the middle of the night so helpful.

Giuliano was our driver and he made one day of our trip turn into memories that will last a life time by helping us navigate a small village where my husband’s grandfather was born.

Valentina was especially helpful, as were the evening staff (sorry I don't recall their names).

The staff were always welcoming and nothing was too much trouble.

The people who run it, especially Valentina and Marco, are knowledgeable and so very friendly and helpful.

The staff, location and views at the Campo de Fiori were perfect.

They are easy and personable on emails and during the booking requests and even remember who we are from year to year.

The rest of the staff is much like Valentina…kind, helpful and attentive.

An old fashioned hotel with quirky lifts.

Room, bathroom and lifts all tiny as others have mentioned,

rooms are small, my husband barely could fit in the shower, room was not made after returning from dinner, towels left on floor,room Keyes did not work, had to take 2 elevators to get to room.The area was great and the lobby was nice

I do agree with the elevator commets posted by others.

You have to take at least 2 different elevators to get to your room and then still climb 2 flights of stairs.

Depending where your room is you have to take two tiny lifts to get there.

My only disappointment ( and reason for not giving five stars) was the last evening when we found that the lift wasn’t working.

The next morning, the elevator was broken, so I had to walk down 8 flights of stairs.

If you are not in the main building, you will have to endure the tiniest elevator (fits 2 without luggage) I have ever seen.

The lifts are a bit of negotiation when you have several large suitcases

The hotel has very small rooms, the elevator only fits two people, Service at this hotel was very cold and not so friendly.

The room we were then given was in the corner next to the lift and was so small we could only just move around the bed and had to move a chair to open the wardrobe.

you take a small elevator to get to a smaller elevator to go up to your room.

As other reviewers have said -it's two buildings joined together , you need to take an elevator to the first floor then another to any other floors above.

The elevator was also very tiny, so we took the stairs up to the 7th floor every day.

The elevator is a little small and "creepy" especially if you are claustrophobic.

There is an issue that two buildings were put together and you need to change elevators for some of the rooms.

If take the road down the centre between the 2 churches you can walk through to the Piazza Venezia, behind is the Roman Forum and you can also see the Colosseum.

And the location are near 30 minutes walk to Piazza Venezia they called birthday cake and its near to Colosseum.

A 30 minute walk through the Piazza del Popolo and down the Via del Corso to the Piazza Venezia takes you past a number of the tourist sites and a short walk further to the Colosseum.

From here you can walk to many many sights (Piazza del Popolo, Spanish Stairs, Trevi Fountain, Piazza Venezia, Colesseum, etc), Also really great location for shopping with two major areas (around Spanish stairs and Via Cola di Rienzo) within 10 minute walk.

We walked everywhere from the hotel and it was a lovely walk whether we crossed the nearby bridge to head in to Trastavere or took the lovely Via del Corso (leads to Piazza Venezia), or Via del Babuino (leads to the Spanish steps and Trevi Fountain) it was all within a solid 20 min walk.

Shower is very small which I think is kinda expected in Italy.

The only negative thing this hotel has is small shower.

but adequate which we could have upgraded to a larger one if required, the bed was very comfortable, but the toilet was very small and the shower also very tight, not a lot of room to move in the toilet at all.

but the bathroom was very small with toilet facing the shower and you were literally touching the shower cubicle with your knees,also the shower cubicle was very small.

The main floor had the bathroom and a small closet.

The shower was tiny and it's round door kept falling off the rail so that was fun.

I looked at a standard room and the rooms were small with small bathrooms, depends how long your spending in your room I guess.

The shower was tiny and some people, dependant on height and size may struggle to get in, out and wash below the waist.

My boyfriend is 6’2 and had no problem using the supposedly ‘small’ shower cubicle so I think many of the other reviewers may be being a little bit pedantic about sizes.

The lift wasn’t working for the week so had to carry our luggage up to our room.

Lift doesn't work, no hot water night or in the morning.

Notes: the elevator is out of commission and, according to the front desk, will be for some time.

There were no elevators and if you have mobility issues this can be a real problem and the shower was like getting into a cubicle with no room to move.

Only downside is the lift doesn’t work so it’s a very tough climb up to 4th floor on steep stairs even for fit people😅

The only issue we had was that the elevator was not working, so walking up and down the stairs was a bit of a workout for a couple in our 70's.

The elevator was broken and the staff was very apologetic

Lift was broken, staff were unhelpful/rude.

The next day we woke up and the lift was broken, so therefore I had 3 flights of stairs to get to reception.

The lift is way too small (3 pax can barely stand in it) and stops at intermediate levels, so you always have to climb up/down the stairs for reaching the rooms, which is quite inconvenient if you have a lot of luggage.

Negative includes: very small room, tiny elevator (1 person with luggage at most), elevator stops between floors (so, at least 9 steps to walk) and VERY small shower.

This is a boutique hotel, so there is only one small elevator and stairs are more convenient.

every time I arrive back to the hotel I have to wait 5 to 10 minutes just get on the elevator.

Only complaint would be the very small elevator that stops in between floors so one still has to either go up or down a flight of stairs to get to your room.

The only downside was the size of the corner shower which was really small and barely manageable.

The bathroom is also small and everything works.

but the bathroom…..we had to step up 2 steps to a small door into the very small bathroom.

However, another family member was in a different room and their bathroom was quite small

The shower takes a little getting used to because it is small

The shower was rather small and not the easiest to move around in.

We stayed here for 8 nights so a few things were frustrating:  a tiny shower that might not accommodate a person with above average weight or height, the lack of hair conditioner and Kleenex, and a satellite TV system that does not work consistently.

The room was adequate for our needs (although the shower was a little small!).
