We assumed because there was a fan in the room, there is no air conditioning.

The bad news: The really disappointing part of our stay is the fact the kitchen exhaust vent is located nearly right under room #104.

Lucked out with the temperature, as there is no AC.

One of the reasons is that no one should expect A/C anywhere else in Hallstatt.

We stayed in June the temperatures were high 36,37 or 38 degrees, there is no air conditioning.

The ONLY negative with this hotel is no AC.

The only downside for me is that the hotel does not have airconditioning in their rooms.

The second reason is that the rooms are quite stuffy and there was no aircon.

No air conditioning, so the hot July & August months are not ideal times to stay.

This hotel and its location is amazing, everything is very close by, loads of shops, bar and restaurants, plus a slow walk to the funicular to the observation point high up in the mountains.

Robes and slippers, a multi-charging station for tablets and phones, high end toiletries, coffee and tea station with small assortment of coffee & teas, and mini bar / fridge.

They have complimentary breakfast from the package I booked, which includes fruit section, yogurt, bread and pastries section, up to 4 juices, coffee bar which is my favorite, and hot dishes.

Just in that moment, she was coming to the bar and we haerd Mario calling her July, I think that's the nickname of Julia.

One evening we wanted to sit in the bar and enjoy a drink,

the bar area and outside patio on the lake are a must do for happy hour.

The room also had  a kettle with a good selection of tea and coffee, and a fridge and mini bar.

Hotel: oozes old school charm, nice restaurant, patio, bar and indoor smoking room.

Seehotel Gruener Baum offers a cozy bar which was perfect for relaxing with a cocktail in the evening and their Continental breakfast buffet was rich with fresh breads, cheeses, meat, yogurt and fruit.

With a full-service dining room, the Gruener Baum offers all meals (although I also recommend eating at some of the other bars, imbisses, and restaurants in town).

Restaurant and bar service staff, professional, approachable and friendly, nice people.

The hotel has a wonderful outdoor eating a bar area right on the Hallstaettersee, which we only used once because the weather was too cold.

Although the hotel itself was exceptional there was very little connection between 'us' guests the evening bar staff, they were uninterested in serving and knew very little about customer service.

The back of the hotel - has lake views - which can be enjoyed from the bar terrace which is basically on the short of the lake.

Bar area, restaurant, and patio area were very nice.

kitchen, bar and toilets were very clean and illuminated. Wow!!

They also give you various chocolate bars, nuts, teas, coffee, etc.

We walked over to Heritage House Hotel who did have employees manning the desk and the manager called the shuttle for us which saved our evening plans in Venice.

The waterfront restaurant is very nice and the staffs are good .

The hotel is very close to the pier and postcard view point, you won't walk far.

It also looks the goods when crossing the lake with the balconies and and waterfront restaurant in full view.

This is one of the best accommodation in Hallstatt due to the closeness to the ferry pier.

This hotel is quite close to pier cross the lake from Hallstatt train station.

The hotel is a 2 minute walk from the pier where the ferry from the train station drops off and picks up.

The hotel is located in the town centre and next to ferry pier.

Immediately on the shore of the Halllstsatter See, at a place called Hallstatt, sits a landmark in her own right, the Seehotel Grüner Baum.

Firstly hotel's location is perfect, a v short walk from the pier.

The breakfast buffet offerings were the most expansive and abundant we encountered on a trip that included stays in Venice, Salzburg, and Munich.

Only 2 minutes walk from the pier and located right in front of the Marktplatz.

Perfect location on the shore of one of the most beautiful town.

This very charming hotel is a short walk from the pier and located righ5 besie the lake and the market square.

The waterfront restaurant in the hotel is one of the best places to eat in town.

One gets the sense that the owners have taken immense pride in restoring this beautiful lake shore hotel.

The staff was friendly and check-in and check-out were a breeze.

but stopped by in the afternoon and made a reservation for dinner at 7 PM on the lakeside terrace, and this was handled promptly and in a friendly manner by the young hostess.

she was very friendly, giving us directions and all kind of informationsn about the town.

but we additionally found the restrooms adjacent to the dining area were filthy and unkempt.

There was really no trash dumping noise or smell this time.

Paint smell was strong in the room, no surprise given the extensive construction work throughout the floor.

Even from inside the room assigned to us, we could clearly smell paint and its solvents.

Moreover, we had asked for a vienna schnitzel from beef whereas the schnitzel smelt pork.

Only negative is that people can smoke there, yikes, bad for breathing conditions.

but there was nowhere to go that was no smoking, so we left.The only other thing that disappointed us was that when we checked out and wanted to pay by card, we were told that we had to pay in Australian Dollars!

Full of Chinese (smoking in the restaurant) and overpriced food with bad quality.

Our bathroom had a small hole in the wall that seemed to be the cause of constant humidity and an unpleasant smell.

but the balconies were not and unfortunately they all abut each other so the smoke wafts right into the room.

Add on top the fact that room 103 smells like the kitchen (I've now read others commented on this).

I've read some users' comments saying that a few restaurant staffs were not good , and there was one staff who is a little bluff , not nasty.

Also, the area just past the bar, where you would take your drinks, appears to allow smoking, so avoid if that bothers you.

The only small negatives was the balcony was never cleaned of cigarette

although we were lucky that at the time there were no smokers present!

Tips: Please ask the unprofessional front desk staff to change to the higher floor room if you don't want to have a food smell during your stay due to the location of the kitchen and 1st floor guest rooms.

The bathrooms are tiny and a have hit of mildew smell,

The smell is all over every common area of the hotel.

We avoided this area because of the smoke, if you are a smoker it will not be a problem.

Besides that the staff on reception were very helpful & knowledgable & we slept well while there.

All the staff were focusing on that and were not bothered about the diners.

but I would recommend making reservations in advance as the place filled up and some folks had to be turned away.

The main thing for us was that the service at the reception.

but this was bluntly declined by the staff.

They e-mailed me back to thank me for a gorgeous card and said I'd be warmly welcomed if I decide to visit Hallstatt again.

Reservations for the excellent hotel restaurant recommended,  to get the best tables on the water, and they kindly give preference to hotel guests.

The hotel staff made sure that our stay was perfect.

I love the service - they were really kind and nice to me.

We had lunch there, it was the perfect spot on the lake, the service was exceptional, with all the employees paying attention to every gesture and taking care of every need.

And Marlene at reception was so helpful to answer all my questions even before we booked the hotel that we felt very welcome here.

Staff is super helpful, rooms are very stylish and breakfast is great!

though they also have a tourism centre about 200m down the road that can offer you more in-depth details/plannings.

Maybe the Hotel management have reached that stage were they are taking guest for granted, because there is an endless stream of tourists, so they just price them out as far as they can?

It was amazing, the service was impeccable the food delicious and great value for such a touristy area.

The town of Hallstatt was consumed with about 90% tourists from China and Korea.

When all the day trippers had gone home about 6pm it was absolutely idyllic to be on the lake and see the sunset and wake up to an absolute calm silent lake in the morning before yet another onslaught of tourists the next day.

Due to the fantastic location of the restaurant directly located by the beautiful lake, we thought this would be for one-time only tourist visitors,

An Asian aspect to the breakfast for sure, and likely a nod to the many Chinese tourists

The BAD: nothing in this category for the hotel!

During the days it's very crowded and the town is full of tourists, so is the hotel restaurants..Book a restaurant in advance for lunch or dinner cause you pay a visit if you stay here.

Perfect hours to walk around Hallstatt are early morning or late afternoon because of less tourists.

perhaps they assume tourists will eat anything and be happy for it?

Room is good size with beautiful balcony that is overlooking the whole like you see in all the tourist pictures for Hallstatt.

As an interesting aside, China has built a recreation of Hallstatt, so this location is extremely popular with Chinese tourists who wish to see the real thing.

Beautiful quaint town overrun with tourists and the wait staff seem tired, literally.

The big tourist groups left at about 4-5pm and Hallstatt was super beautiful when it was quiet.

My husband and I stopped here for one night to celebrate his birthday and didn’t realize it would be us with hundreds of Asian tourists!!

Many of the stores are really set up to accommodate the tourists.

We were fortunate to get a room in the main building with a balcony overlooking the lake.

The hotel gave us an upgrade and the room was superb with excellent views of the lake and snow clad mountains from the balcony.

We stayed in a superior room with a nice balcony/terrace overlooking where the ferry departs.

There is a balcony which has great view of the mountains and lake.

Starting with the hotel, the reception staff was very friendly, our room was great with a balcony overlooking the water.

From our room (junior suite) we had an incredible view from the balcony across the lake and room was very spacious, modernly decorated- words cannot describe it.

Oh well, the view from the balcony was really wonderful though.

Since this room has incredible lake view and a balcony, I put my camera and tripod to film some fine 4k videos and it worked well.

The Hotel is charm and the view from the balcony is unbreathless.

There were three buildings interconnected at the waterfront with beautiful balcony views of the world famous Hallstattsee.

They have 3 different buildings and after a lot of research we chose the Kainz which is the main one with the restaurant and a lovely spa on the top floor.

My room (1206) was on the 4th floor of the main building and overlooked the lake, though it didn’t have a balcony

Getting a room was in the main building, instead of their other location (they have a total of 3) was a plus.

While the room isn’t on a high floor as requested, on the 1st floor above the ground of the main building, it faces the lake with a ferry stop kind of in front.

This is considered the main building where the restaurant is and is right next to the ferry.

but also located (at least at the main building) right next to the boat by which most people arrive in the town.

They firstly assigned us to the Annex building as it is booked online with discount (their explanation).

It’s a 500 year old building, all modern inside, just lovely.

There were 3 buildings of the hotel and make sure which one you would be given!

Our room was in the main building and has a balcony facing church, jetty, picturesque lake view with mountains as a backdrop.

Beforehand we had sent an email requesting for a room in the main building and the hotel had confirmed with us promptly.

A van was required since that building was a considerable distance from the main hotel.

Everyone at the hotel are very friendly and helped make our stay wonderful.

The staff were very friendly and helpful.

Interestingly, the same staff members would be a slightly more friendly during dinner time (tips?).

The only somewhat disappointing part (considering the price) was the food (we booked half board) and the choice of the breakfast, hence only four points.

While it gets crowded with guest from the hotel at times the prices keep many away so that you can enjoy a meal without someone snapping a photo next to you

even though I had paid extra for one with a view, the resulting great difficulty I had to undergo to get to the correct room.

Getting there by car requires some research

Very disappointed with this expensive, rather ordinary hotel after being given a ground-floor, end-of-the-corridor,  room and being told, 'first come first served'.

Ok, Menue is rather small , portions and quality are reasonable 
View on the lake is good if not disturbed by people with their selfie sticks , price level like a expected in those kind of tourist attractions

but for 15€ it is definitely not worth the price as I found the food choices very limited.

however I was a bit disappointed we did not have a balcony like some of the other rooms (maybe you need to pay a bit more for these?).

The staff was beyond kind and professional.

Everything in the breakfast is delicious, and the staff are diligent in refilling it.

We also had dinner one night at the Im Kind Restaurant in the hotel with a wonderful table on the patio.

Check in was easy and the staff was accommodating and kind.

but the staff actually made us feel uncomfortable.

This hotel is overpriced, and while waiting to be checked in by one attendant, there were at least three guests complaining about their stay.

Extremely disappointed in such conduct by unprofessional wait staff in an establishment that caters to customers. Unacceptable!

We arrived at 2.30pm, which is 30 minutes before official check in time and the receptionist didn’t even check if the room was ready, just tell us to wait until 3pm.

but we had to wait for ages for the table to be cleared and  we’re not asked at any stage of the meal was ok not  were we offered any dessert.

We could have waited downstairs at the reception if they let us know earlier that our room was not ready.

As he was not responding back at all and only was interested in waiting us to completely re-pack everything and pick up the payment slip and about to step out of the door - then he said:

‘How about another one?’

Guess his dream job was to be a policeman capturing thieves or watching people committing crime instead of working in a hospitality business!

I calmly waited for another 15 minutes and nothing was getting better!

First our driver dropped us off at the assigned parking lot and wait for the free red VW shuttle.

This meant we had to wait another half an hour ourside our new room before the same bellhop came again to deliver the correct card.
