It is about a 15 min walk from the Colosseum and Palatine Hill area which is lovely and has lots of atmosphere and

We also walked to/from the Colosseum/Forum/Palatine Hill, Monument of Victor Emmanuel II, Pantheon, Trevi Fountain and Spanish Steps.

We walked to all of the other sights -- Colosseum, Roman Forum, Palatine Hill, Trevi Fountain, Pantheon, and the Spanish steps.

but we were able to walk to the Colosseum, Forum, Palatine Hill, Trevi Fountain, Spanish Steps, Piazza Navona, Piazza del Popolo.

The room was sparkling clean and comfortable!

The food was delicious and the rooms were perfect, this location also was ideal
For travelling around Rome.

We stayed in a room with a king bed and single bed with plenty of room for the 3  of us.

The room was spacious and clean with a modern design, the staff was very kind and the breakfast was excellent.

Nice hotel, decent sized clean rooms, helpful staff in reception clean small well cleaned bathrooms and a wonderful buffet breakfast served every morning with variety of food and drink options along with washer dryer facilities inside hotel, vending machines for water , sodas and other items made our stay very pleasing and relaxing right at the heart of Rome!

Our room included complimentary water and snacks, coffee and tea.

Secondly, the in room A/C unit never did much to take the warmth out of the room.

The hotel rooms are clean, modern & functional.

Excellent hotel with functional rooms and great location to all the main attractions and points-of-interest in the city centre.

The only negative was that this shower was really small.

The shower is tiny; it was impossible not to bang my elbows on the sides while showering.

The mattress is on the firm side and the shower is small.

Minor points taken away for the small shower and breakfast not being included.

Cons: small showers, can be bit noisy if you are facing the street.

The rooms are small which is common for lots of European hotels, so you may be tripping over your luggage if you have a lot.

Though our room is small, the design provides for many areas for storage--we were able to store our large suitcases under the bed.

While the rooms are small, they have all the amenities and hopefully you're not spending your vacation in the room.

The fitness centre is small and very little room for stretching.

Our room for 3 people was BIG - a real find in a city of small rooms - and had enough storage to accomodate 3 decent suitcases and accessories.

Along the corridor from our room there was a small room with two self service machines; one had sandwiches, crisps, chocolates, pop and beer and the other had razors, tissues, toothpaste etc for those late night munchies/emergencies.

The only improvement would be to have some sockets next to the bed so you can charge things next to your bed

Beware of high charges from taxis back from main areas.

We accidentally broke one of the bike keys and was charged for a replacement which I feel wasn’t warranted.

but most have a card scanner so you can enter with your own card.

Even little Italian candies awaited us in the rooms at check in with a sweet card that had Halloween motifs!

Taxi rank at end of street, opposite Colosseum - confirm with driver prior to hire journey is metered, otherwise you may be vastly overcharged - witnessed this regularly!

When we got back from dinner someone at the front desk tried to tell me that we would be billed for this broken glass container.

I did think there was a lack of charging points in the room and a lack of lighting, particularly in the evening.

We contacted the hotel with more than 24 hours notice, and they still charged us a 1 night cancellation penalty, claiming the hotel required 3 DAYS NOTICE.

Travel tip: in case your phone runs out of battery, take a Hotel Business card with you so you can show return driver the address) sometimes our pronunciation of the area is lost in translation.

This seems to be only a ROME thing as other parts of Italy we could add to credit card.

I am sure that if you go to this heartless hotel they will see you just like a bill, coin, check, credit card or travel check and non like a guest who are given them the money to eat.

buttons sometimes work and sometimes don't, so I couldn't turn lights on or off as I wanted, so I'd just pull the card out and wait for them to go off on the timer.

You can only pay by credit card and the ticket covers entry to both attractions and is valid for 2 days.

When we arrived from Australia our bags did not and the hotel reception took charge of chasing the airline to get our bags for us and thankfully they arrived 24 hours later.

Hotel does not have an iron in room or available and charges for pressing clothes.

Drinks can be served up here and charged to your room for check out.

The only downside for me, and this is probably expected from a hotel of this standard, is that the hotel charges for pressing rather than allowing the use of an iron in the room.

This proved to be an excellent choice as the hotel is less than a 10 minute walk from the Colosseum, Palatine Hill, and the Forum.

A two minute walk to the end of the Via Capo D'Africa and you're confronted with the Colosseum, and along with it the Forum, Palatine Hill and a few minutes further on the Circus Maximus, so perfect for anyone who is planning around the ancient sites.

This modern hotel is a 5 minute walk to the Coliseum, the Roman Forum, Palatine Hill.

3 blocks from the Colosseum, Palatine Hill, The Fora and Domus Aurea.

The location near the Colosseum, Palatine Hill, the Forum and San Clemente is fantastic.

The Capo d'Africa is superbly situated for Ancient Roman areas of interest, the Colosseum,  Palatine Hill and Forum.

Finally,if you plan on visiting the Collosseum,the queues can be huge,especially with all the security checks now in place so what we did was buy our entrance tickets from a little booth across the road on the Palatine Hill side of the Collosseum.

Location: The Colosseum, Roman Forum, the Pantheon, and Palatine Hill just to mention a few were within walking distance.

The location was excellent - just a couple if blocks from the Colosseum, Palatine Hill, and several other historical sites, as well as several good restaurants.

Fantastic accommodation, great location -you can walk to the Colosseum, Roman Forum , Palatine Hill the Spanish steps , Trivi fountain etc. .

The hotel is a few blocks away from the Coliseum, Forum and Palatine Hill.

This gem of a hotel sits at the end of a quiet street within the penumbra of the Coliseum and only a brief walk from the Roman Forum, Palatine Hill, and other ancient sites, including one my favorites, the often overlooked excavations at the Basilica di San Clemente, which consists of a church built on top of a church built on top of a first century pagan temple.

Walking distance from many sights of 'old' Rome (Colosseum, Palatine Hill, River Tibor, Circus Maximus) and Train takes you everywhere else ie Vatican City - 20 mins, Spagna, - 10 mins.

Nice location just three blocks or so from the Colliseum, Palatine Hill and then the Forum.

The location was perfect for us, being 5 mins walk from Palatine Hill, Colesseum, Roman Forum etc and only 25 mins from Piazza Novona/Pantheon area.

A glance at a map of Rome will show that the Roman Forum and the Palatine Hill are adjacent to the Colosseum with the Capitoline Hill at the other end of the Forum, so the hotel is extremely well situated for these attractions.

The location to the Coliseum, Forum and Palatine Hill area is perfect.

The location - near the Colosseum and metro 'Colosseo' - is excellent: the Forum, the Palatine Hill, the Colosseum, the Basilica di San Clemente, San Giovanni in Laterano, Piazza Venezia, Piazza Campidoglio, etc.

Excellent quality beds and happy with the room quality.

The nicely stocked fridge, temperature of the room, 10 foot ceilings, lovely bathroom, and sheer beauty of the room  truly exceeded our expectations!

friendly, and helpful, the rooms are beautifully decorated (as are the public spaces), the amenities are great, the breakfast upstairs on the terrace - with views in two directions - is super, as is dinner.

A wonderful Hotel, clean rooms, good food, especially breakfast buffet, helpful staff took time to make sure we knew how and where the bus operated, and within walking distance to the Coloseum, as well as lots of great sidewalk cafes.

Great location, very central in Rome and close to the Colosseum, yet our room was quiet because the windows had a good seal and the aircon was efficient and quiet running.

The room was well presented and clean and we were given a drink token to use at the bar which was a nice addition.

Great location - we walked to every attraction (Colosseum, Roman Forum, Palatine hill, Pantheon, Trevi fountain, Spanish steps, Jewish Ghetto, Trastevere) apart from Vatican City.

The location was about a 12 minute walk from the train station, 20 minutes to Colosseum/Palatine Hill/Forum, 15 minutes to Trevi Fountain, 20 minutes to Spanish Steps, 20 minutes to Pantheon and a bit further to Piazza Navona.

The room was spacious, tastefully arranged and the bed was comfortable (with 2 types of pillows for every taste).

Room was immaculate and serviced every day with a free mini bar stocked every day .

In contrast to post-pandemic hotels in the U.S., here they actually clean up your room nightly and provide fresh towels.

The rooms are nice, and you get a free mini bar stocked daily.

The drinks and snacks in the room were super nice as well.

The rooms and facilities are spotless,  breakfast issuperb.

I simply don't have a bad word to say about the place, excellent value, lovely spacious room, perfect central location.

We’d booked adjoining rooms which were on the 4th floor and very quiet at night.

The in room food /drinks included and refilled daily, the breakfast included was 5 star and incredible selection, customer service over all 5/5 star.

The room was comfortable with a free minibar containing a few beverages.

Sebastian at the front desk expedited our room preparation provided maps and tips about touring the city and was all around friendly professional and knowledgable.

The rooms and beds are beautiful and comfortable, the staff friendly and accommodating, and we looked forward to the fabulous breakfast every day.

The room was clean, quiet and comfortable.

First class service from Manuel picking us up at airport , Ivan at front desk, Alessandro in dining room for breakfast to Tony taking us to the Cititavecchia port.

The room was spacious with air conditioning and a complimentary mini bar that gets restocked daily.

The basic rooms are very small and don't offer much of a view beyond the building across the street.

My only criticism, and it's a tiny thing, is the washroom size in the rooms are small,

The only difference between the two rooms is that room 404 has a small narrow balcony.

The room was on the small side (we had a deluxe comfort, I think) which more than adequate.

While the rooms are somewhat small, the hotel decor and amenities were top quality.

Also worth a mention were Sebastian and Davide so helpful and accomodating .The rooms were great one small negative was that they were a tad small .

We didn’t have time to address it with the staff, and tried to just deal with the temperature issues.

The AC was effective at maintaining a temperature and nearly silent. Yay!

It’s a longer walk to ley attractions if you go without Metro — 20-30 minutes to most places which is difficult in 99f temps.

The issue is that the shower did not keep a consistent temperature nor pressure.

Then the temperature of the water was changing by itself.

Hard to sleep with the noise from the street and the green temperature control lights shining in our eyes.

but the bed was not as comfortable, and the a/c would not go below a set temperature, at night, the room was a little warm as the only a/c vent was not blowing towards the bed.

It was the only hotel we stayed in during a 10-day Italy vacation that had functioning temperature control in the room.

We got taken out of reception up the street through a dark old door and up a lift to our room… no nice reception to walk through in the nights or morning just a random lift and door out onto the street!

however if we required anything from the main hotel you need to take the key card to get back into the building and in doing so the rest of you sit in the dark as this operates the lighting in the room.

The rooms there is no natural light which was a little downside, a little dark as the window just faces a wall.

The second room we moved into had a good few lights broken which was annoying as the rooms are quite dark.

but it was a lot smaller than I expected and very dark as we were on the first floor and just outside the window was a metal staircase which blocked most of the light coming into the room.

but this did not work and there was no other light the other side either so it was very dark especially when trying to make tea.

It was slightly dark near the door to the room and we couldn't make the light stay on for longer than a minute so it put the full length mirror on the wall out of action as you could barely see your reflection.

It was very dark in the room and as the clothes in the wardrobes covered the wardrobe lights I found myself having to walk clothes to the window to see them.

however the lighting in the our room (202) was simply too dark.

The negatives:  The rooms are dark and the lighting is inadequate and everything is designed for form, not function (illuminated table??).

The hallways are very dark, and a bit tricky.

While the rooms are dark without too much natural light and no view, we found the room lighting to be good.

It was very dark with a tiny window overlooking a dark service area.

there just isnt enought of it. The room is dark itself (yes i know its a "mood" hotel!)

Felt like it was dark within the room and wasn't able to see how the weather was due to that.

The room was very dark, so much so that it was difficult to read the air con control that was by the door.

however has very poor lighting so it was difficult to see whilst rummaging through luggage etc.

We stayed in room 201 so not sure if the other rooms have a view or atleast some light.

but then when you get there you realize half their business model and vibe is keeping all of the lights half-dimmed so you don't notice the scuff marks and peeling wallpaper.

Only thing I would say they could go to improve is to add some fairy lights and a few more seats to their roof terrace.

Our rooms were very small and poorly lit, with no natural light coming in through the windows that were just a view of a brick wall!

Only issues was the lack of lighting in the ante room, made it hard to find things in our bags.

The lighting under the sink was flickering on and off when turned on, the tub drained slowly and poorly, the water temperature would go from cold to scalding hot, the room safe kept giving me error messages

My wife was very disappointed with the lighting above the bathroom mirror, finding it almost impossible for applying make up.

but could have done without the blinding table that was to double as a lamp.

Cons (not many and absolutely nothing major):
-	Our room was a really weird shape and had no natural light as the window was an internal one.

This perhaps was due to the fact that the room had very little natural light.

although it had one light situated behind the rack where you put your clothes this was inadequate.

Collesium, palatine Hill , forum ,st peters square , Vatican are a must ,you will amazed as we were by the scale and history of Rome .Round every corner are places that wow ,whole city is lovely .

Behind that is the Colosseum, Palatine Hill and Forum, that's maybe a 15 minute walk

We booked a VIP pass for the Colosseum Underground Tour with Roman Forum & Palatine Hill, which we would highly recommend.

Brilliant hotel 10 minute walk to to most attractions especially Colosseum,palatine hill, forum, trevi fountain and pantheon.

True to say that the hotel is just 10 minutes walk away from the main attractions, The Colosseum,  Roman Forum and Palatine Hill and Trevi Fountain and the metro.

After walking palatine hill in 35oC (plus) temperatures, it was quite wonderful to come back here to relax.

On arrival reception was lovely, we checked in no problem.. we got taken to our room was wasn’t even in this hotel.

Room itself was clean, stylish, well equipped and comfortable.

We are just back from a 4-night stay in a superior room.

We stayed here 3 nights in September 2023, upon arrival around lunchtime we were lucky our room was ready, it was very clean & had the most comfortable bed with tea coffee & kettle, also a safe.

The rooms are clean, have good air con, decent shower/bathroom - ideal for a couple.

Nice room great breakfast bar and restaurant and staff was very helpful.

Plus the room was beat up more than a little.

Excellent reception and service throughout, superb room (503) , good choices at breakfast, special attention given to my wife with her gluten and dairy allergies, close to main attractions ( many within 10-20 mins walk).

but the air conditioning in our room dealt with it perfectly, all the facilities on site were really good especially the breakfasts which were good quality with plenty of choice.

The lift wasn’t working for the week so had to carry our luggage up to our room.

Lift doesn't work, no hot water night or in the morning.

Notes: the elevator is out of commission and, according to the front desk, will be for some time.

There were no elevators and if you have mobility issues this can be a real problem and the shower was like getting into a cubicle with no room to move.

Only downside is the lift doesn’t work so it’s a very tough climb up to 4th floor on steep stairs even for fit people😅

The only issue we had was that the elevator was not working, so walking up and down the stairs was a bit of a workout for a couple in our 70's.

The elevator was broken and the staff was very apologetic
