 - Was shocked that 2x gelatos to the room cost €40
 - Thats only negative I can share, this place may be overpriced
 - but not at the expense of quality.
 - but the place is a bit dated and just wasn't anywhere near the quality of the similarly priced hotels I booked on this trip via LHW.

 - - The hotel has a very strange rule about not allowing air conditioning until some unknown date in May.
 - After waiting an hour I asked if I could use the shower - it wasn’t offered to me - and they allowed me down to the spa area My room had no A/C for the first 2 nights.
 - The only downside was that the hotel is old so there is no air conditioning!
 - Air conditioning was not very responsive to setting changes.
 - Our first night we had a major problem with the air conditioning in our room.

 - The croissants were terrible, stale and barely edible.
 - though I had to give back the burned porridge.
 - Black timber floor flowed through the entry hall, the ante room with lounge and buffet, the very decadent bedroom, the walkthrough dressing room leading to an opulent marble bathroom.
 - buttons by the bed are really, I think , new with a look that blends in to set the lights and beautifully under-lit moldings.
 - The awkward location of the tub drain actually made in and out somewhat challenging to do without slipping, and we're not elderly.

 - We stayed in the 2nd floor "penthouse" (Borghese) as a family of five - it's two modest bedrooms, and a common room connecting the two with a couch/sofa plus kitchen area.
 - There is a cappuchino & nepresso machine in the kitchen area for guests to use as well as a fridge filled with water & soft drinks + trays of sweets and cookies.
 - We were happy with the beverages provided in the communal kitchen and did not miss breakfast or room service as we were out the crack of dawn every day and came home to the hotel to nosh on olives, cheese & meat bought during our day.

 - This is a great little hotel/guest house in a brilliant part of town, right by Via Condotti and the Spanish Steps and easy walking distance to most of the big sights.
 - Unbeatable location, right next to Via Condotti, where luxury shopping is, close to many great restaurants (Dilla) and literally steps away from the Spanish steps.
 - but worked OK, no restaurant but you're right in the heart of the main shopping centre around via Condotti, 5 minutes from the Spanish Steps and walkable distance to many of the man sights (sites) of Rome.
