 - The rooms are clean and very quiet .

 - but there was an additional short flight of stairs (5-6 steps) to reach my room from the hallway.
 - The hotel footprint is quite small and accordingly everything inside the hotel is small from the door to the hotel to the lobby and halls and elevator and most importantly the rooms.
 - The doors to the hallways are made of ridiculously thick wood to keep the noise out.
 - We were in Room 48; took the elevator to the 5th floor, then walked down 2 short flights of stairs and hallway to our room -- similar to a room we had at Banff Spring Resort years ago!

 - No problem walking down to the main building for breakfast which we thought was very good.
 - but is still secure as you can’t enter without a room key, and it’s just a 30 second walk to the main building for breakfast each morning, the staff even took our luggage over for us - if you get placed here it won’t affect your stay at all!
 - 15 minutes walk from the colosseum, 15 minutes from the Trevi fountain,
 - 10 minute walk to Trevi Fountain, and 13 minute walk to the Colosseum.

 - however the doors are very loud and we could always here people coming back and talking outside the door at night, it was like they were in the room with you.
 - We had to pay extra to get a room with some privacy as the original room had a glass shower with no door and everyone could see it someone was taking a shower.
 - Only complaint was restaurant area is cold depending on where you are seated, main entrance for hotel has sliding doors so in morning when reception is busy doors are automatically open, too cold in winter !

 - However, the first day the bathtub drain was broken, which required multiple calls to the front desk and delayed sleep at night, and it still wasn’t fixed when we left.
 - In the end we requested to be put in another room because they were unable to fix it.
 - Our AC was not working and they immediately sent over the maintenance crew; when it was not able to be fixed they moved us to another room without hesitation or issue.
 - Our room had a small problem with the bath plug which was fixed very promptly.

 - My only gripe was the poor selection of English channels on the TV, I would advise to take your own entertainment like an iPad or laptop to watch your films, as you’ll have no luck with the tv if you’re from the UK.
 - The front desk team was kind enough to get us a reservation at a restaurant close by when we were unable to secure one with our poor Italian language skills.
 - The only problem is that the sound isolation between floors is very poor so there is pretty constant banging during the times that people are moving about.

 - Typical small Italian elevator.
 - Several things to consider: the elevator is rather slow and small,
 - but again we never once heard anyone getting on or off the elevator our entire stay!!

 - The hotel is just a 5 min walk to the colosseum, you just turn to your right when leaving the reception and straight down the street.
 - The amenities at this hotel include a rooftop restaurant for breakfast and dinner with a view of the Colosseum.
 - The location is nice with lots of little stores and cafes around and within easy walking distance of the colosseum and other points of interest, the a/c works amazingly well, and the housekeeping staff are great.

 - I was plain and simple told that the front office doesn’t have it and I would need to walk down to the bar if I needed to have water.
 - but air conditioning where the pilots sit and wait for transfers working perfectly, no hot water for a full day.

 - Location: The hotel is directly across from a tram stop which is 7 stops (15minutes) away from the Piazza Venezia - here is surrounded by restaurants and a 15 minute walk from Trevi Fountain & 25 minute walk from the Spanish Steps.
 - There is literally a tram right across the road which takes you to a central hub so you can easily walk to colosseum, spanish steps, Trevi Fountain pantheon and more.
 - The hotel is in a great location, opposite is the tram stop that takes you into the centre for all the sights - we got the same tram each day and found the Trevi Fountain, the Colosseum and the Pantheon to be just a short walk from the end stop.

 - Also the only thing that you should beware of is that walls are super thin, so you hear everything literally everything.
 - Be aware that this hotel is just outside of the city walls and so will cost approx 40 euros to Ciampino airport rather than the standard 30.
 - (Plug was not screwed into wall properly, lick off paint etc) Unfortunately the spa is something you have to pay for .
 - The walls are very thin and the amenities in the room are average.
 - As its outside the wall, taxis charge a bit more so be aware of that.

 - but these are the main 'pros' Cons: no fridge in the room, we were hoping to upgrade our room but none were available the day of (which was totally fine and excepted so last minute and our room was great anyway!).

 - Walls are a little thin so you can hear some noise.
 - We asked to have a longer check out (1hr) because the weather was so bad and we had a sleepless night (Very thin walls! You can hear people cough, talk and all sorts!)
