The toilet had no shower curtain / glass partition so using the shower wets the whole room including the water closet, which I really hate.

We rated it 4 stars because it is still undergoing construction and has no wifi yet,

3) The ATV vehicle has breakdown which is a disappointment

but their pricing scheme was very interesting, charging by per head instead of per room.

The staff drove us in (you are not allowed to go i yourself, walking or driving) using a golf cart and we saw swimming pool, river, animals and tractor for the farm, these are all for those guest staying with the resort.

A very basic hotel with good counter/service staffs attitude.

the room, staff and the services provided was beyond my expectation.

Pros : One of the few hotels with triple sharing rooms, it is reasonably priced ( $80 excluding tax ) and has excellent concierge and room service.

but conducive place to visit and the hotel stay is good as well considering a Budget Hotel, the Hotel is clean, service efficient and even provide simple local breakfast.

Majority of hotel here are not high rise so no lift.

The only down side is that their is no elevator in the hotel, pretty much the standard for hotel in this small town.

Note there is no lift or bell boy to assist in your luggage.Could be a challenge for physical disability or old people.Car parks are public ones chargeble from 8 am to 6 pm, RM0.60 per hour.

Adequate breakfast, polite & friendly reception, great location and a minute’s walk from the bus station.

The staff were super friendly and helpful - nothing was too much trouble for them.

We rode from KL to Tanjung Piai, stayed there for 1 night;

- Hotel staff is friendly
- Room & bath are clean
- Breakfast is simple

Every request were met by friendly personnel who supported willingly weather it was directions or clean towels.

3. the bathroom is a joke!

Toilet is so small and the WC is right in the middle of the shower, you can sit while showering.

The hotel owner must have invested on quite good quality mattress.

The reception is on the first floor above shoplots.

Staff speak english and the management is again very helpful and knowledgeable about local places of interest.

And the owner, Mr Siau, is extremely helpful to me, recommending me places to eat in Pontian.

Upon reaching Aikos, we were greeted by a fine view of the sea & the refreshing sea breeze.

Minus points: 
-the room still smelt of wood lacquer; guess it needs more airing
-there are no lifts; reception is a flight of steps up.

The smoke is so strong until we can't even sleep, & also worry we overbreath the carbon dioksida into our lung.

We smell the smoke in our room even closed the window & door at the bathroom (that's the only window because our room is without window).

but bear in mind , not all rooms have a window view.

although the single rooms has no windows it's not a problem for a short stay.

Other than that, car was given compound as hotel parking was full(2 lots only) and did not realise that we have to put parking on Sunday (not aware that weekends in Johor is Friday and Saturday).

There was a reserved parking spot, so we didn't have to worry about parking, since this hotel doesn't have a parking lot.

Would be good to put up on front desk and to remind customers.

The air condition unit in my daughters' room was not well maintained and I can hear that the blower working inconsistently, as if the motor inside is having some trouble running.

The rooms was old and worn, especially the tables.

There was a bit of a musty smell and, unlike most of the places I'd been so far in Malaysia, it had an ashtray in the room (and the room had been smoked in).
