but never use it for heating, as ducted gas heating is far more effective and quieter.

Only downside for us is we're not a fan of stairs and this had a very steep narrow staircase (as was common in houses of this vintage).

The rooms could have done with double glazing and more substantial heating

but beware in winter the heating is not all that wonderful, so there's a slight chill in the air.

I had a quick look at what was on offer for the continental breakfast: some yoghurt from German-owned supermarket Aldi - again, why don't the owners buy Dairy Farmers, Yoplait or Farmers Union yoghurts manufactured by Australia's listed dairy company Bega and available at the excellent Daly's Supa IGA up Percy St in Portland - plus toast and tea/coffee.

Fabulous B&B awesome plus when in Portland this is the place to stay can't say enough nice things about Mandy and her husband absolutely brilliant, the food is delicious the breakfast was the perfect start to the day our room was warm and so comfy ,do yourself a favour and book in here .

Delicious cooked breakfasts every morning, a pre-dinner sherry or after dinner port, plus a comfy bed during our 4 night stay - what more could you ask for.

We stayed two nights at Victoria House, a very nice Victorian-era building that reminded us of British B&B's with its period decor, pretty rear garden, and waking up to the smell of cooked breakfasts wafting in the air - yummy!

Also a fabulous home booked breakfast in the sunny breakfast room looking out to the garden.

We did not take advantage of the optional continental breakfast because we wanted to see what Portland offered just a short walk down the road.

Our room was warm and cozy, and the breakfast was very filling and sustaining.

Mandy offers a delicious continental and cooked Breakfast for a fee.

The breakfast room,  where the  delicious man sized  breakfast  is served,( you do have the options to just have continental though) looks out over the pretty garden.

Mandy was absolutely fantastic, ensured we had enough to eat at breakfast and packed us a some snacks knowing we were going on the Budj Bim tour.

Mandy does a great breakfast, the household pets are adorable (Lily the sausage dog puppy endlessly entertaining) and the fire is lit every afternoon in winter in a communal lounge where you can chat with other guests or work on your laptop.

Breakfast was a feast with a variety of cooked items, cereals, fruit, yogurt and pastries.

And looking over the gardens while having breakfast was the best.

Mandy who serve the breakfast go out of the way and make you feel welcome to enjoy the breakfast.

And of course,  the breakfast was fabulous.

The Owners are such a lovely Couple, gave us good ideas where to go in Portland and we got the best Breakfast we ever had in our time in Down Under!

To go with the old world charm is the substantial high cholesterol breakfast, enjoy and then take an extra statin after!

Our room was accessed via the 1858 house's original staircase, built at a time when building regulations were non existent so the stair rises don't meet 21st century standards.

Steep stairs lead to some bedrooms including a high brass bed.

Although the story about the resident ghost that walks the stairs and hallway meant that at a first sound of a creak - i had my 8yr old son sleeping in my bed - throwing elbows throughout the night!

but, as Craig said, not really needed because of the climate and the fact that the walls are (no joke) nearly 3 feet thick so it is well insulated for summer or winter.

Both had 2 bedrooms, 2 bathrooms and a kitchen area which meant we could cook our own breakfasts.

Free wifi provided, and free breakfast was a welcomed bonus.

Breakfast is included in the price which is a plus.

Breakfast facility was exactly what is needed.

Hot water service is located behind locked door in 2nd bedroom which kicks in at 7am which was very annoying.

Need some maintenance in bathroom e.g shower door.

but un allocated so we had to park out on the street on a rainy night because others used all the spaces including outside our door.

My only problem was that the sliding door could not be locked and made me feel a little unsafe.

Fridge door hard to close, beds super hard.

Accessing the room at night was tricky as the stairwell was unlit and the (unlockable) door to the car parking area opened so close to the bottom step as to make it dangerous.

Otherwise, be prepared to straddle the toilet to close the bathroom door.

*The bathroom entrance is tight, making it hard to access the toilet as the door opens weirdly.

Room was tired, shower door leaked, room was not serviced at all over the two night stay, we had to request fresh towels and toilet paper and the rubbish was not emptied, container blocked our nominated car park

The main concern is love to see get fixed, to see an extra form of lock up high to prevent children opening the door and getting out.

9am at 25th morning, 2 housekeeping staffs knocked our door and tried to access into our rooms, it seems they definitely had no idea if guests still in the room!!!

but not so great if there are kids screaming and carrying on like kids do in a pool, also other guest were smoking in the pool area which meant we had to close our sliding doors.

Also we didn’t feel quite secure as the door and stair case leading to our apartment was always unlocked.

Long story short, the bride and groom used the apartment for the two nights out of three and to having to park out on the street because the “allocated”car park at the apartment door was taken by another car and when brought to the attention of the staff it was advised then that there is no allocated car parking.

The flyscreens on the doors leading to the balcony  were filthy and looked like they had never been cleaned and when trying to open them you had to practically force them open and one of the screens actually fell out of the rails.

Just a little concerned about security as outer door to our apartment and the one next door was left unlocked all night leaving it susceptible to overnight rough sleepers.

Our apartment was not clean and the outside terrace was very dirty with the screen door off the rails because there was so much dirt in the tracks .The bathroom was tiny with no space to even stand unless the door was closed .Breakfast both mornings was missing a lot of things that were advertised  and not replenished and there was no one around to ask or help .Overall it was below standard all around .

Not being an apartment where you can wash or dry towels your stuck with the same damp 2 towels for the duration of the stay.

(Never told or advertised) absolute nightmare with a 1 year old, the floors and couches had stains everywhere, the showers all leaked and the bed linen in the cot was disgusting.

We were especially disappointed to find excessive amounts of mold in the shower alcove.

Unfortunately we lucked out and got one of the family apartments down the back next to the overflowing, stinking industrial bins.

but I did notice some mould & discolouring of pipes behind the toilet.

There were ants crawling on the bedspread and bed.Half empty bottle of milk and empty bottle of soda water in the fridge from previous guests which was not cleaned out.Absolutely disgusting exhaust in the bathroom with clumps of dust

The foyer into the room was disgustingly dirty, the price was way too high considering prices in Melbourne are less for a far better room.

Breakfast not the nicest - recycled pastries were stale and unappealing.

I was also given a sheet to sign stating no smoking no party, no guests after 10pm etc

but had a strong "cooking smell" that would suggest deodorizing or cleaning of the rangehood vents was needed.

The cooked breakfast was well worth the small amount extra $$.

The breakfast provisions were more than adequate and filled us up for a day of walking and exploring around the beautiful district of Portland and Cape Bridgewater.

We found a very pleasant park just around the corner as well, so Portland doesn't have to be about industry and the port.

Step inside the front door and tardis-like this beautiful house opens up with wooden panelled walls and high ceilings.

We had some very wet weather and did not want to venture out for dinner so we ordered home delivery pizza and Roger set the table for us in the dining room.

We sat in the large bay window in the living room reading the paper and enjoying a drink as the weather was not particularly favourable to outdoor activities.

Our breakfast was cafe quality and we thoroughly enjoyed it.

There was nothing else to bring/buy as normally required for a self catering unit - everything from candles in the spa-equiped bathroom (and the matches), your choice of nespresso machine and pods or ground coffee and plunger, loose leaf tea or various varieties of tea bags, dishwashing liquid, dishwasher powder & rinse aid, all the kitchen utensils, pots, and and bowls/basins you'd ever need in the kitchen while on holiday, and of course salt & pepper and various other condiments.

Because of COVID restrictions we cancelled 72 hours before staying (only needed 48hrs notice).

Fluffy large bath sheets as towels, even a face washer specially to remove your make up.

Wont be calling in ever again - they should just state that CHILDREN AND PETS ARE NOT WELCOME on their website, save us the hassle of making the phone call. :(

The breakfast provided is ample and fresh and was thoroughly enjoyed.

The cottages a gorgeous & well set up with a great breakfast selection.

We stayed in the Sunrise cottage, very well appointed and cosy with an open fire in the lounge room and good heating in the kitchen, breakfast was provided ready for us to cook.

We had a lovely time in a lovely cottage with everything we needed, fantastic breakfast provisions, thank you.

Amazingly comfortable cozy beds and a log fire laid ready to go with a fabulous breakfast left in the fridge.

Lots of coffee pods and instant coffee fully fitted kitchen and food left in the fridge for breakfast 4 rashers is bacon EACH a dozen eggs, half a loaf.

We stayed in Caretakers Cottage and breakfast was provided.

Cottages are self contained and well equipped for cooking, with breakfast provided for the morning.

The sunrise cottage is very spacious and comfortable and has everything one needs to cook dinner and breakfast.

•	Though breakfast is included, it is at the snack bar/restaurant at the light house, which does not open until 10:00 am.

Have never seen accommodation with so much provided, bacon, lots of eggs, fresh bread, spreads  all in a location only 10 minutes from Portland

They also provide light groceries to make breakfast with, all of which were leftovers from previous guest`s stays, including half a loaf of bread.

Everything you could want in the cottage including bacon and eggs for breakfast.

Breakfast provisions were good with cereals & bacon & eggs & coffee pods were provided for the coffee maker too.

Fully stocked kitchen with breakfast of bacon / bread / coffee (you make it yourself).

.. and the included breakfast was good too ..WIFI was stronger outside than inside - think it was in the cafe

but we were disappointed that we didn't even receive a courtesy call back.

I can only assume they have failed to purchase an internet package with adequate data for an accommodation provider, which is essential in this setting as there is no cell phone reception.

No one staying in the adjacent cottage so we were all alone out there with no internet or phone reception.

No internet or mobile reception and we could retrieve the information.

The assistant lighthouse keepers cottages have been renovated to a high standard and are very snug and secure - I say that because when you have 100km/hour winds you need to feel secure. Mobile coverage is sporadic so if you are joined to you phone at the hip then this is not the place for you,

however that we were going to be late and were minutes away from calling.

Had to go and get keys in town and then drive 8km to house and back because the wifi code to get in did not work.

but we wanted to avoid internet during our stay at the Lighthouse Cottage.

The only negative with our stay was the wifi modem couldn’t be connected to.

but try to keep under the 80km speed limit coming out to the lighthouse - the wallabies pop out suddenly !

Wifi is a little hit and miss which meant we had to talk to each other occasionally 😉

however the cottages do have wifi (almost a shame that they do!!)

That way we got the code to enter the cottage. Breakfast (bread, eggs, bacon, milk .   )

Overnight costs included free drinks and free continental breakfast, making it extremely good value indeed.

We have treated ourselves this visit to a King Spa Suite room 27 midweek stay was very reasonable rate and value for money especially when you factor in free breakfast for two.

Even with Covid guidelines the staff presented a very comprehensive included breakfast

And we loved our breakfasts each morning.

Breakfast poor, room Ok and pretty clean.

I loved the quirky, “old school” rooms and was very impressed with Housekeeping, Room Service, The Breakfast Chef and Reception.

Our deal included a modest breakfast in the morning which was perfect since we were on the road again that day.

Only warning - no lift so if you can't manage  a staircase, this is not the place for you.

The Quality Hotel is three floors and does not have an elevator.

There is no lift, so it is a bit of a pain if you have a lot of luggage.

No elevator so unfortunately it is not accessible.

3 stories, no lift, no good for old or disabled

No lift so we had to climb two flights of stairs with luggage which is not an issue if you are fit and able.

Obviously being a very old Hotel there is no lift and we had to take our own luggage upstairs and down which we didn't mind.

This was a recorded music over the house amp — not a live band or apparently any special event.

My room was directly above the band, and it was very, very loud.
