The room was superb, the breakfast and the service was first class and the hotel decor was exquisite.

The location is ideal, the staff is super helpful and friendly, the rooms are lovely, the breakfast is excellent.

Rooms were immaculate and luxurious, and breakfast was a much anticipated event for us each morning, as the food, variety, and service were exemplary.

The breakfast is sensational - so many hot and cold choices, plus the loveliest rice pudding I’ve ever had.

If you enjoy traveling to well kept and maintained historical site, with an amazing team who only wants to make certain your experience is pleasant then you just found your home in Lisbon!

If you want historic, best location in the middle of everything, great views, great staff, this is the place.

The hotel is beautiful and historical, we had room 416 with a statue to the right of our window.

The location was perfect for visiting the sites of historic Lisbon.

Apart from being a most elegant and historic hotel, with an impeccably professional and friendly staff and a top flight breakfast buffet, this classic luxury-beauty from 1892 - ideally positioned slam in the middle of everything the city has to offer - has a really great ambience.

Perfect location, caring staff, personal service and classic old world European charm.

This hotel had all the classic charm supplemented with all the modern touches the traveller of today requires including lots of chargers and a fully charged no cost I phone in your room to take out and about with you if required.

The Avenida location within historic Lisbon is the best.

We chose Hotel Avenida Palace because we are very fond of historic hotels.

From the moment you walk through the doors everything is beautiful, the staff is courteous and caring, classic and charming hotel.

but also for its historical connections - you will be staying in a building which in its time has hosted not only the rich and famous but also Spies, secret agents, world celebrities, Royalty, and of course, Alves Reis, arch conman and brilliant criminal mind, who used the Palace bar as his office, ( do go for a look at his house, The Casa do Menhino D’Oro, The house of the golden boy, and then afterwards visit the home of Amalia Rodrigues, which is close by, Amalia’s pet parrot, Chico, will welcome you!)

One last thing, the breakfast buffet is extensive in a beautiful room overlooking a roundabout of the Main Street with a classic monument to view.

The hotel is in the center of the city, it is clean, well designed and the night music is a great addition.

Staff were welcoming and helpful, the building is absolutely stunning, bar with live music (and well made cocktails)  in the evenings is a lovely touch and the location is very good for a wide number of hotels and tours.

Their bar has live piano music most nights.

Great location next to a metro station; free breakfast, upgraded to a suite upon arrival, music in the salon nightly, good drinks from the bar.

Our room was great, housekeeping was outstanding,and the bar downstairs was a perfect place to unwind at the end of the day, while listening to jazz or fado while sipping perfectly made drinks.

The staff were so attentive, from the front door to check in all very special, professional with old style grace, in the bar at the piano lounge, plus the cocktails were delicious 😁 and the breakfast experience was 2nd to none and I have been lucky to travel to and stay in some of the best hotels in the world.

We also enjoyed the live pianist each evening whilst having a drink in the bar.

The classical pianist playing the piano in the lounge everyday at 7:00 pm and the choice of a complimentary bottle of wine in our room.

At 7 pm each evening there is a 1 hour piano concert.

We wanted to spend more time enjoying the evening music in the stunning bar area, it's that nice.

Their cute bar is a good place for a pre- or post-dinner drink and had lovely music every day.

We enjoyed the tea service and the nighlty piano music.

At night we'd stop off at the lounge for drinks and live piano music.

The large, open lounge space is a nice place to relax after a day of sightseeing to enjoy some music and a glass of wine.

Easy to walk anywhere and the train station is right next door, making an early morning trip to Sintra a breeze.

(try a day trip to Sintra if you have time).

Easy walking distance to many of the main attractions with  metro stops and Rossio train station from where you take the train to Sintra  right next door.

But you are literally next to the train station for Sintra and the bus stop and the Metro.

We loved the location in the old area of Lisbon which is perfect for a stroll through the town or a train to Sintra (a must see).

Booked this hotel for summer holiday with family, beautiful looking hotel with great location and very friendly servers, the room is old school classy with comfortability, there is a train station next door provide easy access to nearby town like Sintra

It is in walking distance to the historical center, just few meters away from Rossio train station (trip to Sintra) and has a nearby metro station.

The location is perfect to tour Lisbon and to take the train to Sintra.

The hotel location can not be beat, it is immediately next to Rossio station which is the main gateway to Sintra.

It’s directly next door to the Rossio train station that goes to Sintra and a 1 minute walk from the Hard Rock Café and Restauradores square which is where many of the tour companies begin their tours.

It was so convenient to have a five minute walk to our Sintra/Cascais tour departure area at the Hard Rock Cafe.

The location is fantastic and minutes away from everything, including the metro and the Train station if you are planning on visiting Sintra (highly recommended).

We booked a small group trip to Sintra and had a great time.

The concierge service was really good, and they arranged a very nice trip to Queluz, Sintra, Cabo da Roca and Cascais with a private driver.

The only minor negatives were the shower being on the small side and we had a couple days of missed turndown service.

The bad thing is the bathroom was so small and it's not advisable to open door widely because the toilet seat blocks it, a sliding door will be better option

but can’t recommend because of short-sighed corporate policy that requires that the totally unnecessary door in the tiny bathroom that is just always in the way (it HAS to be closed to sit on the toilet which means your significant other is trapped either in or out while you are sitting) HAS to remain in place and they would not remove it upon request even though there is already a door separating the bathroom from the bedroom in the small hall.

For a suite of that size, the bathroom was tiny, just filling some spare space between the two rooms.

Both times, they set up the kids' area in the cutest way, with tiny bathrobes and slippers for them!

It was joined by a dark corridor and had a tiny bathroom, with a shower that my husband could barely fit in.

The bathroom is small, Two people were hardly can use at same time.

It is a very old hotel so the rooms are small as are the bathrooms.

Only real let down was the gym, just a couple of cardio machines in a small room.

I don't think rooms are 5 stars, a bit dated and our bathroom has a sewer gas smell for a few days.

My wife suffers from severe mold allergies.

but it is old so the rooms have that wet mildew smell.

but upstairs it’s musty and very dated.

There was a very bad sewage smell coming from the bathroom especially in the morning.

We left them in the room when we went out for the day around 10am and they came back around 4pm the same day, folded immaculately in a nice wicker basket and smelling fresh.

The sheets smelled dusty as if the bed had not been used in a while.

Well after that I must say the place was so dated and musty.

But it’s not cold cereal and stale pastries.

Only issue was a slightly musty smell - hotel staff advised and said would be looked into.

The shower/tub grout was covered with mildew.

but then I check out the night and I stumble across the lobby smelling of tobacco and the officials smoking it inside totally a lack of respect as I remember at check in saying it was forbidden .

The breakfast menu is rich and wonderful.There is a feeling that the mentaiko came to Hakata.Laundromat free is attractive.However, there is a way to shorten the time of laundry, and it helps when there are few laundry items.

One morning was egg noodles with diced mixed vegetables, tossed with some sort of gravy and topped with flavored bread crumbs and a poached egg, the next day was a calzone with a little bit of Italian sausage, pepper and onion, topped with tomato sauce and a poached egg.

I often visit Napa and Napa Valley and have tried a variety of wonderful hotels and wonderful bed and breakfast in Napa.

The gluten free breakfasts are out of this world!

Our room was quaint and comfortable and breakfast was delicious.

Breakfast was amazing, and was something I looked forward to every day.

but most special was Jim's and Jamie's unique, carefully prepared, and delicious breakfast (and coffee) that they served every morning (coupled with great conversations) in the charming courtyard.

The breakfast each morning was fresh, delicious and filling.

Jim is the star behind the kitchen and the breakfasts are truly creative and delicious!

Great hosts, great location, free parking, amazing breakfast, super comfy beds!!

Our favorite, though, was sitting and talking to Jamie and Jim, when he wasn’t in the kitchen cooking up something incredible for breakfast.

There are some sweet welcome touches, like a split of champagne and homemade truffles and cookies, as well as really delicious, creative, full breakfasts every morning delivered to your room.

The breakfast each morning could have been served in the finest restaurants, and our hosts, Jamie and Jim, were simply amazing, with great conversation, insight and history of Napa, and tremendous recommendations on both wineries and restaurants.

Even with all these positives, I’d have to say the best parts of our stay were the creative, unique and delicious breakfasts every morning.

Jim went out of his way to make sure I had dairy free breakfasts.

Everything from the rooms where they had thought of every every last detail - to the beautiful courtyard to the yummy, amazing homecooked food, in-room sparkling wine, truffles and cookies.

Fresh baked Cookies were available later in the day whenever you wanted.

They have cookies downstairs when we checked in during the day - what a nice touch.

From the cookies upon arrival, the homemade granola, and the different breakfasts each morning with delightful gluten free pastries (blueberry fritters, cinnamon twists, apple turnovers, etc) and gluten free dishes (pot pie with the BEST gluten free puff pastry top,

Highly recommend to stay at this place when in Napa and be sure to request the yummy Chocolate Chunk Cookies!

Chocolates, cookies, bubbles and a spotless room.

The truffles, cookies, and champagne on arrival were the perfect welcome, and we were able to eat socially distanced breakfasts in the main manor on request (or have it delivered to our door).

I could easily say that it’s Jim’s homemade chocolate chip cookies that keep us coming back or the creative and flavorful breakfast dishes never served to you twice;

Champagne, vegan cookies, and truffles were waiting in our room when we arrived.

Make sure to save room for the chocolate chip cookies - they can't be beat and are a nice treat when wine tasting all day.

If you are a human being and enjoy chocolate chip cookies then the secret is now out that the best cookie you will ever have in your life is located at the Inn on First in Napa, California.

Innkeeper Jim makes amazing chocolate truffles and chocolate chip cookies, and these were waiting for us when arrived at our rooms.

They also give you homemade truffles and chocolate chip cookies!

We also had chocolate chip cookies and the most amazing home made truffles waiting for us in our room!

Hosts at some of the wineries we visited mentioned the cookies and breakfasts when they found out where we were staying.

Jim, the chef, is masterful from the welcome cookies and truffles to the gourmet breakfasts that delight both the palette and the eye.

I would love to get my hands on more of those cookies after all! :)

Book this place for the wonderful hospitality provided by Jamie and the amazing breakfasts (and cookies) by Jim.

Jim is a fabulous chef and the breakfast and cookies are delicious!

Note to staff:  perhaps you can provide a white noise machine for those light sleepers :)

I was surprised by all the labels saying don't do this, or don't do that.

Only small issue is that if you're a light sleeper if might be a bit noisy- heard some street noise (ambulance, loud motorcycle) throughout night and if you wake up early like I did at 5am one day, you sort of feel like you need to stay in your room because you don't want to disrupt others,

The only thing I might add is to ask for a room towards the back if you are a light sleeper as in the mornings you might have problem with traffic.

If you are a light sleeper, I would suggest an inner room that faces the garden since road traffic gets a bit noisy around 6:30am.

but light sleepers should be advised to stay in a room away from first street.

I would recommend earplugs for light sleepers if there's inconsiderate people in the mansion, as the doors have a tiny gap under that allows in some sounds.

Excellent B&B and it was a very pleasant experience.

I have never in all the years I have visited Napa had an experience as unpleasant as this.

I felt like their recommendations were all about the quality of experience and not about some local tip or inside connection.

If you're a hotel person, i'd still consider this for the personal experience that you'll love.

The experience exceeded our expectations.

Absolutely loved our experience with Jamie and Jim at Inn on First.

Jim and Jaime could teach a master class in hospitality.

Staying at the Inn on First was our best bed and breakfast experience ever.

I couldn’t possibly say enough to relay how lovely we found our experience of the Inn on First.
