Breakfast was included and was adequate (hard boiled eggs, waffle maker, cereal, juice, coffee/tea, fruit, yogurt).

The only negatives:  there's only one elevator, and it seems to move at a snail's pace, so I opted for the stairs most of the time.

although there was no hint of smoke, made our way downstairs (literally, not using the elevator) to the lobby, where the night manager sheepishly confessed to the cause of our rude awakening.

), only one slow elevator, my room only had a desk chair--no other chair, lobby was not very comfortable or inviting, paper-thin walls (if you’re unlucky, you’ll have lots of people letting their room doors slam shut, and you’ll hear every one), bathrooms have shower gel dispensers instead of actual soap.

The elevator was not the quickest, sometimes you had to wait couple of minutes , as it served all 9 floors and lower level.

While waiting to get on the elevator we heard one of the front desk staff say it would be 3 or 4 hours.

We had a hard time making the turn out of the elevator into the hallway, with our suitcases, were you are meet by a door as soon as you make that turn.

Only suggestion would be to look into possibly adding a 2nd elevator,

Elevator extremely small -- definitely not for the claustrophobic!!

A few reviews on here said elevator was too small and slow we fit myself I am average my husband who is 6'2" 240lbs (football player build)  a teenage boy and our 10 year olds and bags we were fine who cares if it's slow you're on a getaway/vacation I need to point this out sorry.

The only downside was that the elevator got stuck at one point and we walked to the 9th floor.

The only thing that annoyed me was hearing a door slamming in the morning since our room was right next to the elevator.

Clean room, comfortable bed, friendly staff, free continental breakfast, free wifi, free luggage hold so we could check out and continue our adventures the day we were leaving, and not have to carry our luggage around the city!

Being so close to Times Square, an affordable price compared to others in the area, cheaper parking than other locations, and having read some mixed reviews - we didn’t have high expectations,

It's an OK hotel in the heart of Manhattan at a reasonable price.

Overall, everything you need for a comfortable stay plus a great price point for the great location.

The beds are comfy, the price is a good value for New York hotel standards and the location is great.

They use a parking garage very close by that charges $40 a day which is a good deal in NY.

What a great convergence of fair price point, great service, and location.

It is in a good location in New York City and very reasonably priced.

Aside from these room doors being slammed when closed and waking me up all night, the room is ok, breakfast is ok, location is great, staff is great, price is ok.

Plenty of other options for a similar price with locations just as good.

We made our reservation through Hotel Tonight and felt we got a very good price.

But in the end I recommend the hotel for the price.

.everything was top notch, the breakfast was even really good, everything was very close to the hotel, Times Square was less than a block away, the price of the room can not be beat.

From directions, to reserving our ride to the airport (which was an excellent price) to the umbrella we needed on a rainy night!

In New York you’re going to pay if you going to stay in Time Square.

So to summarize, this is a decent hotel, it was very good for my type of trip and the price made the trip possible for a young couple.

Parking is across the street for very good rate for their guest.

The two of us split the $350 cost of this room, very reasonable for this great location.

Rooms are very small, reception was staff not friendly, they charged for storing the luggage, the breakfast was limited

Secondly, the rooms were very tiny and no bar fridge for milk for your coffee or cold drink.

Sadly on arrival we were given a very small room with the view being a brick wall about 6 feet from the window so pretty much no daylight was key in at all.

Rooms are small without feeling confined.

The room we were given was also VERY small.

A tiny room, 2 queen beds so close to the walls that you could barely walk in between.

The breakfast continental buffet is really good and has a great variety (eggs, toasts, croissant, bagels, waffles, cereals).

I can tell you that the former owners provided an outstanding breakfast (bagels, cereal, hard-boiled eggs, donuts & sweet breads, pre-made waffles, bananas/apples, yogurt, orange juice, tea, and coffee from 6 am-10 am.

Only a small window, mostly filled with AC unit, so if you don't like to feel closed in, a single room is not for you.

Minuses: The room was hot so I turned on the air conditioning unit which was loud and cycled on and off - it almost sounded like it was moaning.

No breakfast, shared bathrooms, rain on the radiator outside makes the room really noisy.

The air con was noisy so think this could be issue in high summer.

On the first night the AC was acting up making strange dripping sounds,

The heater was so rubbish in -10 conditions and there was no quilt only a sheet and a very thin blanket, the bed dipped in the middle too making it uncomfortable for 2 people to sleep in, bathroom was nice,overall a very average stay

Only thing is that in the winter you may want to run the ac to make it comfortable,  this is an old building so the heat pumps and radiatot clanks a little

The heating was a bit annoying in December, we had to open the windows because it was too hot, no thermostat in rooms.

The most negative points about the room was that it didn't have a basic kettle and also it suffered very loud clanging pipes intermittantly, including in the night, which i presume was the heating system - it did wake me up a lot which wasn't ideal when i struggled with jetlag throughout the stay,

The TV was a little small and the window air conditioner was a little loud,

My only complaint was the air conditioning, very loud so couldn't leave it on when I was in the room.

but the air conditioner is a window type prone to noise, so I cool the room then turn it off before going to bed or leave the TV on to muffle the thrum.

It is really not expensive regarding all this points, the only negative issue is the aircon that seems to be very noisy

I ended up sleeping without the aircon which was stuffy in a July summer-night.

The rooms were quite warm, even in October, and the air conditioning was noisy- pretty sure I caught a cold from having to sleep with the window open as the temperature dropped during the night.

The decor is old fashioned and a bit tired and the air con was noisy and not very effective.

but would look for other options first – in addition to the room size and shared bathrooms, our bed was terribly creaky and we had asked staff to look at a radiator issue but they never came.

Also be aware that there is no fan in the bathroom; in the one I was in there was just a small, secure window, so you won't be lingering in there.

We had a room with a shared bathroom, this never caused us any issues, bathroom was always clean and available, could ask for no more.

The shared bathroom was spotless and because only shared with a couple of other rooms, I think the guests also had a vested interest to keep it nice and clean.

Managers have done a wonderful job maintaining the historical architecture and interior design so you feel you're getting a real old New York experience, with all the comforts of wi-fi, cable, and spotless bathrooms.

We stayed in a twin room with shared bathroom, I was impressed with how clean the bathroom was kept, there were 2 on our floor (8th) and we never waited to use it.

The price is about what I would think it would be for a moderately budget hotel in a prime location.

If you are looking for an economical place to sleep in mid town Manhattan, the Hotel 31 is great.

Very close to subway, restaurants, etc.In residential neighborhood rather than tourist trap area that many big hotels are in, so good places to catch a quick and affordable bite.

Now for all the positives :)

- Located just a few meters away from the Grand Central station, you probably won't get more cheap options so close to the center of midtown.

For a budget hotel where we got the private bathroom, this is definitely thumbs up.

I was expecting a clean, very-few-frills, budget property in a good location for walking - and that's what I got.

Overall great for what I wanted for 3 nights on a budget.

All the staff we spoke to were helpful

 If you are looking got a budget hotel in a good location to explore Manhattan then Hotel 31 is perfect.

Traveling on a tight budget, I'd be willing to stay here again.

but it was clean, functional and affordable for NYC.

In all, I am very happy with our stay here and I would recommend it to anybody looking to stay in Manhattan on a budget for a few nights.

If you're looking for a cheap, clean place to stay this is the best hotel room.

All we wanted was a clean fairly central, cheap hotel to shower and sleep in - this was perfect.

This hotel is cheap, clean, and in a good neighborhood.

We literally just needed a bed, a shower and somwhere for our stuff for 4 nights, and this cheap hotel was perfect in that respect.

If you are looking for a modest, clean no-frills place to rest your head, then this is the place.

Plenty of exceptional fine dining and take out within a 100 yard radius catering for all types of food and budgets.

The building itself is old and elevator kind creepy,

The elevator is tiny ..old style like the ones we had while staying in Paris.

The small elevator is old-style with a sliding gate,

The elevator only holds 3 people, so you might need to wait a while if you're on a higher floor.

The carpet felt a bit gross, the elevator was weird.

The elevator was broke, so we had to walk up eight flights, there were two bathrooms for the whole floor of about 15 rooms.

however our only issue has been the lift being out of action.

Then you feel very lucky that the elevator works as eight floors with small stairs.

Elevator is an old fashioned elevator that could be a struggle if you have heavy or multiple suitcases.

Just one elevator (capacity:5) for a 12 story building.

The building itself is very narrow with an old elevator that takes you up to your floor.

The hotel appears to be an old SRO; the elevator barely fits 2 with suitcases.

but they told us our room was on level 3 and left us to struggle our way up by ourselves, despite actually watching us struggling to lift the suitcases.

When we arrive the elevator was out of order so we were put in a room on the second floor so we did have as many stairs to climb.

Management should bring in help to carry luggage when elevator is inoperable.

Lift is quite small so could be a struggle if you have loads of luggage.

The building I think, is 1900/1920's; the lift is small

Another main reason to give this poor rating is for elevator.

Also so many eateries close by, if visiting New York again I would definitely stay at Hotel 31, great value for money.

Stay at Hotel 31 so you will save enough to Spend your money when you are AWAKE in NYC.

It really exceeded my expectations based on the money I spent. I am already booked for later in the year and tried to book a 3rd stay and was bummed (although happy for them!)

I would definitely come stay here again and it is definitely good value for money.

However, if you want a cheap, clean, friendly, quiet place to sleep and are spending most of your time out of the hotel then it is perfect!

Overall, a great stay for the money with a couple of passable niggles.

This hotel is ideal for spending some quiet time yet not too far from the madding crowd.

I definitely recommend it if you don't want to spend a lot of money in accommodation.

This is the 4th hotel i've stayed in in NYC and it is the best value for money i've found so far!

but for it's price point and its exceptional location, it's a real good value.

I was headed to NYC for a quick trip and a fried I was meeting there suggested Hotel 31 because of the great price for that week- around $200 a nite instead of $400-$800.

The place is very clean and the location is unbeatable especially for the price.

We had a safe in the room that was included in the price we paid and a tv with a good number of channels,

Stayed 2 nights 2 blocks from the number 6 33rd and park 1 stop from grand central to take the shuttle to times square the rooms were clean , got a great rate on trip advisor 59.00 a night plus tax for 2 nights so book online that thing they advertise beat online rate by 15% not true good location and clean the shared bath too would recommend

So a great place in Manhattan for a good price

We are returning to New York in July and will be looking to stay at Hotel 31 again if competitively priced as it was during New Years.
