Bathroom was clean and I had no waits to use the facilities.

Bathrooms are clean and the beds are super comfy.

Every single trip (pre and post Covid) has been met with a friendly and attentive staff, impeccably clean bathrooms, and a good bed to sleep in before the next day of adventuring.

the positives: for so much sharing of restrooms and showers it’s clean.

The room was clean, the shared bathrooms were clean and attended to (there was one toilet that needed attention and the staff took care of it right away).

All rooms are like bunks of a ship and there’s an immaculately clean bathroom with showers and toilets on each floor.

Bathroom was always clean and never busy which was also a good point.

The Jane is located in a very nice area next to the Hudson, surrounded by the Whitney, High Line, Meat Packing District, Pier 51 park and Greenwich Village.

It's location in West Village, beside Greenwich village and the Hudson River, is perfect for exploring NY and enjoying the local restaurants and cafes.

It is the funnest place to stay in New York: by the river, by the galleries in Chelsea, by the Greenwich village, and in a great neighbourhood in its own right.

And all the restaurants and bars in Greenwich Village are only a short walk away.

Great little hotel with an excellent location to Greenwich Village and the meatpacking district.

This is a period hotel in Greenwich Village near high line. Overall, atmosphere is a bit quirky (in a good way); the  staff's uniforms and lobby atmosphere are reminiscent of "Grand Budapest Hotel."

Add to that its closeness to the Whitney and the Chelsea market and Greenwich Village and the friendliness and helpfulness of the staff and you have a sure fire winner!

The West Village location is ideal with so much in walking distance in Greenwich Village and nearby subway stations to the rest of the city.

but did taint our stay slightly, 
Location-wise, it's in Greenwich Village which is a beautiful part of Manhattan - right by the East River and a lovely neighbourhood.

Price, old world charm, the wonderful/nothing too much trouble staff, the prime Greenwich Village location, the cleanliness/slippers and bathrobes/wifi etc. etc.

Location is terrific - a quick walk into Greenwich Village, Chelsea Market, and the Highline.

Greenwich Village was lovely and there were great bars and restaurants within a few minutes’ walk, Hector’s Café and Diner is well worth a visit with great food, friendly staff and it is open 24 hours!

and the hotel is really well located in the greenwich village, in manhatan.

Location was great for Highline, Greenwich Village and not too far from underground.

Quite simply a delightful hotel with an abundance of character set deep within the perfect neighbourhood of Greenwich Village.

This place has character and is a short walk to Greenwich Village and the meatpacking district.

Situated in beautiful Greenwich Village, The Jane is just across the street from the Hudson.

Location is excellent for The Highline, Greenwich Village, Chelsea Markets and riverside walks.

Very near the bars eating spots and other attractions of Greenwich Village and the subway system.

The location is great - really close to the highline, chelsea markets and greenwich village which has a great vibe.

but the doors are heavy, so you could easily hear other people, and since bathrooms are shared, you could hear heavy doors closing all times of the day and night.

However, NEVER DURING CONSTRUCTION, NOISE & OBSTACLES & rude workman everywhere!!

but one morning a loud grinding noise from within the bowels of the building started at 7:12 AM.

It was a cold winter weekend, and hotel was fairly empty so no guest noise to worry about.

Main concern is noise: 
Pick your favorite: Westside hwy; The Ballroom club and your A/C -- they are all there rumbling, thumping and humming when you are trying to sleep.

The noise and vibration from the music make it impossible to sleep - especially if you, like us, are unlucky enough to stay on the second floor.

Inevitably there is noise, because there are so many rooms per hall and the doors slam slightly.

Ridiculous you can't open a club in an old hotel and not realise that the sound would keep quests awake!

Restaurant closed, rooftop private, ballroom private, no bikes, no padding on mattress- bedsprings are felt all night, no control of heat, hear everybody in hall,  SO tiny: if you are the slightest claustrophobic you should think twice.

but now I'm just not sure about the smoke and noise.

at 2am, I was literally bounced out of bed by a persistent booming sound that wasn't just loud, it was vibrating the whole room.

I was ill at the time (winter) and management had me sit with a fever in the lobby, coughing and wheezing up a storm, for an hour before management confirmed the rate I'd claimed earlier in the day.

Hip popular nightclub on the weekend so be prepared for noise and people.

Throughout the night, you will hear nonstop banging of doors and you will have terrible sleep.

The windows are not well sealed and the noise from West street is very loud.

I even told the front desk that if we experienced some noise from our captains cabin, it would be no problem.

though she was doing  us a favour by letting us spend money there.Maybe the management should give the staff a lesson in customer communication skills.We had a couple of drinks despite the noise from the drilling.The hotel was covered in scaffolding so they were obviously having work carried out.

We were told to wait in line which was odd because there was no line and the place did not seem overly busy ( usually you can hear the music and the crowd from the st).

Someone was smoking cigarettes either in their room or hallway.

Just some examples of unpleasant conditions:

• There was only one working bathroom on the 4th floor since the other one was sealed off, meaning 2 toilets, 2 showers and 2 sinks were to be shared by guests in the 40+ rooms on the floor.

Yes, there are some issues – the bathroom facilities are too few to serve the number of rooms per floor, the bunk rooms are seriously tiny, and the third floor suffers from the permanent aroma of fags Thanks to a couple of permanent residents who the hotel apparently have no control over.

While my room was small, this didn't bother me as I was out most of the day - nor were there any conflicts with using the shared toilet/shower facilities.

Everything about the room was horrible, and I’m used to small spaces.

The BAD: 1) rooms are insanely small, all you get in the bunk rooms are four hooks and a couple of tiny shelves, so you will be living out of you bag for sure.

Let's start with basics: Yes, rooms are very small i.e.

Hotel should point out that the cafe no longer exists, and you can't even get coffee in room OR LOBBY!

After a long day, sitting in the room wasn't good.

The single rooms are small and I couldn’t get my overhead light to go off.

The size of our room was a novelty instead of an inconvenience.

we hurried into our room, shut the door and tried to fall back asleep.

The staff when asked said there were no registered guests in that room--no way anyone squatted there.

Not all rooms have ensuite bathrooms and some are bunk beds.

The rooms are tiny, about the size of a walk in wardrobe, or a Queen Size bed.

That means that the average room is quite small.

The little courtyard outside our room had a small loveseat and a chair BUT you could not sit in them because the webbing was worn out and the seating was unusable.

but the rooms are beyond small and more cubicle as are the bathroom facilities.The fact that men and women share the bathroom are not for the private or shy.

but a bigger room as the bunkbed rooms are tiny.

The room was tiny yes and being a corner room was not ideal and it was even smaller in size.

Great location at the end of the High Line and close to everything in the West Village.

Fantastic views from rooftop bar, and in a nice area - really close to The High Line.

The staff are welcoming and helpful and the location is great - close to the West Village and near the High Line.

It's in a great location, very close to the High Line, lovely restaurants in walking distance.

Also a great location, close to The High Line, shops, restaurants, and more!

It is close to the High Line which is lovely for a stroll and Chelsea Markets are a nice vibrant place to visit.

The Jane is well located; close to the High Line (3 minutes), the subway (10 minutes) and the hotel is located next to the Hudson.

Love that it was near high line and so convienent to walk the Village too.

Not far from subway stops, very close to the High Line.

Just near end of High Line, and 8 or so blocks from several different subway stations.

The High Line is very close also for wonderful stroll northward.

It`s 3 mins close to High Line - it`s a beautiful walk.

Close to The High Line, smack next to the river and on a clear day you look you can see the Statue of Liberty.

The Jane is an adorable hotel near the High Line & Chelsea Market.

The staff here were really friendly and the location is great - it's right next to the southern terminus of the high line and close to boutique shopping and places to eat.

The hotel is close to the High Line which is also great for those that want to see the city from slightly higher up, its also a lot quicker than battling with the crossings!

Close to High Line Park and Hudson Bike Path + free bicycles from the hotel.

Being so close to the High Line, to the Hudson River and to Bleeker Street were definite plusses.

The Jane is my comfort zone in New York's far West Village.

Great location close to the Hudson River park, West village and downtown.

I’ve stayed at the Jane several times over the years since I’ve moved out of the West Village and it is consistently well priced, well situated, clean, and the staff is lovely.

The hotel is within walking distance of a number of attractions: westside river walkway and bike lanes, the High Line park, the Whitney Museum, and the West Village.

The location is unbeatable in the hip and beautiful West Village with a plethora of caffes bars restaurants small boutiques bodegas even a subway station etc all within walking distance.

The Jane is a very nice historical building in the west village very close to the Hudson bank.

The location is perfect near to all the best west village and meatpacking district bars and restaurants.

but cozy roof terras, nice location at the edge of the West Village.

This hotel is cheap, clean, and in one of the most desirable neighborhoods in NYC (West Village).

in the West Village and close to the subway.

Location is in West Village and I am so glad we didn't do the NYC city thing, because the outlying suburbs are where the real NYC flavour comes in and the restaurants and nightlife around this area and further down in Soho and Nolita is just excellent.

but renovated hotel in the pretty West Village, situated on the corner of a cobblestoned street and opposite the Hudson River.

The Jane is a funky hotel with lots of old world charm, in the perfect spot to enjoy the Hudson riverfront park, all the shops and restaurants of the West Village and Chelsea, the Highline, the Whitney Museum, the Chelsea Market .. just to name a few highlights within easy walking distance!

but is within walking distance of the Chelsea Market, the Hi-Line, the terrific bars and restaurants of the West Village.

Great location in West Village near restaurants, bodegas, bakeries, jazz clubs.

Only a small window, mostly filled with AC unit, so if you don't like to feel closed in, a single room is not for you.

Minuses: The room was hot so I turned on the air conditioning unit which was loud and cycled on and off - it almost sounded like it was moaning.

No breakfast, shared bathrooms, rain on the radiator outside makes the room really noisy.

The air con was noisy so think this could be issue in high summer.

On the first night the AC was acting up making strange dripping sounds,

The heater was so rubbish in -10 conditions and there was no quilt only a sheet and a very thin blanket, the bed dipped in the middle too making it uncomfortable for 2 people to sleep in, bathroom was nice,overall a very average stay

Only thing is that in the winter you may want to run the ac to make it comfortable,  this is an old building so the heat pumps and radiatot clanks a little

The heating was a bit annoying in December, we had to open the windows because it was too hot, no thermostat in rooms.

The most negative points about the room was that it didn't have a basic kettle and also it suffered very loud clanging pipes intermittantly, including in the night, which i presume was the heating system - it did wake me up a lot which wasn't ideal when i struggled with jetlag throughout the stay,

The TV was a little small and the window air conditioner was a little loud,

My only complaint was the air conditioning, very loud so couldn't leave it on when I was in the room.

but the air conditioner is a window type prone to noise, so I cool the room then turn it off before going to bed or leave the TV on to muffle the thrum.

It is really not expensive regarding all this points, the only negative issue is the aircon that seems to be very noisy

I ended up sleeping without the aircon which was stuffy in a July summer-night.

Also, I don't believe my room had a heater

The rooms were quite warm, even in October, and the air conditioning was noisy- pretty sure I caught a cold from having to sleep with the window open as the temperature dropped during the night.

The decor is old fashioned and a bit tired and the air con was noisy and not very effective.

but would look for other options first – in addition to the room size and shared bathrooms, our bed was terribly creaky and we had asked staff to look at a radiator issue but they never came.

Also be aware that there is no fan in the bathroom; in the one I was in there was just a small, secure window, so you won't be lingering in there.

We had a room with a shared bathroom, this never caused us any issues, bathroom was always clean and available, could ask for no more.

Room was clean (though dark) and shared bathroom was clean too.

The shared bathroom was spotless and because only shared with a couple of other rooms, I think the guests also had a vested interest to keep it nice and clean.

Managers have done a wonderful job maintaining the historical architecture and interior design so you feel you're getting a real old New York experience, with all the comforts of wi-fi, cable, and spotless bathrooms.

Hotel, rooms, lobby, bathrooms were all very clean.

but it has its charm and as well as the room as our shared bathroom were always very clean.

The shared bathrooms are very clean and there's a good number of them.

The shared bathrooms were always tidy and clean as well.

The shared bathroom were clean and I had no concerns about using them.

We stayed in a twin room with shared bathroom, I was impressed with how clean the bathroom was kept, there were 2 on our floor (8th) and we never waited to use it.

Shared bathroom was clean and there are a couple on the floor so I didn't have to wait.

The price is about what I would think it would be for a moderately budget hotel in a prime location.

If you are looking for an economical place to sleep in mid town Manhattan, the Hotel 31 is great.

Very close to subway, restaurants, etc.In residential neighborhood rather than tourist trap area that many big hotels are in, so good places to catch a quick and affordable bite.

Now for all the positives :)

- Located just a few meters away from the Grand Central station, you probably won't get more cheap options so close to the center of midtown.

For a budget hotel where we got the private bathroom, this is definitely thumbs up.

I was expecting a clean, very-few-frills, budget property in a good location for walking - and that's what I got.

Overall great for what I wanted for 3 nights on a budget.

All the staff we spoke to were helpful

 If you are looking got a budget hotel in a good location to explore Manhattan then Hotel 31 is perfect.

Traveling on a tight budget, I'd be willing to stay here again.

but it was clean, functional and affordable for NYC.

In all, I am very happy with our stay here and I would recommend it to anybody looking to stay in Manhattan on a budget for a few nights.

If you're looking for a cheap, clean place to stay this is the best hotel room.

All we wanted was a clean fairly central, cheap hotel to shower and sleep in - this was perfect.

This hotel is cheap, clean, and in a good neighborhood.

We literally just needed a bed, a shower and somwhere for our stuff for 4 nights, and this cheap hotel was perfect in that respect.

If you are looking for a modest, clean no-frills place to rest your head, then this is the place.

Plenty of exceptional fine dining and take out within a 100 yard radius catering for all types of food and budgets.

The building itself is old and elevator kind creepy,

The elevator is tiny ..old style like the ones we had while staying in Paris.

The small elevator is old-style with a sliding gate,

The elevator only holds 3 people, so you might need to wait a while if you're on a higher floor.

The carpet felt a bit gross, the elevator was weird.

The elevator was broke, so we had to walk up eight flights, there were two bathrooms for the whole floor of about 15 rooms.

however our only issue has been the lift being out of action.

Then you feel very lucky that the elevator works as eight floors with small stairs.

Elevator is an old fashioned elevator that could be a struggle if you have heavy or multiple suitcases.

Just one elevator (capacity:5) for a 12 story building.

The building itself is very narrow with an old elevator that takes you up to your floor.

The hotel appears to be an old SRO; the elevator barely fits 2 with suitcases.

but they told us our room was on level 3 and left us to struggle our way up by ourselves, despite actually watching us struggling to lift the suitcases.

When we arrive the elevator was out of order so we were put in a room on the second floor so we did have as many stairs to climb.

Management should bring in help to carry luggage when elevator is inoperable.

Lift is quite small so could be a struggle if you have loads of luggage.

The building I think, is 1900/1920's; the lift is small

Another main reason to give this poor rating is for elevator.

Also so many eateries close by, if visiting New York again I would definitely stay at Hotel 31, great value for money.

Stay at Hotel 31 so you will save enough to Spend your money when you are AWAKE in NYC.

but value for money this is the best hotel in NYC.

It really exceeded my expectations based on the money I spent. I am already booked for later in the year and tried to book a 3rd stay and was bummed (although happy for them!)

I would definitely come stay here again and it is definitely good value for money.

However, if you want a cheap, clean, friendly, quiet place to sleep and are spending most of your time out of the hotel then it is perfect!

Overall, a great stay for the money with a couple of passable niggles.

Stop at the eddieson hotelnewyork  was good clean  and tidy staff very good  and for breakfast  visit  the carve at the bottom  of the street  from the eddieson hotle   also go to the central park to see John lennon   had a good day at the  top of the Rock  get the hop on bus well  wearth the money   visit  the 911  memorial  so sad and statue liberty  had five days in newyork

This hotel is ideal for spending some quiet time yet not too far from the madding crowd.

I definitely recommend it if you don't want to spend a lot of money in accommodation.

This is the 4th hotel i've stayed in in NYC and it is the best value for money i've found so far!
