 - but there was an additional short flight of stairs (5-6 steps) to reach my room from the hallway.
 - The hotel footprint is quite small and accordingly everything inside the hotel is small from the door to the hotel to the lobby and halls and elevator and most importantly the rooms.
 - The doors to the hallways are made of ridiculously thick wood to keep the noise out.
 - We were in Room 48; took the elevator to the 5th floor, then walked down 2 short flights of stairs and hallway to our room -- similar to a room we had at Banff Spring Resort years ago!

 - Front desk staff were friendly, efficient, and very helpful.
 - The downside: it’s a 10-15 minute walk to a metro if you want to go to further locations, and there are several stairs leading up to the entrance, with no staff available to help you bring your bags up.

 - No problem walking down to the main building for breakfast which we thought was very good.
 - but is still secure as you can’t enter without a room key, and it’s just a 30 second walk to the main building for breakfast each morning, the staff even took our luggage over for us - if you get placed here it won’t affect your stay at all!

 - 10 minute walk to Trevi Fountain, and 13 minute walk to the Colosseum.

 - Only complaint was restaurant area is cold depending on where you are seated, main entrance for hotel has sliding doors so in morning when reception is busy doors are automatically open, too cold in winter !

 - Extremely convenient to all the things we wanted to see by either walking or taking the metro.
 - Spanish steps, Colliseum and Trevi Fountain can all be reached within 20 mins walk (metro is about 5 mins too).
 - The location is perfect, within walking distance to Termini, and the orange and blue metro lines.
 - Located just 3 mins from bus stops, 5-8mins from 2 metro stations, it gave us plenty of options to getting around to all the main sites in Rome.
 - Just 6-7 minutes walking to Roma Termini Station and 2-3 minutes to Metro Station and Bus Stop.

 - However, the first day the bathtub drain was broken, which required multiple calls to the front desk and delayed sleep at night, and it still wasn’t fixed when we left.

 - Our AC was not working and they immediately sent over the maintenance crew; when it was not able to be fixed they moved us to another room without hesitation or issue.

 - My only gripe was the poor selection of English channels on the TV, I would advise to take your own entertainment like an iPad or laptop to watch your films, as you’ll have no luck with the tv if you’re from the UK.
 - The front desk team was kind enough to get us a reservation at a restaurant close by when we were unable to secure one with our poor Italian language skills.
 - The only problem is that the sound isolation between floors is very poor so there is pretty constant banging during the times that people are moving about.
 - The scrambled eggs and fried were cold and the hot range poor.
 - Wifi is included and works well-enough (be prepared for poor wifi at all locations that offer wifi; Rome is just a little behind the times when it comes to internet, in general).

 - The restaurant hotel policy is unacceptable and shameful for visitors to be forbidden to drink their morning coffee by smoking outside the entrance of the hotel, as well as not to be allowed to take breakfast in a package or in the room,
 - but I did notice that the eggs were getting a bit low.
 - The worst thing was that the boiler was out of order during my stay and we got no notice about this.
 - Only negative (and it’s actually more of a warning than a negative) is the bathtub/shower combination.

 - The food was actually better than the Michelin restaurant we dined at.
 - Service was outstanding throughout and the rooftop meal included in our stay was amazing!

 - but the walls may be thin- I could hear people going to their room and in the morning I could hear dishes for an hour so I must have been near a kitchen/dining area.
 - The room safe was not attached or bolted into the wall so you could just pick it up and walk away so we were not able to use it.

 - It has air conditioning and is, to one side one or two blocks from Piazza Navona (and plenty of restaurants) and to the other side 2-3 blocks from the Pantheon.

 - First I found it very odd that I had to give my credit card number and sign a paper that I will be charged if I wreck the room… what?!
 - but you may choose to have breakfast in your room, without extra charge.
 - Porters took our luggage around the corner showed us how to use key card to enter building and our floor.

 - Hotel staff recommended restaurants and booked them for our evening meals.
 - It IS close to Trevi Fountain and The Spanish Steps along with quite a few other things nearby such as great restaurants and a wonderful gelato shop across the street.
 - Our room was lovely and the location is very central with great restaurants nearby.
 - Fabrizio and Suraj were particularly helpful when it came to restaurant recommendations and they also helped us organise our taxi to the airport.
 - Plenty of nice local food restaurants, just check out google maps and restarants 4.4 or above.

 - Carpet was quite dirty so we wore our shoes the whole time 4.

 - We walked from here to all attractions (Coloseum etc), except the vatican which was 12 euro in a taxi, it is walkable

 - As we read before around Rome Hotels that they have a firm bed this hotel is one of them.
 - Bed was a bit firm.
 - The linens need to be updated, as well as hard pillows and carpeting.

 - The only negatives to the hotel (which is why I gave four stars): beds were very hard and uncomfortable, linens need to be upgraded, plumbing noises were loud throughout the night, inconsistent wifi.

 - The front desk clerks were extremely friendly and helpful with less common tourist ideas and great restaurant suggestions.

 - Then in a classic case of bad customer service, the receptionist became agitated too, and told us "BUT IT'S NOT MY PERSONAL FAULT".
 - we were 3 couples and there is no lobby to be together, there is nobody in the building to help in case of emergency, the bathroom has no shampoo and other bathroom needs.
 - We didn't even know it was our room since it didn't have a room number on it and we had to drag our bags up one floor of stairs since the elevator didn't go up that high.
 - There is a tiny lift (fits 2) so it might be a struggle if you have a lot of bags (we only had 1 which wasn’t an issue)
 - This wasn’t the case unless there’s more than one annex!

 - Being on the first floor and with the window open due to no air conditioning, it was a very noisy first night and difficult to sleep (it was a Saturday).
 - Downside of the room is that it is loud when trying to sleep, I’m a deep sleeper, it kept my wife up a bit. We wish we would have had them pick us up from the airport with their transportation service(60 euros vs 85 for the black van we took.)
 - I found that streetside can be noisy late at night when trash is being set out or collected, especially since I really enjoy sleeping with the windows open.

 - There is a tiny elevator which got stuck on the fourth floor on several occasions ( if the outside door to the elevator is not fully shut the elevator cannot operate) resulting in having to use the stairs to get to our room on the 4th floor.
 - Guy: i cannot take the elevator Us: why?
 - The elevator is very small.
 - Along a corridor 4 steps up, then 4 steps down to another corridor then to the lift to 4th floor roof garden.
 - And, the annex had an elevator which we found most hotels we stayed in did not.
