The road going to the hotel city entrance is very dirty and a little bit dark in the evening

but the lighting itself was a little bit on the dark side for me.

The only point I dont like in the room is that the curtain is not blind so the room was not dark in the morning, so I could not sleep a little more as I wished one day.

Cons:
A bit dark area around the hotel, going to the back exit to the street we saw some big rats on the street (not fault of the hotel).

The lobby bar is beautiful, if a little dark.

However, the road is a bit dark at night.

but you have to pass through some not so pleasant streets (as in smell, and a bit dark in the night).

As it was dark when we checked in it was difficult to say if the view was nice or not.

The junior suite looked like a Oriental palace with dark heavy wood everywhere in the room-one of the nicer rooms in which I have stayed.

I decided to stay here because of its location.

Facility are great, location are great and all staff are helpful and really friendly.

The location is great -  if you can, get a room with a view of the river.

The hotel was located in a walkable like 10 minutes from the happening places and restaurants.

Location wise, absolutely perfect, walking distance to lots of attractions such as pho-di-bo Nguyễn Huệ, water bus at Bach Dang river….. and lots of food choices/ options.

We booked a river-facing room that located on the high floor facing right to Saigon River and the view was amazing during early morning.

The property is is also located very convenient to many Restuarant.

The hotel is located in the heart of the city and it’s easy to get to shopping centers and walking streets.

Lottes' riverside location, combined with this exclusive venues life-size, bronze sculptures; cathedral-style, stained-glass ceiling; beautiful, marble features, and masterly reliefs of traditional Vietnam do much to inspire a sense of awe, wonder, and enlivened atmosphere.

The location is in center of CBD HCM, almost can walk anywhere for entertainment from this hotel as well.

The hotel is perfectly located in the heart of Saigon.

Location and service quality is very excellent!

Location is excellent, right by Bach Dang river, super close to waterway station, malls and must-visit places of HCMC.

During this breakfast setup service was poor with both refreshments and food orders forgotten, staff had to be prompted for service by waving of employ glasses in the air.

but some have a poor understanding of English which was apparent when you ask a question that's not a standard reply.

but the basic ingredients were of a poor quality, I did not eat at the hotel at any other time.

but it was extremely poor in quality and taste.

but take a taxi at night as the lighting is very poor on the path once on the streets.

I usually do not like a hotel if it has poor design,

The hotel is right in the CBD, easy to get access to many tourist attractions and restaurants.

I  had a dinner  tonight with a friend and we ordered a lot, fish and chips, seafood, meat,pizza and some more.

From check-in (served by Candy and Johnny) through concierge, room service, pool and gym attendants to checkout and organisation of a taxi, the staff here are obviously well trained and there seems to be a great culture within the organisation.

It is a short walk or cab ride to great restaurants and tourist spots.

Had breakfast, high-tea and also evening food and refreshments in the lounge and found the food a high standard with a good selection.

Everyone from desk staff to restaurant staff to housekeeping always had a smile and always said hello.

They crammed the breakfast buffet into what I assume was a Japanese restaurant at one point.

It’s also a short walk to restaurants, shops and the centre of the city.

but some areas are under renovate (pool, restaurants), influencing the experience.

The Japanese restaurant Yoshino is must add to your itinerary.

But if you want to stay in they have great food onsite so you never have to leave if you don’t want .

breakfast in dining including noodle was excellent and all staffs are kind and brilliant, specially Johnny/Saya/Luna on front were so impressive to me.

It’s so amazing with friendly staffs, beautiful places, delicious food, clean room, good service and big thanks to Tanya in reception desk, my trip was perfect cause she is the one show me what i should try to eat, where i should go in your city at night.

We had a wonderful weekend, enjoying great food like  the Seafood buffet and the happy hour meal.

Easy approach anywhere for shopping, restaurants, sightseeing and meet someone.

The room was clean and well appointed, and the hotel has a grand lobby where you can relax or get a drink.

I enjoyed an executive room which was clean, comfortable and perfectly serviced.

The rooms were spotless, had a huge bed which was very comfortable.

found that the room was very clean and comfortable good central location (district 1) of the hotel made it within walking distance of two major shopping centers and a key shopping street.

But despite being a new kid on the block, it holds it own - from impeccable room quality (humongous bed, free wifi, daily room service), a fully equipped gym (full range of weights as well as the bog standard cardio machines) and a family friendly pool area and pool bar as well as a fantastic seafood buffet.

Furniture is old and not functional, carpets which are all over room coridor and in the rooms has smell and need to benreplaced and bathroom needs to be renovated because it is old.

Unimpressed with my small challenge, the lady forced me to change my room NOW (from a heavy stinky smoking room to a non smoking one) as it couldn't wait 30 mins.

Some days there was a musty smell in the room,

We also got put in a smokers room, half way through they tried to stop the free breakfast.

Upon arrival we were given a smoking room when we had specifically requested a non-smoking room.

but big enough - smelled a tiny bit like a former smoker room and could have needed some new bathroom fittings (just considering that you pay more than 200 USD/night and 110000VND for a small cup of coffee..).

We finally agreed to a smoking room that they would treat,

but we never get asked if we want a non smoking room it is simply assumed.

The hallway reeked of cigarette smoke (but no smell at all in our room, thankfully).

but extremely uncomfortable beds and rooms that reek of years of smoking.

Free fruit was available daily on our floor just outside the elevators, mainly consisting of apples
The only minor criticism was despite booking a non smoking room ( which we received ) that other guests on the same floor we obviously smokers and the airconditioning in our room sucked in some of that smoke.

The corridor to the room smells a bit musty/dusty,

However, they ackowledged our request for a high floor and non smoking room.

The manager, MIA, checked us with and was extremely welcoming.

The staffs were friendly, polite, and attentive.

Nothing is too much trouble, everyone has a smile, and from what i could tell, good working English skills.

Especially, Johnny, Mia, and Saya are the best staff I have ever met.

Well serviced for my boss' business trip in Aug with their highly hospitality at receptionist team especially Ms Candy, Ms Mia and Mr Tony.

Wonderful staff and the hotel will be outstanding once the renovations are completed.

Service was extremely quick and efficient.

Special thanks to the helpful and accommodating front desk team: Tanya, Bella and Huy - I felt very well taken care of and that made all the differences.

The staff were very friendly and accommodating - I want to thank them for their wonderful hospitality!

The place was clean, economical and safe.

The lodging is in the middle of the backpackers/travelers district, so not far from sights like the Central Market and the old presidential palace, and two blocks from the big party street.

Very well located in an alley just off the Main Street and a couple of minutes away from the backpackers street in District 1.

The location is fantastic, one minute walk to the backpacker street and loads of restaurants.

Very cheap room, good bed and clean, modern bathroom.

The breakfast offered is pretty much what you expect from a budget hotel.

Easy and affordable spot, no elevator so had to walk up five floors with luggage.

If you need a cheap and clean room that's smack in the middle of Bui vien and Pham ngu loa streets, then this is your place.

For a budget traveler this place is a really good place to stay.

However, if you want a comfortable, clean and friendly hotel right on the edge of the insane backpacker section that is very affordable, this is a great option.

Nice and clean, everything was fine, and it was really cheap.

Although the rooms were quite small as well as the beds,  and the breakfast wasn’t the best, the staff were friendly, spoke very good English & were always happy to help anyway that they could.

No lift, so you need to climb stairs. I was given a room on the upper floor on arrival

The minor thing is that there is no lift, especially if your up on the higher floors.

Another issue, which many have pointed out, is the very steep flight of stairs you need to climb, especially if your room is on a high floor.

but stay at a higher floor for a quieter night.

but they did carry our bags up to the higher floors.

The only problem is if you get room on higher floor you will have to climb the stairs which gets painful after a tireful day.

I have given three stars for a couple of reasons - firstly, that there is no lift, which is a bit of a bind if you're on a high floor.

There is no lift in the building, so be prepared for some exercise if you get a high floor level 🤗
If you like eggs for breakfast then this place is for you, nice juice and coffee to.

Not recommended to stay on upper floors for seniors as it was about a 5 flight climb and the narrowness does not help the climb either.

We were on a high floor and found the hotel to be fairly peaceful-only negative is there is no lift, this was not a problem for us though.

Nice location, kept well cleaned, nice little breakfast,  It was really a great little place and I would have given it a level higher except the room I ordered was "with window" and the room I got had a 12" by 18" window that one had to get on a chair to look out.

If you pick a room on the higher levels the street noises during the night won't bother so much either.

I asked to be on a high floor, after reading some of the other reviews that mentioned the noise from the kitchen on the bottom floor.

I would recommend getting a floor on the higher levels, although there is not lift (so be prepared to carry your bags)

Since we were out of the hotel most of the time so we decided to choose a budget hotel that could provide us a clean room and comfortable bed to sleep on.

The bed was fairly comfortable, and the room was clean with a good sized bathroom and proper power shower!

The room was clean and comfortable (firm beds like most hotels in Vietnam); there is no lift/elevator; the breakfast was good and typical of similar hotels; aircon, fan, and fridge worked; and it is conveniently located in District 1 without being on one of the busy streets.

Note that there's no elevator, so it's a hike, say, if you have a 5th floor room.

Depending on your circumstances rooms are over 5 floors and no lift

The only problem is the stairs which are not very comfortable and it's quite difficult if you have a room on the 4th or 5th floor. .

No elevator - We had the room on 5th floor so it was ‚great’ experience (few times per day).

The hotel has 5 floors and no elevator so be prepared to climb some stairs if you have a 5th floor room.

The only downside I could think of was the lack of lifts, a noticeable 'flaw' especially since we were allocated a fourth floor room.

Only issue is there is no lift - so getting a lower floor room is essential if many large suitcases to carry.

One only real concern is that our room was on the 5th floor, and there were no elevator, and climbing those stairs everyday was a pain

We were given a room in the 3rd floor and there was no elevator.

We stayed 3 nights in a small windowless room on the 1st floor.

Room -- I asked for a room on the second floor because the building has no lift, and thankfully, they gave it to me.

There are no elevators so you'll need to bring up your backpack or luggage up a couple of flights depending on which floor your room is located.

It has no elevator and you can have a room at 5th floor so make sure you are fit enough to go by stairs or ask for a lower floor room.

Room was on 3 or 4 th floor which meant climbing heaps of narrow winding stairs.

Chan on the front desk is bundle of positive energy -big smiles, nothing was too much trouble, lots of great info and recommendations re tours and where to eat, what to see 

Ask for a lower floor room as there is no lift.

Room tip: ask for a lower floor room as there is no lift, and check the hot water and whether there is a separator between shower and toilet before accepting the room !

Our room was on the 3rd floor and the front desk manager helped carry our bags upstairs as there was no elevator.

We stayed in a triple room on the 5th floor which was quite a climb through a very steep flight of stairs.

The staff were brilliant and nothing was too much trouble.

Staff were funny, professional and totally helpful.

Our family booked 4 rooms in this hotel and stayed 5 days and 6 nights.

The staff are very helpful and helped me book my tour to the cu chi tunnels.

Then I found this hotel with great reviews then booked it w/o any second thoughts.

I had personally booked with them a tour to the CuChi tunnels.

We booked a triple room, the beds were comfy and there was really good aircon.

Free breakfast and coffee in rooms nice shower free books to read will phone taxi for you and speak decent English close to all the nightlife and feels safe.
