Fan on the wall useless in the summer.The outside door to my room could not lock.

The only downer was that their was no air-con in the Executive room as advertised.

however being a warm evening it was difficult to have a good night rest as the fan was load and not that effective.

but in summer would be very hot without air-con.

but they don't provide air con because of the effect on the environment (hotel is very environmentally conscious), instead there is a ceiling fan.

but is way too small relative to the bathroom - it is impossible to avoid flooding the bathroom floor with water when showering.

The shower was also an issue for me, the water was all over the floor after a shower.

And also ensure that there are gowns for the guests.

it would be nice if you have a shuttle for you guests because sometimes people travel by taxi to get to town then it is difficult to reach the quest house and even taking them to their training centres and collecting them back.

So, I discovered this place after staying in four other hotels / guest houses in both Middelburg and then Witbank.

They could include a bit more veriety on the meals especially for guests with alterantive dietary requirements or allergies.

It's not done to discuss politics from the past (before we where born) with guests.

Jeancy argued with almost all of my guests and made them feel uncomfortable.

The rooms are neat and the bathrooms too.

I had a good stay at Yalla Yalla, the rooms were clean and were cleaned everyday.

Clean rooms with a general relaxed atmosphere.

Rooms where just as clean as on the pictures and the hotel itself.

But if you're there the other three seasons, it's in a very nice area, the staff is very friendly, and the rooms are definitely clean.

While traveling from Badplaas to Johannesburg we have the pleasure of spending a night here.

It is a small setup, which makes it ideal for business travelers that would like a personal touch.

Sometimes you dont need a good marketing or Sales strategies for you business to grow substantially,  you need People who loves their Jobs and Loves People.

This hotel is average for business travelers staying one to two nights.

I will also recommend friends, families and other businesses to stay at Fortis.

I spend on average 50 nights a year in hotels all across South Africa on business, typically three or four star standard.

The place was nice and good for all sorts of business.

We went there with my colleagues for a business meeting and I must say, I was very impressed by the great service we received.

Since most of the time i come through business, that breakfast starts at 06h00 having been extended by 30 minutes it give one peace.

If you are more discerning and have a requirement for business activities and dare I say intimacy then this is the place to be for value, service and high standards in every aspect that I usually grade in my assessments.

Dinning room is the best .Security is excellent .It is situated next to the highway to Highveld mall one of the best in Witbank.5minutes to 8 minutes drive to Highveld mall .I recommend this hotel for family and business

Nice hotel situated in safe environment in Witbank (Emalahleni) especially if you are on business as it is in the CBD.

Bar poorly stocked and only limited drinks, also don't expect a cold beer as it needs to be gathered from storage first and not refrigerated.

not happy with the room I slept in, water was cold and the aircon in the room was just not working.

Aircon not working(it's freezing cold), receptionist rude and refuses to do anything about my complaints.

O by the way, first open the cold because you wont be able to reach the taps without burning.

Plenty of cold water - hot takes some 20min to run through (in a water shortage area!!).

This is the situation or moment I wish I can also give to my family and friends to visit the place and feel for themselves

Wonderful treatment and hospitality I don't mind coming back.The facilities were spot on and the view outside created a wonderful atmosphere to stay.I would also invite some family members to book a stay and enjoy the royal treatment.

From the check-in staff to the wine in my room to the room service to the staff at breakfast the next morning, I was treated as one of the family.

no control on political guests having a party in the lobby till 2am in the morning singing, drinking and disturbing everyone.

Also some guests are noisy and unruly, thus tarnishing the image of the hotel.

Hotel is centrally located in town which means noise levels are high, even over weekends.

The hotel does not have a bar fridge, no complimentary drinking bottled water in the room, aircon makes a lot of noise. .

Noisy in the evening as well due to the air conditioning outside the rooms, on the second floor at least.

There is a lot of noise from the guests in the hotel during our stay.

The second section is across the parking area which is only rooms and they claim to have less noise.

The room was very noise, I could hear the air conditioning system from the other rooms.

The room was clean and had everything I needed including a fridge that was supplied on request.

The room was very spacious and the linen on the bed of good quality.

I could not even engage her on my requests, I decided to cancel my Suprise plan and headed to my room with all my bags.

My stay at  Fortis Hotel was very good one with the quality of service they offered and the size of the room makes more comfortable, the food was well prepared and restaurant personnel was quite friendly and willing to go extra mile

The room was kept clean and refreshing everyday.

Other satisfying factors were the large  10m by 4.5m room, cleanliness of the facility and competitive price.

The rooms are beautiful and very comfortable.

You call them from the rooms and they ignore the number and they answer the external call.

This was disconcerting as I was fearing for my safely- could just anyone bang on the door and be let in?

1. both parking should may improved 
2. room 87 bed room door should be fixed or removed 
3.  same door replace a lock 
4. may be consider have toilet separate from bath 
5. information from your staff  is always different 
6. i only get discount after a complain regardless with be a pro card member  and give different information
7. discount is not includes  drinks please can you review  as in the information never say such only those discount number while is till exclude some of items 
8.any way it was not that bad as we did enjoy 
9.manu list was so short as you always eat  almost one thing .

but bathroom (no shower) had an odious aroma & glass sliding doors nearly the full width!!!

A friend and i went to a wedding in Witbank and the ANEW hotel Witbank was accommodating for our early check in request, staff was very friendly and helpful, room was very clean, keep up the good work!

Lovely rooms just the smell of the toilets not hygiene.

I was given a smoking room without requesting one.

The room had nasty carpet, holes in the wall, and evidence of mold in the bathroom, definitely NOT worth the R850 (approx $125) rate.

We booked a suite, the room was very spacious and the bathroom enormous with the added bonus of a spa bath.

We only stayed here because it was a convenient stopover on our travels and was offered at a very cheap price.

I will certainly stay here again should I travel to the area again.

I would advice business traveller to use witbank protea hotel.

outside network cables running wild on the roof..issues wont cost much to rectify

You can only improve on your tv channels, there is less news channels.

TV chanel only favor the aldult and exclude kids please add some channel for kids

The tv picture was poor, our room had no fridge and I was told the rooms with fridges were taken so I don't get why all rooms don't have fridges, the bathroom would flood when you shower and room service never came on one of the nights and all I wanted was ice.

So had to keep curtains closed and lights on in the room.

Aircon was leaking water on carpet and curtains.

There were watermarks on the walls and a broken window panel in the bathroom which made showering in the mornings rather unpleasant.

Stayed over at the establishment, and I was not disappointed .The  room was as neat as a pin  , room had a fridge and microwave as well as kettle to make coffee or tea , the room also had DSTV .

Rooms are clean, spacious and tastefully decorated with comfortable bed and lovely en-suite bathroom.

I had a great stay here, the rooms are very clean, neat and comfortable, enough blankets for the cold winter nights.

Rooms are exquisite, beautifully decorated, spacious with all the amenities one can ever hope for.

It was a good place to stay in, I really appreciate there kindness and professionalism to what's there clients, regardless of there colour.

The location, atmosphere, view and attention to menu was just what made the stay pleasant.

The atmosphere around was so nice and quiet.

We had a disturbing experience at the Highveld Mall where we were approached by a 'car guard' in an orange reflective vest and wearing sunglasses.

The rooms were tastefully decorated to the theme of the big 5.

Ambience inside the guesthouse, marvelous.

although it made no difference as the power kept shorting the entire night without me using any plugs.

He told us we had to pay for parking at the ABSA ATM for parking in the outside public parking area.

I would suggest that you avoid staying at this guest house at all costs.

It was extremely hot, there was no aircon, only a ceiling fan,which did not work.

The rooms are always clean and very comfortable and the entire layout of the guesthouse is beautiful.

The place is just awesome, the stuff members are friendly, what I enjoyed the most was the food🍽😆 the rooms are clean basically this is  the best place I highly recommend it and I will definitely come back.

After a long day travelling for business, you always hoping for a nice place to stay and Big 5 delivered on all aspects.

We immediately book at another establishment at 06h00 the next morning, after a sleepiness night, and an unpleasant, unhelpful experience from the absent owner, and "ran" away as fast as we could.

She deserves an employee of the year award and a raise :-)

Breakfast was a bit confusing, it was not explained that coffee is free

but the smoke free room, smelled like smoke, as  did the clean bedding,  The toilet and shower need a springclean urgently and do not use the internet to make a booking or payment for this hotel.

The rooms are so clean, lightning are perfect,  the reception is more welcoming,  Sun1 thank you

We went for a family gathering on Christmas day ,so that the last minute we decided to book .the hotel is great for money .Stuff are welcoming and the rooms are clean.

The rooms were clean, the water in the shower was hot, and the aircon was working.

It was my second time staying at this hotel and I must say the rooms are very clean and up to standard for the kind of establishment that Sun 1 is.

You only sleep there, just a pitty they havent got something like a rokm service where gou can order a light meal i.e toasted sandwich if your hunger late ar night.

but small and if a family of 4 sleep over it will be tight.

I live in Gauteng and use them if I visit friends in Witbank/Middelburg and dont want to travel back home at night.

The time spent at the hotel was great as the days are long with the work and travel and find that one can relax at the hotel.
