We were in Bath for the weekend and wanted a quiet boutique hotel.

The hotel is in a perfect location in Bath with everything you choose to see in walking distance.

All in all if we return to Bath then this will be where we shall be staying.

Johnny went above and beyond in helping us navigate Bath as well as helping us with our travel plans to our next destination.

Lovely one night stay while visiting Bath for for the spa.

Back garden was quiet and peaceful, car park to plug in our electric rental car was just around the corner, and all-in-all, this was a perfect overnight for our trip to beautiful Bath.

but is an easy walk to restaurants and the main sites of Bath.

The coffee was as good as any speciality cafe in Bath.

The hotel is located near the river in a terrace of Georgian townhouses and is a very easy walk to the centre of Bath.

We stayed at the Kennard for 6 nights while visiting Bath and enjoyed every minute of our stay.

but the shower here was great and easy to use.

The staff were extremely helpful in accessing transportation out of Bath as well.

Five minutes walk from train station, city center and every attraction in Bath.

It is located within easy walking distance of the main features of Bath,

It's well situated in the heart of a residential area, only blocks away from the center of Bath, and a half block from a beautiful neighborhood garden, perfect for relaxation in the afternoon.

The town of Bath is just beautiful and the hotels proximity to everything.

When we return to Bath - which we hope to do soon - we will definitely be staying at the Kennard again.

Good rooms, an amazing breakfast - one of the best I have ever had -and lovely service.

The room was very comfortable and the breakfast was of excellent quality with a great selection of different options along with various types of tea and coffee.

The breakfast was one of the best I have eaten in years, particularly the homemade potato cakes.

The staff could not have been nicer, the breakfast in the morning is excellent with a good variety of choices and the room was very comfortable.

A highlight is breakfast in the wonderful Breakfast Room.

The Kennard has very high standards of service, cleanliness, delicious food and comfortable rooms.

The other issue to note is that there is no elevator in the building; so, the upper floors may be a challenge for some.

Guests who struggle with stairs need to be aware that there are no lifts and if you are on the upper floors it can be a hard work.

Plenty of stairs and no lift only drawback if if you have mobility issues. Excellent

Only problem for me was no elevator (I have a knee injury).

However some in our party had rooms on the 2nd & 3rd floors (3rd & 4th in US), and without a lift it was a long haul up several sets of stairs with luggage.

Cons: Street parking hard to find, no elevator so we had to carry luggage up many flights, room comfortable

Not suitable for disabled people because of steep stairs with no elevator.

The only con would be no lifts - just stairs.

The hotel is only 3 stories, so as there is no lift it is still easy to access rooms on higher levels.

Only thing I will say, as this is an older building, they don’t have a lift, if you have mobility issues, ask for a room on ground level.

Please note that there are many steps and no elevators.

The hotel is on several floors and there is no lift so people with limited mobility need to be aware.

but had all the amenities one could as for and walled garden was a lovely spot to relax in the evening with a drink from the honesty bar.

A sweet garden is out back with plenty of seating.

The garden was beautiful, so well maintained and peaceful, lovely place to sit and read.

The room was cozy and there is a lovely garden area providing a nice place of respite in the rear of the property.

Our bedroom overlooking the rear garden was clean and well appointed.

View of the garden from the room was nice too.

Stayed in the twin room which overlooked the quaint garden, spotlessly clean and extremely comfortable.

While we attended in winter I imagine the pretty back garden would be a lovely place to relax in during warmer months.

There's a pleasant little garden at the back, and a well stocked honesty bar if you want a drink in your room, prices are very good.

A lovely room on the lower floor overlooking an immaculate garden.

The hotel is beautifully decorated with a pretty little garden.

There are also really comfortable little areas to sit like in the garden or a small reading room nook.

There is a back garden if you are there during a warm season.

It’s a quiet neighborhood, the bed is comfortable and the back garden is beautiful.

Friendly team led by Olaf, clean, parking permit provided in the vicinity, help with luggage, emails sent before arrival to confirm details, and a central location to walk around safely and easily.

We were provided with a parking permit free of charge.

It was great of The Kennard to provide a parking permit for the duration of our stay.

The emails received before our trip were very informative and useful and  being able to collect a  parking permit saved us the hassle of having to  find a car park.

Complimentary parking permit was provided (street parking).

Parking permit worked well and the location is so close to central Bath.

Free parking permit allowed us to park in street outside si very convenient.

We stayed at the Kennard around attending a wedding in central Bath, so chose it mainly for the location and provision of a parking permit.

An added bonus is the parking permit which allowed us to park our car nearby.

Great communication prior to our stay and help guiding us due to bridge closure.They even got our favourite wine chilled ready for our arrival set on a beautiful tray.Parking permit provided and even met on the doorstep to help with our luggage.

Great location and we were given a parking permit for the entirety of our stay which is good as parking seems quite pricey in Bath!

We were able to check in early, leave our bags and were given a car parking permit giving us free parking right outside.

We were given a parking permit and reservations were made for us at a local restaurant.

The only reason we're not giving it a five star rating is that the room was a bit on the small side (room 1) -

It seemed very quiet so I am not sure why we ended up in this small room in the basement when it’s clear from the reviews they have much better rooms available.

My room was small as it was a single room,

Talking of which the breakfasts are fantastic, and you feel so well looked after, my husband asked for olive oil (spanish custom), the next day Mary appeared with a bottle which she'd brought from home!

He transformed into our porter, bartender, guide, and more and we only wished we'd had more time at the lovely Kennard . .

Beyond a doubt, the friendly and obliging nature of the staff was the biggest highlight and would bring anybody back in a heartbeat.

Jonny is the host and what a great host he is.

The staff were lovely, friendly and welcoming and nothing was too much trouble.

The hotel and staff were great, kept us up to date with new parking rules, places to visit and eat.

Johnny and the entire staff, Kasia H., Kasia M., Kasia D., Gabi and Anna were incredibly friendly and helpful.

Finally, a word about the staff who were so charming and helpful.

Only downside is there are a lot of stairs (luckily we were on 2nd floor) and the double bed is a small double not standard sized.

My ONLY note of warning is that there are a lot of stairs depending on the floor of your room.

Note because it is a traditional, tall Bath townhouse, there are lots of stairs.

We stayed at The Kennard  guest house for 3 nights We stayed in the triple room which was at the top, quite a long walk up for older people which had to stop and rest a minute before they did the rest of the stairs.

The stairs might be a challenge to some people

She even carried our case up to the room which was on the third floor so lots of stairs are involved.

but if you have issue with stairs be sure to request a lower room.

Had to climb 70 stairs from breakfast room to 2nd floor.

There are lots of stairs and if you are up on the second floor it can get rather warm ( the fan in our room was broken).

The room was on the top floor which meant a lot of stair climbing every time we returned to our room, would be very difficult for anybody not physically able.

If you can't do stairs make sure you get a room on the lower floor.

We shared a bathroom that was half a flight of stairs above my room and half a flight of stairs below my friend's room.

The house is tall and thin with lots of stairs, thickly carpeted.

Breakfast is taken downstairs in the basement (83 steps down and back up).

The Kennard is a delightful step into a Georgian townhouse.

The bathroom was a few steps away across the hallway.

i stayed in a very well priced single room with a shared bath down a flight of steps.

Our room was right at the top so were quite a few steps

The rooms on the top floor are 80+ steps from breakfast room which helps burn the wonderful calories consumed.

A mere step away from the very centre of Bath.

It is in a perfect location along a quiet, fine Georgian street, one step away from the main bustle of the centre.

Then when we came back to picnic with wine and cheese in their lovely back garden Mary kept coming out to offer if we needed anything to make ourselves more comfortable, and brought us cushions when we moved to the shade and sat on the cement steps.

It is located on a quiet street just steps from everything that Bath has to offer.

The hotel is a few minutes walk from the centre of Bath, perfectly located for the wedding I wss atteding at the Roman Baths.

We were mere minutes away from the centre of Bath, a 6 minute walk from the Roman baths.

Hotel is ideally placed for the Roman Baths and town centre and the delightful array of outlets on Pulteney bridge was just around the corner.

Located close to the Roman Baths and other wonderful attractions.

The Kennard is an easy walking distance to the Roman Baths.

The location is super central - you can walk to the Roman Baths or to the high street, and there are plenty of great restaurants and bars within walking distance.

Oh and it is only round the corner from the Roman Baths so a fantastic location.

The location can't be beaten, just a few minutes walk and you are over the bridge right by the Roman Baths and Abbey.

It is a short walk to almost anywhere in the city with great access to the Roman Baths, the cathedral, the Circus, the Royal Crescent, shopping and dining.

Five minute walk to the Abbey and the Roman Baths.

Staff were brilliant, very helpful (called a cab for us and called the Roman Baths for an enquiry).

It is very close to the centre - 10mins to the Roman Baths.

Delightful, quiet street which is only a few minutes walk away from main places of interest such as the Roman Baths.

It's also so central, only a 5 minute walk from the Roman Baths and Abbey (and your keyring has a discount card on it as well).

A 10 minute walk from the old centre of Bath, including the Roman baths, cathedral and the many shops and restaurants.

Walking distance of Poulteney Bridge, Circus, Royal Crescent, the Abbaye and the Roman Baths.

The hotel is fantastic and perfect, the location of the hotel is ideal as you are in walking distance to places like The Roman Baths, Bath Abbey etc.

A/c worked great, water pressure and temperature was good.

And bathroom facilities clean and comfortable.

The bed was very comfortable and the shower was amazing.

Always pleased with The Service and amenities.

The view was amazing and the tub in the bathroom was an added bonus.

All the rooms have been updated with used Bellagio furniture and new bathrooms and finishes- feels nice when you walk in your room.

The water pressure for the shower was great.

When you stay here you understand it is a budget choice without the amenities of the nicer properties.

He made certain our room had appropriate air conditioning standards and that our party had enough in room television entertainment and that we were able to take advantage of the other amenities that the Luxor has to offer.

Here room was much better and bathroom fan quiet.

The shower was huge and very clean and the cleaning service was excellent.

Beds were great and water pressures in shower was nice.

We stayed in a pyramid corner suite which has a whirlpool bath next to the window which was fun and the bathroom and shower was good.

Room was clean and updated and bed was comfortable, room was quiet.

but beds and pillows were very comfortable.

the resort is looking shabby and run down, carpets need cleaning, power wash the filthy parking elevators and walk way into the hotel.

Your elevators were turned off during the construction and no one notified your stafff so your staff could tell people that, the elevator was closed so we were stuck downstairs for a bit till we got help which was way later on.

elevators that don't work, dirty sheets and a broken bed, and employees who don't care and lack empathy.

Hot water took up to 10 minutes, bluetooth key on phone didn't work, elevators broke, internet worked intermittently.

The only bad thing we experienced was the elevators.

An hour wait in line for the one working elevator is ridiculous!

2 out of 4 elevators were out of order for our room section, digital keys didn't work, bathroom sink when turned on smelled like a sewer restraunts could not accommodate the crowds and knowing the crowds you have a dinner buffet could have helped alleviate some of that and overall way over priced

The same mess was on the carpeting in the halls and elevators several days in a row.

Rooms are dated, halls are dirty, half elevators are broken (elevator wait time is 20 minutes), breakfast wait time is 30 minutes and it’s $30 per person (welcome to Vegas!).

The elevators are really dirty, slow and the emergency phone units are all bashed in.

Elevators are filthy , rooms , walls and restaurants too.

but multiple elevators are broken requiring you to walk long ways to go up/down.

We got stuck in the rundown inclination elevator, one of four was totally out of service.

Casino and Hotel is lacking entertainment the food choices are more fast food than restaurants it only offers a Mexican restaurant and the rooms can use a face lift my bathroom shower was leaking water on the floor.

Some rooms near the elevator can be a bit noisy.

The elevator cabs lobbies were terribly worn.

The elevators were a constant frustration.

The staff at the front desk were very friendly.

Very friendly and knowledgeable staff and the check in and check out processes were seamless.

My stay was great, lots of friendly people staying the night as well.

All staff we encountered was super friendly and very pleasant.

Employees make you feel welcome and do a great job of doing that very friendly staff.

The housekeepers were very nice and friendly.

The restaurant choices are good, I especially love Diablos and the entire staff that I interacted with are so nice and friendly.

Great stay great value the staff was very friendly and helpful would recommend friends and family members to stay at luxor convenient to the strip had pretty good luck if I had one complaint it would be the buffet for brunch the breakfast side was not good at all for the price of the buffet.
