but never use it for heating, as ducted gas heating is far more effective and quieter.

Only downside for us is we're not a fan of stairs and this had a very steep narrow staircase (as was common in houses of this vintage).

The rooms could have done with double glazing and more substantial heating

but beware in winter the heating is not all that wonderful, so there's a slight chill in the air.

I had a quick look at what was on offer for the continental breakfast: some yoghurt from German-owned supermarket Aldi - again, why don't the owners buy Dairy Farmers, Yoplait or Farmers Union yoghurts manufactured by Australia's listed dairy company Bega and available at the excellent Daly's Supa IGA up Percy St in Portland - plus toast and tea/coffee.

Fabulous B&B awesome plus when in Portland this is the place to stay can't say enough nice things about Mandy and her husband absolutely brilliant, the food is delicious the breakfast was the perfect start to the day our room was warm and so comfy ,do yourself a favour and book in here .

Delicious cooked breakfasts every morning, a pre-dinner sherry or after dinner port, plus a comfy bed during our 4 night stay - what more could you ask for.

We stayed two nights at Victoria House, a very nice Victorian-era building that reminded us of British B&B's with its period decor, pretty rear garden, and waking up to the smell of cooked breakfasts wafting in the air - yummy!

Also a fabulous home booked breakfast in the sunny breakfast room looking out to the garden.

We did not take advantage of the optional continental breakfast because we wanted to see what Portland offered just a short walk down the road.

Our room was warm and cozy, and the breakfast was very filling and sustaining.

Mandy offers a delicious continental and cooked Breakfast for a fee.

The breakfast room,  where the  delicious man sized  breakfast  is served,( you do have the options to just have continental though) looks out over the pretty garden.

Mandy was absolutely fantastic, ensured we had enough to eat at breakfast and packed us a some snacks knowing we were going on the Budj Bim tour.

Mandy does a great breakfast, the household pets are adorable (Lily the sausage dog puppy endlessly entertaining) and the fire is lit every afternoon in winter in a communal lounge where you can chat with other guests or work on your laptop.

Breakfast was a feast with a variety of cooked items, cereals, fruit, yogurt and pastries.

And looking over the gardens while having breakfast was the best.

Mandy who serve the breakfast go out of the way and make you feel welcome to enjoy the breakfast.

Great breakfast to set you up for the day.

The breakfast was excellent and not to be missed.

And of course,  the breakfast was fabulous.

The Owners are such a lovely Couple, gave us good ideas where to go in Portland and we got the best Breakfast we ever had in our time in Down Under!

Your room is full of authentic old world charm with well hidden modern features such as WiFi, A.C., refrigerator and a super comfortable bed.

The owners are friendly and welcoming, the rooms are very comfortable, and the old bluestone building is really beautiful.

Our ground floor room was warm, clean and comfortable; and the roaring fire to welcome us in the sitting room (along with the sherry, port and fruit cake!)

There is something special about coming home to your accommodation after a meal on a cold night and finding a lounge room with fruit cake, port (or sherry), comfortable armchairs and a roaring fire waiting for you.

The room was was very comfortable, clean & tidy with a modern ensuite.

Bed was ok, could have had a pillow top protector to add a little more comfort.

The accommodation was very comfortable and had the added benefit of a lovely lounge area where we could sit and chat with the friends we were travelling with and enjoy a sherry or a port with some yummy fruit cake.

The house backs onto a lovely garden ( with garden gnomes for the kids to find) that you can sit in and or enjoy.

Maintains a delightful garden for all to enjoy.

I decided on Victoria House and stayed 4 nights  A beautiful Heritage House owner Ruth her husband Douglas were helpful lovely hosts, enjoyed the Continental breakfast set in the dining room & cooked breakfast while watching the beautiful cottage garden.

The gardens were stunning with spectacular roses a feature and I think a point of pride for Doug.

The stunning garden, the very lovely sun room and the comfy lounge (with delicious complimentary sherry and port) all added to the special feeling ”home away from home”.

Some of the ingredients were sourced from their garden.

The cooked breakfast was delicious served in the quaint dining room overlooking the cottage garden.

Our dogs also enjoyed the stay and were given the fun of the back garden to explore.

The nice roaring fireplace in the common room really added to the charm, and the gardens and breakfast room were excellent.

Old antique furniture with up graded bathrooms lovely veranda with a beautiful garden to sit and relax.

but enjoyed the delicious made to order breakfasts - a lovely way to start the day looking out at the cottage garden, catching up with other guests and getting advice from Stephanie about possible activities for the day.

The sunroom was a lovely area that overlooks an English garden and the sitting room in the evening always had a mixture of interesting people, lovely fruit cake and port if anyone wanted it.

We were happy to visit the sunken garden and blue lake in Mount Gambier.

Holland blinds blocked light: we moved the bedspread's accompaniment to block light coming in from the hallway.

Although the story about the resident ghost that walks the stairs and hallway meant that at a first sound of a creak - i had my 8yr old son sleeping in my bed - throwing elbows throughout the night!

It is like taking a trip over to Nana's house with all the antiquities lining the halls and walls.

Parking is free and unrestricted, The hotel also has a communal lounge.

There is a lovely lounge room available for you to use (with complimentary port and fruit cake each night).

Port/Sherry and fruitcake in the lounge is a lovely touch.

On a chilly night we sat in the lounge enjoying the fireplace as well as the complimentary port or sherry and fruit cake.

If you feel lonely in your room,  you can sit in the lounge by the open fire , sip on the complimentary glass of port or sherry and listen to the music (TV in the lounge - just like in the old days ).The owners were very friendly and attended to all our needs.

Downstairs, in the guest lounge they offer sherry, port and fruitcake.

The open fire place in the lounge with the port, sherry and cakes was great.

Cannot complain really as on arrival the log fire was started in the lounge for us.

The building is totally original 1860's, the room comfortable and beautifully furnished and the hospitality was excellent: fire in the lounge on wintry nights and warm hearty breakfast.

There is also a lounge with an open fire.

Be sure to have a glass or two of port with the wonderful fruitcake just waiting for you in the cosy lounge.

We had an absolutely wonderful time, enjoyed home made cake and a nightcap in the lounge.

Added to this was a common lounge which was very comfortable .

So many lovely touches like mints in the room, fruit cake and port in the sitting room.

We particularly enjoyed the long, hot baths following our walks, and the port or sherry and fruit cake by the fireplace each night.

The wood fire and sherry, port and fruit cake is a nice touch.

We had the best stay with our little fluffy furbabe, we felt so welcomed from the moment we arrived, Mandy and John were excellent hosts thinking of everything from Port and sherry with a bit of fruitcake by the fire to the amazing breakfast set up.

There was Sherry, Port and Fruit cake for A nightcap.

I loved the sitting room with its roaring log fire, pianola and complimentary sherry, port and fruit cake.

The property also has a sitting room with complementary cherry, port and cake and an open fire if it’s cold enough.

We three ladies had a large room with a winding staircase to the upper level.

A large carafe of chilled drinking water in the gust room fridges is topped up every day as well as tea & coffee.

Victoria House is full of history which you experience in every room and can read in detail in the beautiful sitting room.

This room with its carefully curated objects d'art revealed something new at every visit.

Each room is fabulously set up with all modern conveniences each with it own heritage features and  charm.

Warm and inviting, great hosts, charming and atmospheric heritage decor, a welcome change form sterile hotel rooms!

The B&B is a lovely old building with heaps of history and is very close to the waterfront, shops and eating places - and the rooms are very comfortable, spacious and well fitted out - not to mention spotless.

..the living room and bedroom are also fantastic. .

The rooms, and the rest of the property, are tastefully furnished to compliment the period building and there is also every modern facility you could ever want.

Owner is friendly and provided everything we needed.

Where to start, our welcome from Mandy was lovely, warm and genuine.

We were greeted as family or friends rather than paying guests and given a tour of the heritage hotel.

The house, the hosts and the location is wonderful.

On our second visit Mandy showed us around Victoria House and explained the history of the beautiful old buildings.

Mandy the owner was so friendly and helpful.

Could not wish for a more welcoming and charming place.

Ruth and Doug are the best Host we have ever met!

We  visited Portland, staff at Information Centre was very helpful.

The couple who own and run this were so welcoming.

Our room was accessed via the 1858 house's original staircase, built at a time when building regulations were non existent so the stair rises don't meet 21st century standards.

Steep stairs lead to some bedrooms including a high brass bed.

There was a small, private outside courtyard, perfect for breakfast.

Staff are great as is off street parking the only thing we miss is previously included breakfast

Pleasant continental breakfast is available with great coffee machine.

Our continental breakfast daily was included as I had booked direct with the hotel which was a nice surprise and much appreciated.

Good, simple breakfast was included, and the beds and furniture were good.

Quest breakfast was very light - there were breads and cereals only. If you are looking for big breakfast then better make it in room :)

but the basic buffet continental breakfast was very good.

It depends in how important breakfast is to you.

Both had 2 bedrooms, 2 bathrooms and a kitchen area which meant we could cook our own breakfasts.

Free wifi provided, and free breakfast was a welcomed bonus.

Breakfast is included in the price which is a plus.

We have stayed here a number of times in the past, this time one br apartment, very clean and tidy, bed was comfortable.

Amazing staff, any problems addressed immediately, we had a broken oven ,replaced with a new one next day, clean, quality bed and personal linen,  well positioned in a beautiful town!

We stayed in the very spacious spotlessly clean  two bedroom apartment with a balcony..

We are very happy with overall experience while staying at the Quest Portland - very clean, good location and friendly staff.

Hot water service is located behind locked door in 2nd bedroom which kicks in at 7am which was very annoying.

Need some maintenance in bathroom e.g shower door.

but un allocated so we had to park out on the street on a rainy night because others used all the spaces including outside our door.

My only problem was that the sliding door could not be locked and made me feel a little unsafe.

Fridge door hard to close, beds super hard.

Accessing the room at night was tricky as the stairwell was unlit and the (unlockable) door to the car parking area opened so close to the bottom step as to make it dangerous.

Otherwise, be prepared to straddle the toilet to close the bathroom door.

*The bathroom entrance is tight, making it hard to access the toilet as the door opens weirdly.

Room was tired, shower door leaked, room was not serviced at all over the two night stay, we had to request fresh towels and toilet paper and the rubbish was not emptied, container blocked our nominated car park

The main concern is love to see get fixed, to see an extra form of lock up high to prevent children opening the door and getting out.

9am at 25th morning, 2 housekeeping staffs knocked our door and tried to access into our rooms, it seems they definitely had no idea if guests still in the room!!!

but not so great if there are kids screaming and carrying on like kids do in a pool, also other guest were smoking in the pool area which meant we had to close our sliding doors.

Also we didn’t feel quite secure as the door and stair case leading to our apartment was always unlocked.

Long story short, the bride and groom used the apartment for the two nights out of three and to having to park out on the street because the “allocated”car park at the apartment door was taken by another car and when brought to the attention of the staff it was advised then that there is no allocated car parking.

The flyscreens on the doors leading to the balcony  were filthy and looked like they had never been cleaned and when trying to open them you had to practically force them open and one of the screens actually fell out of the rails.

Just a little concerned about security as outer door to our apartment and the one next door was left unlocked all night leaving it susceptible to overnight rough sleepers.

Our apartment was not clean and the outside terrace was very dirty with the screen door off the rails because there was so much dirt in the tracks .The bathroom was tiny with no space to even stand unless the door was closed .Breakfast both mornings was missing a lot of things that were advertised  and not replenished and there was no one around to ask or help .Overall it was below standard all around .

Our special request for an extremely quiet and private room was met - the room was perfectly located.

Quest is in a good location to leave the car parked, and walk to the water front or to any of a number of places for food or just have a look around.

Good service; Great location; Car parks in all Quest apartments are always tight; As weekends not serviced, maybe inform the clients in advance either at booking or in the beginning so that they can request and collect additional items available from the Reception desk on weekends.

Also a great location for a Portland stay.

Its in a good location, within easy walking distance to pubs and shops, and you can park on site.

Great location, fantastic staff always pleasant and helpful.

The location was convenient and the pool was perfect for the kids to enjoy.

Good location, good staff, would recommend for a family visit.

I enjoyed my stay had no trouble at all booking was easy check out was easy only cook utensils need to be better so we would find easier to cook and clean.

This apartment experience has made me want to book with Quest in other cities.

I would definitely consider it for my future bookings.

We booked a 2 bedroom deluxe and were happy with the whole experience.

overall was excellent experience recommend it and will book it again in future.

We will defenitely book again next time we are down that way.

I later cancelled my original booking online on her advice.

We have stayed here numerous times, booking a one bedroom apartment, and have usually been in an apartment down the side of the complex.

Do yourself a favor there are a lot of other nicer places in Portland with great customer service, book with the other providers

We booked for 4 nights and found our 1 Bedroom  apartment to be large and  comfortable, with plenty of light in living area and bedroom.

Would definitely stay here again and my advice would be to book in advance.

Effortless stay and excellent room condition.

A lovely quiet room with the only sound at night some rain on the roof lulling me off to sleep.

Despite there being a noisy family group in the room below, no sound at all penetrated to our room - truly excellent sound-proofing.

Other than that we were happy with the room and the stay.

Very happy with our stay for a family long weekend - close walking distance to shops, supermarkets and eateries, room had everything needed including full kitchen, plenty of car parking, very quiet room, will be back in summer

Rooms are well maintained and equipped with Foxtel.

Room was great, and so was the off street parking.

Staff are very helpful, the room was always cleaned and was very spacious.

My stay was great, great room had everything I required facilities were great and staff were very helpful.

it was an excellent stay, with great rooms, and comfortable beds and awesome entertainment options.

The service at arrival was friendly & professional & some great advice on where to eat.

Great service and great apartment with everything you need to have a long or short stay.
