We sat on the patio on the second floor, which has a really nice view of the beach.

The hotel had it's own restaurant with the eating are on the 1st floor, with a great view of the beach.

Amazing staff, amazing hotel and location is killer, they have a swimming pool in the middle of the hotel with a cafe facing Beach.

Beds are very comfortable, bathrooms are new and sea view balcony’s offer views of the beach and the hustle and bustle going on down below.

Our room was clean and had a lovely view of the beach opposite which is what we were seeking.

The owners were very friendly and the room that we were shown to had a beautiful view from the balcony overlooking the beach.

From the balcony I had a nice view of beach.

Closed place with glass walls so it's possible to look at ocean and not being attacked by mosquitoes :).

Suggest reverse osmosis water system to provide water in refillable glass bottles versus one use plastic.

The room was dirty - sheets, towels, glasses etc.

(Especially when ordering a beer and a white wine, we got a can of beer and an empty wine glass!)

If you look budget rooms close to the beach it's a good choice.

The hotel is located close to the beach so it is ideal.

Very close to the beach (52 steps), in the middle of all beach restaurants, clean and big rooms, nice bathroom, hot water, aircon, fan, nice breakfast.

A conveniently located hotel that is close to the beach, with an amazing service that you would feel you are home with the comfort of the bed and with many facilities that accommodated us.

We most liked the proximity to the beach and the extra peace of mind offered by a free room safe.

I wonder if there is a better option in mirissa, because it is also very close to the beach with an outside shower.

The building may seem somewhat dilapidated from the outside,

but completion of the building work will be an improvement in itself.

but totally lacks charme: concrete building, no real garden (you are stating into a concrete wall), construction of 1st and 2nd floor above ground floor during the day (but you are at the beach), no TV as advertised on booking.com, A LOT of mosquitos and flies inside the room - we killed around 20 mosquitos and flies and still didn't get any sleep due to all the mosquitos biting us (no mosquito net).

however it will be a while until any building starts so no issues on that for me.

if you are looking for the right place to chill out, here the Lemazone Inn hotel is the right place It's very well located (50m from the beach) and the room is very clean and spacious.

Comfortable and clean rooms, just 50m from nice beach and also close to busy street with restaurants and shops.

The rooms were spotlessly clean, good bathroom facilities and great air conditioning.

Really great value - despite the fairly cheap cost, the rooms were really clean and spacious.

my wife and me went on a holiday to mirrissa and we accommodated in this hotel, i like the clean room and the friendly staff support.

The room was a totally new renovated room, the room was very clean and the bed was really comfortable.

The clean rooms and the modern bathrooms are in immaculate condition with a outside shower that is provided to wash off after the beach.

Lovely clean rooms with comfortable beds and a cleans bathroom as well.

The rooms are very clean and well equipped and is in par with what you will get at a star class room.

Less then 50m from the gate to the sand and even less to the main street puts this Inn in the heart of the action

50 meter and you are standing on the beach and 50 meter you are standing on main street.

but also near to the main street with all the restaurants.

The hotel is situated far enough from the street traffic and the restaurant music so we don't hear a thing compare to other places.

The best thing about this place is its location, it is a few meters from the beach (no street to cross).

On the street side behind the hotel you can get everything you need.

Two were down near the floor and one was half way up the wall for use by the kettle and an interesting rechargeable LED light bar hanging on the wall.

Dropped down to the beach (although no sea view due to their surrounding wall) for a swim and by the time we were back everything was solved and working.

Then FIVE DAYS before we are due to arrive, just when working like crazy to clear the decks before holiday, we get a message with no explanation.

Due to low season we were the only table served.

Surfing , although available on Mirissa (closest) beach isn't the best due to the sea being quite rocky

Mind that during low season swimming near the hotel is a no go due to the rough sea.

Due to room availably we stayed in a Family Room with a sea view (3 queen size beds) on our first night and a double room with a garden view on the second.

The location is incredible and having a huge breakfast of fresh fruit, omlette, pancakes and toast just metres away from the crystal clear bay while watching turtles swim every morning was amazing.

We stayed for 4 nights - enjoyed the fresh fruit for breakfast BUT got REALLY tired of the same mediocre daily breakfast of egg omelette and toast.

The breakfast on the first day was one of the best we had, on the sea front with fruit, toast, pancakes and eggs to order with tea or coffee!

the fruit platter was always very good as you could choose between Sri Lankan or Western Breakfast or a combination of both.

We were welcomed by friendly staff and a cold fruit drink on arrival.

Good food, a lot of fresh fruits included in the breakfast.

Also a nice variaty off fruits is included!

The breakfast was amazing, probably the best i've had in Sri Lanka (a choice of eggs, fruit, pancakces or Sri Lankan curry hoppers), and the staff was fantastic, with Malenke's down to earth and friendly attitude towards the guests.

but in working order, relaxing patio/veranda area for sitting outside, rooms closest to the beach can be noisy if windows left open (close windows or bring earplugs), includes huge breakfast (recommend local curry breakfast, served with fruit and coffee/tea).

Breakfast was fine, nothing exciting, fruit, eggs, toast and tea (for some reason the tea was pretty awful, yet the afternoon tea was really nice).

The breakfast was really nice; good coffee, nice omelet with toast and the fruit plate had different fruits like passionfruit.

The food was amazing, the breakfast is cheap and fulfilling (eggs, fruits, juice, tea, pancakes or traditional sri lankan breakfast), for lunch or diner there's plenty of choice too, the chicken is amazing, same for the seafood.

The food is exceptional with fresh veges & fruit every day.

If I had a minor quibble, they might like to invest in some cotton sheets as they were pretty rough on my Celtic sunburnt skin.

Renew sheets in white for a more hygienic look and feel.

though I didn't get a clean feel of the bed sheets and the towels ( I told them to change my towels on arrival since there were stains on the towels provided in the room).

Please note there is no wifi or tv rooms.

..to begin with there is no television in the rooms, there is no hot water on demand since they depend on solar energy.

So with No AC in the hotel we sat outside in 38 degrees waiting the 3.5 hrs for pick up and travelled home in sweaty cloths.

My kettle was broken, it was replaced, AC wasn't working in some rooms, including mine

Not being a fan of buffets we looked at the a la carte

The deluxe room need to be renovated with new furniture and a ceiling fan as well with the airconditioner, as it does get very hot.

but AC was leaking with litres of water in the room.

Good AC that switches on automatically when you get back to the room and place the key in the switch.

however open to the outside so it was stuffy (no aircon) however not unbearable.

The Air conditioning unit outside the room is so loud you can hear it in your bedroom.

but should have better ventilation system.

Unfortunately my sister's room had a problem with air-con leakage on the 2nd night.

The AC was not regulate-able, so guests won't be able to change fan speeds or its direction.

( so I do not know the usage of the AC if you can not lower the temperature manually. )

but the bathroom had a vent window to the corridor, which you couldn't close, couldn't shut the noise out, and from certain angles you could see through.

As the bar and restaurant area are open at the sides air conditioning in there would be ineffectual.

The hotel should seriously consider putting in some fans in the restaurant/bar area as it is very hot and at times quite unbearable!

We had various problems with door locks, in room phone not working, wake up calls not received and a leaking air con unit.

There is food for vegetarians, for lovers of local cuisine and European breakfasts and dinners.

The hotel restaurant has great buffet breakfast and dinner.

We had no desire to eat elsewhere as the menu was extensive, the food excellent and the service personal.

RM(Niroshan)restaurant manager(Nishantha)and lifeguard(Sanath) was extremely helpful and attentive.

Pros:
- Restaurant staff, chef and restaurant manager were great.

Their rooms also very clean and fully featured.
