The rooms were very clean, the bed and pillows were soft and inviting!

Room was spotlessly clean with crisp white bedding.

Whilst small, our room was clean and had great views of Lake Como.

The main  things to know are:  1)The rooms are very small and cramped, the bathroom especially.

The room is small and lacked a fridge, which I suggest they put somewhere in the room as you need one to keep cold water in.

Although the rooms are small they arte well equipped.

Unfortunately we were unable to book a room with a view, so we were in a tiny room in the back of the hotel.

but would of preferred our own balcony, as on the third night there was toilet paper all over the patio on the balcony, and it was right next to the outdoor seating area of the restaurant.

The bathroom was definitely in need of an update,

even though the shower was almost hanging off the wall !

although basic are classic Italian style as is the rest of the hotel ,with its gold mirrors,marble and chandeliers.

Extractor fan was “fixed” by handyman by stuffing paper tissue in it.

but when I eventually managed to find my wife and show her it, when she opened the bathroom door (I didn’t when I viewed it) there was an appalling stink of bad drains so again we were back to the receptionist who now miraculously found us another room to try.

Rooms are clean,bathroom very small,shower difficult to get into,I am average size 14.

The shower cubicle in the en-suite bathroom is a bit small,

The room itself was cramped and whoever heard of a hotel room with no kettle or a few complimentary tea bags/coffee sachets or even a shaver socket?

We upgraded for 70 euros to a room for a lake view which was actually french doors leading to a shared patio area with a lake view. The patio and pool furniture and cushions were a bit tired (as was some of hotel's decor) and it was 2 days before toilet paper (clean I think!)

* Some staff were quite abrupt/disinterested (stark contrast to its sister hotel, the Bazzoni
* Room - door handle fell off in hand, leak under bathroom sink, dust under beds, no hand towels, extra bed was back breaking had to use duvets to pad the springs!

The corridors to the rooms were a bit smelly and the bathroom definitely needed some updating.

There was significant rubbish -an old cardboard toilet tube and a used tampon behind the toilet. Yuck!

I have never been anywhere that didn't have some kind of room, with a shower.

-Lack of information eg we are English and were given a hotel guide in Italian on check in and left to figure everything out ourselves.

I didn't l!me the bar area as it was like a cellar with mirrors and the outside area needed  comfier seating and better appealing lighting, walked down to sister noted in the evening to sit outside and listen to entertainment.

On arrival at this place I knew it was going to be poor.

What could have been an amazing holiday totally ruined by poor quality accommodation.

Coffee & tea poor, same food night after night.

Having seen some of the poor reviews we were a bit concerned about our stay here.

The entertainment was poor and the downstairs bar area needs an overhaul / it’s a miserable place..

The only negatives really were the bar downstairs (very dated, poor entertainment,

* Awful Food - repetitive, cold and poor quality!

Sun Terrace seating was in very poor condition with no cushions.

Some very poor club singers were on offer and nothing else.

AI package very poor and not customer friendly at all .

The room was dirty and the decoration poor.

All inclusive wines and spirits were of poor quality.

The lunches and dinners, reminds me of the process of cattle feeding, with basic,poor quality food and the most disgusting all-inclusive alcohols I have ever tried.

3)	The hotel’s pizza restaurant across the road has a poor selection and the pizzas we tried on our only visit were not able to be cut with the knives supplied.

the bar down stairs had no atmosphere, one person serving the poor girl was the most worked person at the hotel, and the drinks were served in the smallest glasses more like a test tube glass.

but sadly the holiday was overall disappointing because of the hotels poor standard.

The food in the restaurant was poor and didn’t reflect what we thought we would expected.

The bar is like a working men’s club, not a place to have drinks and chat.The service is poor on the whole, particularly at the infinity pool so unhelpful and cannot be bothered to serve you most of the time.

\hotel was clean and the staff VERY friendly, the rooms were clean and other than it was near the end of the season they were in a reasonable state of decoration.

I found my room to be clean, majestic in its appearance and well appointed.

The food was excellent, rooms clean and we had a fab lake view.

Our room was spotless, the service was friendly and efficient.

Good quality hotel, excellent staff, clean rooms, large dining room, good proper Italian cuisine, freshly cooked our room had a fantastic lake view.Go for the pasta cooked for you to order.

I will start with the positives - 
- we paid for a lake view room, and the view was great; 
- The room was clean enough,

Our rooms stunk when we walked in, it was a fishy dirty smell.

The first room I was given had an extreme smell of damp/mustiness - I soon found out why when the room flloded.

We were told by the staff that they don't have any heating and was just given an extra blanket (which was dusty and smelly)

The booking was all inclusive

but it let light in and no smell, but this had taken too long at the end of a long day and I was losing the will to live.

The hot breakfast consisted of boiled tinned mushrooms, scrambled eggs, wet and sloppy one day, dry as a bone the next, floppy bacon swimming in greasy water or sometimes a suspicious kind of frankfurter sausage in a wrinkly leathery skin - disgusting.

· Our room had a Strong fusty smell and watermark stains on the walls and ceiling.

The room smelled like bleach upon arrival.

The bar itself stank of fish and drinks were served in awful glasses.

but when we first arrived felt cold and damp.

However, in this hotel the smell of sewage was inside.

benidorm or a one star hotel the lift broke down twice   meal times were a bun fight if you could get a seet that was all inclusive a joke  cheap and nasty drinks

The engineer found the unit had burned out so had not been working since our arrival,so why on several occasions were we told it was fine ?

However it quickly dissipates as you walk around your dilapidated creaky old room that smells musty and is not clean.

The second room is just stinking of drains and sewage.

What meant to be grant turned out to be very much below average, dated, dirty, old and very basic rooms, with an awful smell coming from the drain pipes in the toilet.

The food was disgusting, so much so even a dog would turn it’s nose up at the sparse buffets for breakfast, lunch and dinner.

The hall ways to the rooms smelt of sweaty shoes in places and never once did I see 
them vacuumed so dust was accumulating in the corners.

The negatives was the quality of furnishing in the room for what is charged was very poor.

The desk staff all spoke English and even offered some informal tutoring for my poor Italian - when asked for.

but that's probably due to the poor ventilation, but overall very clean.

There were some downsides, our shower was a joke and the breakfasts were poor--better to save money and walk a few yards for a super breakfast nearby.

Breakfast is somewhat poor, it was included in our deal.

So it was heavily booked out and we ended up with a room that was very poor accommodation.

Although the hotel was in a great location at the waterfront, the condition of the room given to me (despite the nice Lake view) was poor.

Bad or poor choice of food during breakfast - again very basic and poor standard.

We stayed in a large room without a view (a little bit dated) in preference to 2 other waterfront hotels offering rooms (with views) that were in poor condition.

WiFi reception in our room was very poor and didn't work often.

The staff and service were average - not great not poor

but maid service is poor and the AC does not work like in most of Italy.

Take no notice of any poor  reviews you have already read.

The cons are slightly tired furnishings and a poor shower option (hand held only).

Friendly staff, good selection at breakfast which can be taken on the balcony overlooking the lake and spacious, spotlessly clean rooms.

Specifics included a warm welcome at reception and a spotless room with 2 balconies with a partial lake view.

Room was clean, comfortable quiet and had a peek of the lake.

The cleaning staff had our room spotless always and the reception staff were always so lovely and helpful.

Only downside was very loud from Reception area at night and a slow elevator.

It was extremely slow and at times it was quicker to take the stairs.

My only one small complaint is that the internet was too slow.

We didn't have a balcony, which would have been nice, and the small lift is very slow.

Be warned – the lift is slow and small and only remembers one floor destination at a time.

The free to guests computer came was 20th,not 21st century and was so slow as to be useless-luckily the helpful owner/manager and reception staff used theirs to check in for our flight home.

but is very slow or doesn't work sometimes.

although there is free wifi in the room it was extremely slow and it kept disconnecting from wifi.

but on our level there were several small flights of stairs to negotiate from the elevator (which is tiny and slow) and our room.

As the whole town works on a very slow one way traffic loop, there's no problems with car noise along the front like you find in some of the lake towns.

Service at hotel and its linked restaurant is very friendly (if sometimes a little slow).

The service at the restaurant outside was quite slow

but slow and often rude service at the front desk.

We needed to show our hotel booking details to get a ticket  for access, and after a slow drive down the narrow, crowded main street, were fortunate in being able to find a parking space in front of the hotel which was ours until the morning for 3 Euros; otherwise its pull over, dump you bags and passengers in reception and park the car wherever you can.

Our room had a very small balcony with a 'peekaboo' view of the lake.

The not great - rooms were on the small side

Beware that some of the rooms are very small (not unusual for Europe) and we changed our room part way through our stay to get a larger room.

The room was small, basic, clean and had a bit of charm.

We stayed in room 45 which was luxury after 3 weeks of tiny room travels.

But that was it Absolutely awful ongoing noise from the clanking ferry.

The only other issue was since our room overlooked the walking area where there are shops, it could be a little noisy.

Only downside was the noise from the ferry,

although we didn't need this & never had put them on the floor for renewal.There is a music bar to the right of hotel which doesn't finish until midnight which may impact on some guests although sound proofing is pretty good.

Wasn’t overly crowded while there so noise from waterfront didn’t come up to room.

We couldn't really enjoy the view not only because of the noise

The only down side was the relentless noise from late night music events nearby.On the Saturday night this went on till 4am.

Due to the position of the ferry boat stations it can at times be a bit noisy,

We were allowed to park in the limited traffic zone because we were staying there.

The noise was not her fault and there would be no refund.

This does mean it can be a bit noisy if you have the windows open in a lake view hotel room, as the ferries come & go all the time.

But then the rest of Bellagio does not awake before 1100 so not many other options

There may be some outside noise in the evening if you are sensitive to that,

Although it did not affect me, the noise from the ground floor tends to carry on to the first floor room and may be an issue for some.

but if you had the doors open was noisy as next to car ferry.

It's on the lake between the ferries, so, sure, there was boat noise

Now good things:
Everything in rooms is new and clean.

Comfortable, clean room with partial lake view.

Everything in our room was clean and tidy and the housekeeping staff did a very good job, it was always spotless, with new towels every day and regular change of bed linen ( we stayed for 10 days ) Breakfast was fine and we ate outside a number of times at lunch time.

It's still a very good place : incredible location, large and clean rooms.

The hotel is the perfect place to stay - easy walking distance to everything in town, a nice restaurant overlooking the lake, friendly, professional service and immaculate rooms -

Our lake view room was clean and pleasant, adequately sized, and had air conditioning and a minibar/fridge.

I would say that breakfast was what 
you could expect from a three star hotel, the shower in our room quite small, and ferry passing by our terrace often :) which some might not like.

It is only slightly let down by the rather small rooms,

Guests in garden view rooms complaining that they were dark and cold.

They were never asked to quieten down in respect to other guests.

but is messy with all guest rushing around trying to secure something of poor choice buffet.

We had to politely remind him we were paying guests at the hotel and had as much right to be at reception asking questions as the wedding guests did.

A techno DJ catering for mostly retired guests, then the only other was a pianist!

One guest was told it wasn't a shower just a hair washing attachment.

Many guests had no first course as the food was not suitable for their taste.

I would have liked to give the accommodation four and a half points and unfortunately the half point was lost by the food which we felt was sadly below the standard of the rest of the Hotel, and because of the reliance on two slow small lifts to get guests between the rooms and the bar and restaurant.

However the terrace fills up quickly and indeed on the second night we were there they hosted a function leaving the guests out in the cold.

Again, only 'some' of the restaurant staff were just not very happy, not sure if it's coming to end of season and they're tired or maybe the management are not nice, whatever it is though, it brings the rating of the hotel down and also its guests.
