Rooms were not cleaned towels toilet roll not replaced 
The staff were not trained in hospitality were not attentive had to repeatedly ask for food/drinks order to be taken when it arrived it did not arrive together waiting after breakfast for the coffee to arrive.

The service was dreadful,  very slow, unable to even synchronise coffee with breakfast.

but this time , I've heard high appreciation for the cleanliness, quality of service , n not ever the least the quality of a simple coffee, n the great quality of breakfast served! !

Had to explicitly instruct replenish the tea bags and other stuff.

While sitting out for a tea, it started raining and a rat scurried by.

The hotel lacked a reception - the keys were generallt taken/given by the security guard :)

The rooms very spacious, the staff was friendly and always willing to help (special mention of Iranna, Pandhari and Sarvesh who took good care of us).

The staff were all so friendly, helpful and kind.

Rooms not cleaned once during our three night stay.

Had to ask for room cleaning multiple times.

It is better to let the staff know if you want your rooms cleaned when you are not in the rooms.

The (extremely ugly) filthy, sofas in the guest lounge, were removed to the garden for a sari sale in the lounge.

Since the rooms are woody, before check in please make sure the mustiness in the rooms are removed.

Used tea cups were lying around for more than a day even after instructing to clear the same right after usage.

Shabby in places, mould, neglected plants, some interesting furniture,

The ambience, the staff, the food, the greenery, the location, everything was awesome.

The claim” discreet background music make the cafe a uniquely charming place” is laughable.

Kudos to their service and customer centricity for offering a room temporarily freshen up since I had reached 3 hours before the checkin time.

Excellent staff, neat rooms and well laid out accessories.

Excellent staff that treats its guests like their own.

The best part about this hotel is their staff led by manager Mr. Iranna.

We missed telling the staff and they were waiting for us to return so that the rooms could be set right!

The manager also helped us arranging a taxi for the airport at a reasonable cost.

The staff was very kind, genuine and helpful.

The Staff are friendly and an auto stand is in front which helps in transport.Parking is for 2-wheeler and didnt see any dedicated for 4-wheeler.

The hotel staff were very courteous and friendly.

This hotel is surprisingly good,  the staff were friendly enough, hot water, aircon, tv.

The staff took a few days to become friendly.

so if someone visits the looo..the stench fills the room.

the first room we tried stank so we asked to move

but  when we reached our room it was very dirty.There were very bad smells.

Room was fairly empty, walls were marked and needed repainting, Mattress meagre (10cm thick) and flattened from age, bed sheets were coarse, smelled of rotting.

Spacious rooms with clean linen and bathroom and helpful staff.

Staff is very good and helpful, timely cleaning room and other services on time without any reminder or issues.

The receptionist is always there when you need some help.

The staff is non interfering , is a budget place.

good place for casino players as hotel is just a five minutes walk to various cruise reception.

I call up the reception for the same and the answer that I get from the staff is, we can clean the table only from 9 am to 6 pm.

Staffs will help you if you want anything.

Hotel staff was helpful and rooms were clean and neat.

The staff can arrange for conveyance as you like i.e.

Housekeeping staff was also very professional & cooperative.

but not to worry just behind the property there is restaurant called FLAG's INN which is open from morning 7 to night 11 which serves all kinds of delicious food.The hotel arranges north goa south goa tours on request and also arranges scooters and taxis for rent.last but not the least excellent rooms at excellent price.

It was a nice experience and the staff was efficient.

No Intercom, No drinking water, No TV connection, No lift and top of this arrogant staff.

Would have preferred the above for the price paid.

Property to stay is good, calm and quite, if you have no expectations because they have nothing to provide except the room, No provision of tea  (or kettle ), no working intercom, no internet facility.

There was no cafe or place to buy water, and no wifi in the hotel anywhere.

but late check out costs half dae charge bt v wer chargd half dae for early check in as wel..no hot water for takin bath..pathetic room service..unclean room..poor telivision signal..unfrndly staff..go at ur own risk.

room telephone faulty - have to hold the receivers wire tight for connection like the one on military base camp.

Main problem was the lack of internet facilities or a working wi-fi connections for mobiles (the one existing apparently works only with laptop. ).

I must say that the staff at the hotel/guesthouse were the best, very friendly and helpful.

My one complaint is lack of parking especially for cars.

Second issue is smell in the rooms located at the rear side of the hotel/home stay.

The staff are also really nice, especially Nelson!

The owner lives near by, and take a personal interest of your every needs, good shops are near by.
